    Realtors: Where are the floorplans!?

    Realtors: Where are the floorplans!?

    Where are the floorplans!?

    Posted: 04 Mar 2020 10:01 AM PST

I'm curious about real estate listings and why (at least in my area) there seem to be a lack of floor plans included with the pictures. As a consumer it's something that would be quite helpful when looking through these different houses. (We're talking single family homes)

Excuse my ignorance, but as I understand it the agent in charge of the listing is usually responsible for the content posted. In that case it's going to be an out of pocket expense to get professional pics done or things of that nature? (i.e a floorplan)

Are there other reasons? Things I might not be considering?

As a realtor would you pay someone a reasonable fee to produce something like that for your listings?

    Thanks for your time!

Is using two realtors to sell and buy a house a good idea?

    Posted: 04 Mar 2020 11:59 AM PST

My husband and I want to sell our first home and purchase a new one at the same time. We have a realtor we were planning on using, but then my parents recommended we use their family friend. Family friend lives in a different state. From what I was told she would search for a realtor in our state and area and then work with them to sell our house, but she would be the one handling everything. She would also get 25 percent of the sale, but my parents said that wouldn't effect us? We've never sold a house before so I have no idea if this is a good or bad idea. My parents said family friend would be able to look out for us and make sure we don't get wrapped up into a bad situation. Is this a common thing?

Looking for a new CMA service. What are y’all using and like.

I currently use cloud CMA. I like the looks of DASHCMA but they offer nothing for my location.

What types of marketing do you think are most effective?

    Posted: 04 Mar 2020 10:53 AM PST

Some of my favorites have been using video to showcase lifestyle in a property. There's an especially funny one I saw on YouTube about a t-rex couple buying a home. And this one looks like a straight-up movie trailer: https://www.facebook.com/robroyalty/videos/10163167646275002/UzpfSTEwODYyMTAyNTc6MTAyMTY1NTMzNzU0ODE5NzU/

Pre-Listing Packet and Listing Presentation Strategies?

    Posted: 03 Mar 2020 08:12 PM PST

Regarding a Pre-Listing packet & a listing presentation, do you do both? One or the other? And what do they consist of.

I'm thinking of doing a Pre-Listing packet and a listing presentation however I'm also thinking of doing a Pre-Listing packet and come listing presentation time, just bringing comps, marketing examples and market statistics and talk it out and mainly listen rather then going through pages/slides.

Thoughts? Trying to decide and it's tough as if there's competition I don't want to seem undergunned but I'm not entirely sure and would like second opinions

    Working In Two Cities?

    Posted: 04 Mar 2020 07:22 AM PST

    Hi all happy hump day!

I'm a 23 y/o agent in currently living in Tucson, AZ. Moving to Phoenix by the end of the year to pursue my RE career. Prior to moving, I will have a decent base of leads and previous clients in Tucson. Was thinking on the idea of operating in both cities. The drive is no more than 2 hours.

Have any of you worked in two cities simultaneously? What are the pro and cons of doing this?

    Thanks!

Has anyone used mobile billboard services?

    Posted: 04 Mar 2020 06:59 AM PST

I'm considering using a mobile billboard service. This is basically in lieu of bandit signs. My county has super cracked down on signs and if they aren't removed before the Monday morning deadline they fine $150/sign.

My problem is that I can't find anyone reliable willing to put up and take down the signs during the times needed. I pay a really good rate, find it baffling that no one wants to do this super easy job, but whatever, I need a Plan B.

Any experience out there? Was it effective? Do the number of days matter? Any data on how many calls/inquiries received?

    Any insights appreciated!

Question for realtors about selling and buying

    Posted: 03 Mar 2020 10:44 PM PST

My wife and I would like to sell our house and move to a different city, I want to put all my equity in as a down payment on the next home, but my question is what's the best way to go about this? Should I sell my house, get a apartment and go house hunting, or should I put in a contingency offer? Also I know I could call a local realtor and ask but I'm not 100% ready and have some things to do to my house and don't want to waste their time. Thank you in advance for any advice!

    Reverse Prospecting Success?

    Posted: 03 Mar 2020 08:57 PM PST

Do any markets/agents have success reverse prospecting on their MLS? On my MLS (CRMLS-Los Angeles), I can only see when an agent has a buyer if the agent emails my listing to his/her client.

    Job as a Realtor

    Posted: 03 Mar 2020 07:59 PM PST

So I'm in my second year of college and have absolutely no idea what I want to do, but as I keep thinking of a job it's either Military, Law Enforcement or in real estate. I was just wondering if anybody could tell me some pros and cons of going into real estate, a typical day you guys have and just some little more info of the whole job. Like what would I go to school for in order to pursue a realtor job or if you need to go to college at all for it. Thank you guys in advance and thanks for your time!!
