    Hi I am thinking about getting my Texas realtor license but before I sign up for the 180 hour course I want to check how I prove my Texas residence? I don't yet have my Texas drivers license. I just want to check in case I am able to take the test before corona ends because I can't get my Texas drivers license now due to corona. I have voted here before though.

    Canada realtor student looking for advice

    I am studying to be a realtor and I wonder if you have any advice for me?

    Something that you wish you have learned while studying or any advice taking advantage of my professors and colleagues.

    Do Not Call List (Florida)

    Hello. I just have a couple of questions in regards to Do Not Call lists.

    I live in Florida. I was wondering if it's necessary to purchase the state list? When people register their number, do they automatically get registered with the National list? I know that with the state people have to re-register every 5 years, but with the National list it's forever.

    It's kinda pricey ($30 per area code for the quarter). Does anyone know of an alternative option to look up numbers? Is anyone interested in sharing a list, if it's possible?

    What is the best way to market to your inner circle?

    I have a RE coach and we discussed how I was doing great capturing cold leads (open houses, Zillow leads, door knocking, etc...) but I only closed 1 deal with family and friends (hot leads) this year.

    We discussed that I needed to be converting more "hot" leads (family /friends circle). Granted I'm young and most of my friends aren't buying yet, how can I stay top of mind to them?

    What are some marketing strategies you use to keep "Real Estate = You" in their heads? I already do handwritten cards, but I'm looking for more ideas to really stand out. Thanks!

    VR Home Tours

    Hello All,

    I'm not sure if this is the right place but here it goes. A couple of months ago, before the apocalypse took place. We were in the market looking to buy a home, I own a small business which means I work around the clock, my fiancé is in the medical field so her schedule is hectic. Long story short, we had little free time to search and look at homes. Looking online pictures wasn't any better, photos really cant convey how the layout of the house really is. That's when I stumble across some listings that had some VR tours, they were mostly video tours but that gave me an idea. I can offer this service to real estate agents. After a couple of days of searching for the right equipment and the right software, I known what is needed to provide this service to agents. My question is this, would this be a service that you would want? It's seems like a no brainer since people are under quarantine and a virtual tour is the next best thing. Heck if they have VR headset they can pretty much teleport there in a blink of an eye. What do you all think?

    Question on who needs to sign listing agreement

    Hi, just proposing a theoretical question. What would happen if someone who did not have complete and full title of the house went through the marketing process and signed a listing agreement with you? And then it turned out when you found a buyer and it came time to sell, someone else related to the property came in and said I don't agree to those terms?

    I don't have a specific scenario in mind, but I feel like I might run into it one day and I want to make sure I do everything by the book.

    As an example let's say two brothers owned the home. One agreed to sign and list, then when it came time to close the other brother said we don't want to sell. Am I then somehow responsible if this were to occur? I usually just go off the tax record as a starting point but I feel like sometimes I don't the entire scenario of how ownership rights are held, tenants in common, life tenants, life estate etc.

    Because my concern would be that if a buyer paid for an inspection and title insurance, that they would be pretty livid when it came time to close, and I could imagine the buyer agent would come after me like why did you sign a contract with someone who wasn't the real recorded owner of the house.
