I assembled copies of each repair, made a laminated sheet of my plumber, electrician, HVAC, lawn guy etc as well as list of good take out and things. I figured shed want them and be able to get someone familiar should something need service in the future. I labeled all the paint cans with which room they go to, and the hardware for stuff like the ceiling fan if she wants it higher or lower, and labeled all the light bulbs for which fixture they go to. Says I'm being too nice and I don't have to leave any of it. Now my paranoia kicks in and I wonder if it is off putting? Should I not? Or is it okay to leave? I know I'm Crazy so I'd love.something like this. Edit: I also redid the kitchen, bathrooms, and floors 3 years ago so I included the name/# of the contractor as well as verified the work would be covered by the new owner if anything went wrong and let him know I sold. We have key fobs to get into our apartments. My key fob wasn't working today so I had to call management to get me into my apartment. They came after half an hour-which was a relief because I've seen the same thing happen to a few people on my floor and some waited all day to get their units unlocked. They said they're charging me $50 extra with my rent because it says in the lease that we're charged for anytime we get locked out. However, I had my keyfob on me and it wasn't my fault for getting locked out. They said that the key fobs are expiring and we got an email about it saying that we needed to go to the front desk to get our fobs changed. I didn't get an email and their reaponse to that was that I had opted out of August emails... but I didn't and I was getting emails from them this month, just not the one about expires fobs. I don't want to pay the $50 and I feel it's a scheme to exploit tenants who are primarily young students. What can I do about this? [link] [comments] |

It's a program through work - I get access even though I'm not high net worth because the partners are clients. Because my loan is a jumbo with 10% down and no PMI or impound, I didn't really have a choice of lender in this environment. Anyway, I don't actually have contact with the loan officer or underwriter handling my file. All communication goes through the client relationship person. I have been assured that there are no anticipated issues with meeting my closing date. My file was fully underwritten before I was under contract so all they need from me is a paystub/employment verification for closing. We've already negotiated and signed an addendum based on the outcome of our inspection period, received the appraisal, and removed the appraisal and inspection contingencies. But, escrow still hasn't received any fees from the lender. It's making me worried that the lender hasn't communicated with escrow at all. When I ask the client relationship person, they say they'll look into it and circle back. But I still haven't heard anything. I need to remove the loan contingency today. Just closed on a sale and the closing statement is wrong! (Commission Error) Posted: 31 Aug 2020 09:56 AM PDT I had a buy/sell arrangement with my agent where he agreed to cut the commission on the sale to 4%. The buy closed last month, the sale today. Last week I recevied the estimated settlement statement and the commission was at 5%. No problem, I informed my lawyer and my agent of the error, they corrected the "mistake", and I received the revised estimate. Today I get the final signed closing statement and it is still wrong! Found outside electrical panel open for the 2nd time. Posted: 30 Aug 2020 04:34 PM PDT So we are currently renovating a house, and no one is living there at the moment. I have cameras around the outside and ADT security, but my one side gate I don't always lock (Mostly for pool guy, lawn guys, etc) For the second time in the last couple weeks I have come to the house and seen the electrical panel on the outside as well as the panel that holds the pool timer open. The first time I didn't think anything of it, but when it happened a second time I thought it was strange. So yesterday I put locks on both of the panel's, added one more security camera to that corner of the house, and locked the other gate. But for the life of me I can't imagine what someone could even accomplish with getting into those panels other than messing around. The yard is fenced, but on one side it's only about a 4-foot chain link so if someone really wanted to get in they could. Any thoughts? [link] [comments] |

Posted: 31 Aug 2020 10:21 AM PDT Hi all, Been looking for a house in Central NJ, and as expected, it's been awfully difficult. I make around $110k and have about $100k available as a down payment. I've seen about 10 houses so far in the $300k-$350k price range and all of them have had issues requiring anything from significant additional investments to complete demo and rebuild. I can handle a good deal of DIY but many of them were too far gone to justify that plus another $30-40k of bidding over list. Today, however, I've come across a new gem of douchebaggery: "viewing contingent on cash offer" on a house in an iffy area of South Plainfield. I spoke to the listing agent, who told me that most of the interest she's been getting on her company's listings are from real estate investment firms, and they pay cash sight unseen. I do not want to purchase in a deed restricted development area. I have never bought anything in real estate and am quite nervous about it. Partial Payments and Suspense Accounts Posted: 31 Aug 2020 09:44 AM PDT I'm in the middle of a refi, and saw the statement in the disclosure that the bank may put any partial payments into a suspense account. Assuming that the mortgage will be sold to another party right after the refi closes, how can the borrower ensure that they can make bi-weekly payments that always apply to principal appropriately in order to reduce the term of the loan? If I read the disclosure correctly, then I believe they could just throw the extra payment in a suspense account and it negates the benefit of the earlier timing (although not the benefit of the total extra payment per year). Our buyer apparently failed to fill out some paperwork and our closing date has been pushed back. The only answer we can get from anyone is that it will be sometime this week — this is incredibly frustrating because we haven't been able to take off work, schedule movers, etc. We've had to push back closing on our new home because of this (potentially making us homeless for a week) and we feel totally trapped, like we can't plan anything at all. It seems like it's all my risk - seller should've planned better to move out, then tent rather than cutting it to exactly the day of closing. I don't think we have any contractual leverage - we did agree to close within 30 days (the 10th). HOA proposing to limit rental options Posted: 30 Aug 2020 03:53 PM PDT I live in a town-home community and our HOA is proposing to cap the number of units that can be rental units (non-owner occupied) to 25% of units and mandate that the primary owners occupy the unit for three years before they can be rented out. We will be voting on the amendments later this year. My first inclination is to vote no on this proposal. I'm not thinking of renting out unit, but I can't think of any good reason to limit homeowners like this. Does anyone have strong options one way or the other? Math seems to say rent the thing out and invest the profit after taxes rather than invest the $40k or so I'll get after closing. I'm buying another home but I don't need the money from this home as a down-payment and even without income from the lease I'll qualify for a mortgage I'm happy with. What gives? Can I fire her? We signed another one year contract with her back in April that I'd need to read again, but it doesn't seem like she is doing anything to get my house sold. She even has the city and zip code wrong in the Zillow listing so nothing comes up when you search for it, and the description is wrong as well. I brought this to her attention months ago and it hasn't been fixed. What are my options? We haven't hired an agent yet but started to gather some info for a new build. We signed up on the company's website, did a tour, and got added to their "interest list". In additional research around hiring a buying agent, I found a company's website that said "if you decide you need a buyer's agent after you have "registered" with the builder, any agent fees come out of your pocket. My question: what exactly does "registered" mean and did we register with the amount of info gathering we've done with this builder? The agent referred us to a lender to get pre-approval but they aren't doing jumbo loans anymore. I tried to go online but all I found were essentially lead gen sites that wanted my info to sell. I'm frustrated. Can anyone recommend a route for getting pre-approval that you have personally used? If it matters this is a 1.2m house for which we're getting a 750k mortgage (the rest will come from cash and a margin loan). We could pay cash but want to take advantage of the low rates, mortgage interest deduction and the ability to leave more cash in the mkt. Also I'm in an usual situation because I have a good amount of assets ($4m) but I have a credit score of 720 and an income of $200k (plus a variable bonus). I don't use a ton of credit and I have never had a student loan or mortgage before. Is there any possibility for me to get a competitive rate like 2.8% or 2.9% without a 740 credit score?
