These are people who otherwise are very well off and it was originally part of their wealth plan to purchase this year... is this something you're seeing in the market? How do you make Sellers like your Buyer? Posted: 05 Aug 2020 10:22 AM PDT This question came up in a meeting today. I'm in Indiana and the market is crazy fast, houses selling in less than a day with multiple offers. I am trying to find a way to make my buyers more appealing to the sellers beyond the obvious (offer asking or above, don't include anything additional into sellers costs, solid financing, flexible close date). Basically, how do I make the sellers like my buyer? Here are some ideas I've come up with, and if you would like to include any of yours I would love to hear them! Some ideas:

Posted: 05 Aug 2020 08:45 AM PDT So I just got done with my second interview for my first inside sales real estate job, for premium high end homes (basically a lead generator position). Hes asked me some, questions that I didnt feel very comfortable answering as well as the homework he sent home with me. He asked me: -how much I had saved up in my bank account -If I had a place to stay, while I work this position Homework: He gave me 25 scripts, that I have to fill out by calling local people who are trying to sell there own home. Pose as someone else, from a random realtor company, asking them if its possible that if I could help them sell there home if they would want to meet up for 15 minutes to talk. My eyebrows instantly went up, because I dont have my realtors license yet, he knows that. So I asked him what do I do if they wanna meet up, he said to just cancel on them and make it sound like your too busy. He said hes doing this to test me how mycall skills are, which I did a lot of at my previous job. So I am flat out lying to people about being an agent. So what I am wondering is if this is normal or should I be looking elsewhere? Of course he has promised everything under the sunas far as potential. [link] [comments] |

What's a normal incentive for a renter to move out? Posted: 05 Aug 2020 07:20 AM PDT I live in a house with 4 roommates in Washington DC and our landlord recently informed us that they want to sell the house. They told us that they would like to put the house on the market ASAP, and they seem to need the money urgently, and so have asked us to consider what kind of "incentive structure" it would take to get us out sooner. The house's assessed value is $770k. It isn't rent stabilized. We believe we are in a good bargaining position; the owners want us out quickly, and they know that we know that they can't legally evict us anytime soon due to COVID-19. DC's eviction courts are closed until October, with extension of the closure likely as long as the virus isn't well-controlled, meaning likely at least a couple more months. Then once courts open they'll be dealing with the backlog of evictions going back to March. If it goes to eviction, it's easy to imagine it being 6 months or more before they could actually get us out. And according to DC law they would have to complete a sale to a buyer who intends to live in the house before they could even start eviction proceedings, so they wouldn't even be able to sell in an ideal circumstance unless we leave voluntarily. I am looking for advice on how much "incentive" we should ask for. We already plan to request 90 days (while we can be bargained down to 60 days) to move out. What is typical for this situation? What email clients are best for agents (Gmail, Outlook, Thunderbird, eM Client...)? Most of the agents use Google Drive and Calendar, so I'm leaning towards Gmail, but some of these agents get a lot of email in the Gmail accounts and I'm concerned important emails to these new POP email addresses might get lost in the shuffle. The business owner recently informed me of her intent to move out (she's decided to work from home). I have access to the space (it is the lower level of the office building that I operate out of. I have some questions regarding the listing of the space for lease. 1) Is it appropriate to take photos of the space while the current business still occupies the space for a listing ? 2) Is it appropriate to list the space with said photos (with business names/sensitive information blurred) before the tenant actually moves out (or should I wait to list it until after the business moves out). He asked his realtor to inquire because he wasn't hearing anything. First his realtor came back with "I guess she didn't submit it because she didn't think you were serious about it" then his realtor said that the selling realtor had said they countered $245,000 with a contract releasing them of all reliability. My boyfriend let them know he would go to 200,000. Didn't hear anything And my boyfriend gave up when he saw it go to pending. We are both fuming right now because it just sold for $170,000. So I'm thinking either the selling realtor or his realtor is doing some sneaky crap. He was the first bid on that house also. Why counter $245,000 just to sell it for $170,000? How do I get started now that Ive passed my exam? Posted: 04 Aug 2020 03:33 PM PDT I have everything ready, and I just need to find a brokerage. Im honestly pretty nervous about starting, and dont know if or how I can make this work. Im currently working full and dont feel comfortable quitting to start real estate. I preferably am looking for a way to dip my toes in the water before I fully pursue it. I honestly would prefer some handholding and flexibility. Im willing to take a large split if it means i have better access to leads and more flexibility. I was considering joining a team, but like I said i cant commit to working full time for them as I have a full time job already. I was considering redfin as they would not only be safer, but also very flexible. However it seems they arent hiring in my area for the time being. Do I have any options? Any advice? Can you rescind an accepted offer? Posted: 04 Aug 2020 12:22 PM PDT My clients are frustrated with rejected offers. They want to send offers to multiple houses and only move forward if any of them gets accepted. I write the offer promising earnest money within 2 days of acceptance. If more than one offer gets accepted, can they rescind the offer before depositing the earnest money? What are the risks and consequences? [link] [comments] |
