    Where do you keep emergency funds? Cash or bonds?

    How do you guys/gals store any emergency funds/reserves for each property? Do you just put it in High Yield Savings account or do you keep it in low-volatile treasuries/bonds?

    Also, will I have trouble getting financing if I keep my reserves in low-volatility treasuries/bonds? Because I heard that typically lenders want to see reserves (preferably cash) before they finance.

    Hey everyone, I'm new to this subreddit and have read through the posts and I think a lot of you all have knowledge that could really help me.

    I am 22 years old and just graduated with no debt to pay off, I have about $15,000 that I'm looking to put towards buying a rental property. I have a lot of questions and have done a lot of research but some of my main questions are:

    What do you think about me buying a really cheap house and doing minor renovations to get it section 8 approved and then rent to section 8?

    What are some of the less known hassles that you have experienced?

    How to get a Mortgage w/ Poor Tax returns and which Cities in The US offer MOST value right Now?

    Hi!

    I'm self employed, have about 70k cash, but my tax returns are pretty terrible it terms of AGI given deductions and previously working out of country while getting foreign income exclusions. What is the best thing I can do in order to get a mortgage? I can live anywhere in the US now, but I would like to choose a place that has some investment opportunity. I lived in Washington where I can relatively easily land a job to land a mortgage, but I hear there there's simply no more cash flow positive housing there anymore.

    Are there still decent places/cities that have enough cash flow positive opportunity. Any suggestions on landing a mortgage self-employed (good credit 800+), but low AGI tax returns? If I get a co-signer or a co-investor would that work, despite poor tax returns? Any other suggestions?? Thanks so much! 🙏🙏

    Refinance for investment property, WA State

    Hey all. I have an investment property in WA State which has an 7/1 ARM coming to adjustment soon. Rate is 2.5%. Value of property is $750k, $275k left on mortgage. The wrinkle is, I got the original loan when it a primary residence. I'd like to refi, possibly into a 15 yr fixed, but since it's an investment property, broker is telling me rates won't work. Any thoughts or advice? Thanks

    Question for mobile home park owners. What are your yearly or monthly Mobile home park expenses and what state or region are you invested in?

    I'm a young investor trying to research mobile home park operating expenses and the correlation to location. I'm looking in the middle Tennessee area but I'm curios what expenses others have to pay around the US. As much detail (in terms of itemization and location) as you are comfortable with sharing would be great. If I get enough data to chart I will be happy to share my results later.

    Total expenses is fine, but if you could break out Utilities, taxes, maintenance, etc. that would be much appreciated too.

    I'm a EU citizen, so it's easier for me. Given the coronavirus, I think we can all expect an important price drop 6-12 months from now.

    Has anyone considered buying in these countries?

    I saw some pretty cheap coastal properties in Montenegro.

    Best route to get to building an apartment complex?

    Long story short I'm graduating college next year and have big dreams for real estate investing. Obviously I still plan on getting a job (in finance) but I want to start investing in real estate ASAP to build up a passive income portfolio.

    My end goal is to build apartment buildings, what are the best resources to learn how to build apartment complexes?

    I'm specifically curious as to how the financing of such a large project works, and want to know where I can learn more about the financing aspect of constructing and apartment. Is starting a company the best route? Any advice would be helpful!

    Can you suggest a good calculator per my posted needs?

    I've been looking around a bit, but haven't been able to find exactly what I need in a Rental Property calculator. I want something that does all the basic calculations, and I want to be able to save/edit properties. I'd like it to be free, but I'll settle for cheap, maybe like a downloadable excel file. The only one I found that allowed me to save properties wanted $30+/month!

    I have a seller saying they'd like to close the sale to me as the buyer, and one of the terms is that it be a "seller-like kind exchange" -- I believe this person just cut and pasted what their attorney said, but I'm just curious as a buyer if I care about that at all? State is Florida

    Manufactured home rent vs regular (VHCOL area)

    Hey all,

    Long time lurker, first time posting. I was hoping to get some opinions on buying a manufactured home in a VHCOL area (super expensive and touristy mountain town in CO.. think Vail-type areas)

    Long term leases are in super high demand in these areas due to the amount of Airbnbs and vacation homes and I was curious how much less I should project being able to rent out a space for. The lot rent is already $950, and the homes are going for over 100k. Theoretically I would be able to rent out the home for 2-3k. The plan would be to purchase this house with 10-20% down, and build equity until i have around 60-80k in the house, when I can then sell the house and purchase something in the 300-600k range (depending on my income at that time).

    I have a feeling that a lot of you will be strongly opposed to the purchase of these overpriced trailers, but I am local, and trying to rack my brain to think of a way to get into the real estate game and start building equity as soon as possible. Would love yalls thoughts.

    [NJ] Renting vs Buying for next 3 years

    Situation

    • Starting a job in NYC in a few months.
    • Currently live and work in Southern Monmouth County, NJ (90-120 minute commute to NYC @ $750/month).
    • Currently renting a nice 2BR condo @ $1900/month (self, spouse, toddler).
    • Have $250,000 in liquid assets.
    • Planning to hold NYC job for at least next 3 years, hence evaluating housing/commute situation.
    • Will be moving to a different part of the country after 3 years, so have to liquidate all investments at that time.

    Options

    • Continue to rent in Southern Monmouth. Spend time/money for commute.
    • Rent (cant exceed $2000 for 2BR) closer to NYC. Save time, some money for commute.
    • Buy a townhouse in North/Central Jersey @ $250,000 - $350,000, with plan to sell in 3 years. Possibly save money if property tax + HOA + maintenance + realtor fees < rent for 3 years.

    Is buying a house a good idea?

    My market is still appreciating at 3.5%

    Bozeman, MT is showing a 3.5% growth in April alone.

    I've always told others my market is strong, but people are too busy investing in over priced real estate in big cities.

    I also calculated the inflated price of my town to still be 12% lower than it can bear.

    So to me this signifies an exodus from large cities as Millennials see that, with a decent internet connection, they can still work from home and have world class amenities right outside their door.

    Real Estate License in College?

    Hey everyone, I know there's a lot of posts here similar to this one, but I wanted to get some opinions on my situation. I am 2nd year student of biomedical engineering at a top 10 university, cadet in the ROTC program, and I am going to start research under a professor this fall. In terms of academics, I did pretty well my first year, but not as great as I would have preferred.

    This summer, I want to take a real estate course and get a license, but I don't know if these would actually be useful investments for me. I have found a great broker who is willing to let me sort of shadow him throughout his daily work during the semester. However, I get the impression from reading a lot of these posts that real estate is an all or nothing game; you either spend your whole day focusing on leads and such or you're wasting your time. Obviously, academics would have to be my top priority, and I am already including a new time commitment of research. In addition, I'm not too educated on the recurring costs of maintaining a license. I know that there are many monthly costs to maintain a license, and I feel like these costs might be greater than the value I would get from having a real estate license.

    At the same time, I am extremely eager to learn more about finance, real estate investing, and interacting with clients, and I think that real estate is the perfect medium through which I can do all of this. Once I am able to commission into the military, I will have access to the VA loan, which is a great resource for real estate investing, and if I can learn everything about real estate before that opportunity arises, I feel like I will be able to take full advantage of it as early as possible. Also, I feel like this is the most ideal time for me to get a license because of coronavirus. In the future summers, I will have internships and training obligations which will not give me as much time that I may invest into attaining a real estate license.

    Am I biting off more than I can chew? Is a real estate license's value really worth the time and monetary cost? Thanks for all of your responses in advance. First reddit post btw.

    1 Rental duplex, 1 Family home, where to build equity?

    I have a mortgage on each property, what I can never figure out is where best to build equity. If I had excess cash to pay down the mortgage, or refinance both and pull cash to pay one down from the other, is there a best approach on this?

    Can I buy a rental property at 19?

    Ok so I want to know if my plan will work, I'm 18 have about 5k and will have about 25k saved up by next may when I intend to purchase the property. My issue is that I'm young, my income is 30k, and my credit is 600. So my plan is to purchase a rental property in a college town where I have 20+ friends I know who would easily rent for $750. The property is a condo and its about 85k, now my down payment would be around 15k and I ran the numbers I would cash flow around $200 bucks a month. The problem I don't have the history to purchase the property, but my brother is 27 his job makes him 100k plus and he has a decent credit along with being a veteran. My plan is to give my brother my cash to purchase the property then after two years he would transfer me the property in my name. I would pay him 1k for this, plus add the DP plus the closing cost, lastly add the repair cost I think this can be done for around 20k. I was hoping for advice and if this is a good idea, fyi I almost have my real estate license which should be a nice side guide.

    LLC and Write-offs

    Hello! I am a newer investor and recently purchased my first rental property with an LLC. I need to get a CPA but am waiting until their extended tax season is over to have time to interview one properly.

    My question is how I writeoff expenses. I have a bank account for my LLC and my personal bank account. If I need to purchase something for maintenance on the house and do so with my personal account, can I still write it off at the end of the year? I know it is best practice to pull it from the LLC account but if I do make a purchase with he wrong card, I just want to make sure I am still able to write it off.
