BHHS seems to have a big presence here and I would expect them to have really good resources for agents. Don't hear about them as much as KW and others for first time agents though. I've been getting a lot of recruitment calls lately from eXp agents/recruiters and started doing my research and I'm hearing a lot of really good perks about eXp. Example: Low commission cap, stock options, recruitment bonuses, etc. What I really want to know is, has anyone out there left eXp and why did you leave? The way I see it, I hear everyone talking about it like it's amazing but I can't help but think they are just seeing the grass is greener on the other side. I take my business very seriously and I am not one to jump brokerages on a whim. I'm not interested in why someone left KW for eXp; a simple google search has already yielded enough info on that. I'm interested in the hurdles people have encountered at eXp because it's those hurdles that I have the most concern about. Any recommendations on calendar focused CRMs? Ideally i want to be able to put in recurring events like clients bdays, transaction anniversaries and be able to use that as a touch point. I have tried a few and this simple function doesn't seem apparent and at this point im debating just using Outlook. I am looking for suggestions for your favorite people producing content that relate specifically to Realtors and how to do social media esp PPC marketing. Because we are a Facebook special ads category it seems as if all of the typical marketing rules go out the window. I'm interested in hearing what others are doing and who they are listening to. | Posted: 14 Aug 2020 03:01 AM PDT I'm curious, most of the time I just stick to advertising on ad-list websites which I'm starting to believe truly does absolutely nothing. My grandma is a realtor, and these days she tends to struggle on finding her clients some potential buyers. I want to help her, but I have no clue how. I see some realtors sell houses in 3-days, sometimes even less than a month, and instantly I just scratch my head trying to figure out how. They aren't lucky sales either because top realtors will constantly be selling at a fast rate with ease. Is there any tips-marketing advice, on how to attract buyers so a listing doesn't sit for x-amount of time? [link] [comments] |

I'm looking to get a reciprocal Broker's license and the SD real estate commission says "just study the state law". I did that, took the exam and failed. From what I've read, it's obviously important to network, make connections, get your name out there, etc. My husband has a successful hardwood floor refinishing business and is always around flippers, contractors, real estate agents, etc. Could this sphere, so to speak, be helpful to me? | Advice in buying Tahoe Right now. Posted: 13 Aug 2020 09:59 PM PDT Hi. Looking for some advice. I have put two offers in on places in South Lake and lost the bod to a cash under bid and over bid. I am new at buying a house. My price range is 400k to 500k but I am looking to buy the old fashion way with a mortgage and 20% down. I cant tell if my realtor is really is really working for me or not. The last offer I bid way over asking and wanted to do a time limited offer but my realtor advised against it. We waited two days and found out that we got out bid by a cash offer I can't help but feel like the realtor let the listing agent leverage our offer for a higher price. I know things are crazy in Tahoe Right now but I could use some advice on how to be strategic with offers and out manuver cash buyers. [link] [comments] |

| I got 2 clients who wants to make an offer Posted: 13 Aug 2020 09:25 PM PDT So i have 2 buyer clients and they both love same property. One of them is a really good friend as well. I don't know how to help both of them. My client can outbid my friend. And my friend is told me not to show this property to my client. But as a realtor I cannot do that. If i help my client, it might upset my friend and if i help my friend, I will be biased and that's not right for my client. We are in a bidding war and both of them asking me how much should they offer. I am not sure what to do here. Property is listed for 299k. Actual value is $375k. My friend is willing to pay that and if my client makes an offer more than that, then he is over paying. [link] [comments] |

I didn't really know how I felt about the splits and fees, but the training and post licensing education seemed useful. I've seen a lot of negative statements about them here though. Anyone with more experience with them than I (as someone who has interviewed and had a couple convos with their agents, but never being apart of them, or in a transaction with "them" on the other end) care to offer an opinion on KW? It is not my intention to start a hate thread, or to suggest an agent of this brokerage is less capable of one of another, I am asking for the opinions of fellow REALTORS on experiences with the company at any capacity, and how they believe this negative energy surrounding them came about. I was wondering how you guys handle contacting your sphere of influence? Is it just Facebook post to remind people you do it or email updates? I feel like emailing things to people I know without directly asking for their email seems weird and something I would ignore, if it were done to me.
