    Hi guys. I have a big problem regarding a client I don't know how to proceed. I hope you can help me

    This rental was under lease as of Friday, April 17 and my commission check was given to me on Wednesday and I deposited it into my personal bank account that day. We had the walk-through scheduled for Friday, however, at the walk thru we had an issue. The landlord did not clean and paint the property the way it was supposed to have been done as per our previous agreement that was written in the contract. The landlord and tenant went back and forth and at the end the landlord said they didn't want to rent to my client and we had to leave.

    Now, my commission money was already deposited into my bank account and the other realtor's commission check, which I still have with me (lucky!). I am not sure of how to get this done correctly and I need to fix this today. My broker does not work on Sundays so I'm kinda lonely here.

    Btw this is in Miami.

    Closing Cost Credit - Can you explain?

    Hi. Can someone explain closing cost credit to me and in simple terms? :) I understand you can ask for the seller to cover some of the closing costs which helps the buyer not have to use their own cash at closing. BUT that money is just rolled back into your mortgage? Am I understanding this right? Is the true benefit that the buyer just doesn't have to have so much cash at closing? But in the long term you are paying interest on that money via your mortgage? (Ps I am the buyer). Is it better to ask below asking price and pay my own closing costs? Or offer near asking price but ask for closing credit? Thanks in advance

    What am I missing? VA MSS

    Hi all,

    I am about to close my first VA deal, may just be a brain fart but the master settlement statement shows 3 months of home and flood (required zone) insurance to the VA lender. Then shows the home and flood premium for 12 months paid to the insurance companies.

    I usually see 1 month for insurance instead of 3, am I missing something? Thanks

    Any Realtors from Michigan? Have a few questions.

    I've been looking into getting my realtors license for years and finally have the time now. My question is, which online class have some of you gone with? I am going to get my hours of class done now while I'm home from work. There are so many different companies to choose from and I have no idea if all of them count towards a license in Michigan. Any help would be greatly appreciated. Thank you.

    Leads on rentals

    In Chicago and North Suburbs having barely any traction on rental leads above 1100 for pretty much all of the properties I manage or have listed. Do usual MLS, Section 8.com, Craigslist, outreach to organizations that help people find housing both threw insurance and vouchers what I am missing? Any help is truly appreciated in advance!
