    I was a little concerned about the image/branding of it. But now I'm thinking of doubling down and putting some marketing magnets on it (I've never done anything like that). Just curious if anyone is in the same boat.

    For showings, owning rentals and a family it seems like the perfect car though.

    Annoying buyer or interested party?

    Seller rejected my offer as wants ask, 3 m on market in ATL ( decent market !!!) , I am first offer and only so far or so they say. This was 4 days ago. There was a open house yesterday and agent ( acting as duel) and I have not spoken since rejection. He seems like a quiet agent so I don't trust him to update me .. should I keep reaching out?

    What defines a "luxury" listing?

    My test is in two weeks and I'm starting to scope out what part of the county would be the best choice for me to establish myself in. I often read on here about how luxury listings are more involved, luxury buyers are more discerning, and luxury overall is more of a challenge for a new agent to excel in, if they can even get a foot in the door to start with.

    In my currently amateur eye, "luxury" means things like high end furnishings, additional rooms like a wine cellar or a private library, every bedroom is an en suite and the master has multiple vanities. But here's the thing, I live in a VHCOL area where homes I would think of as "starter homes" are selling for $750k to $1mm. I'm talking 3 bed, 2 bath, 1500 sqft with a detached garage, for $860k. Surely that's not "luxury" just because of the price? Is it foolish to aim myself to start there?

    What split do you receive or pay to your brokers?

    I'm one of the top 3-4 firms in my market, a 500,000 pop urban market. I'm a local firm and member of Leading RE and LPI. My agents work luxury, enterprise commercial, all the way down to the small stuff.

    I will share my splits later but I'm trying to get a consensus on what other brokers charge their agents or what agents earn, or just generally suggestions of what the splits should be.

    Also how granular does it get at your firms in terms of the splits concerning different kinds of deals (sell a firm listing, your own referrals, who pays for leads?, desk fees?).

    Fellow Realtors, has anyone ever slandered you? How do you respond, if so?

    Hey fellow r/Realtors!

    This happened to me in March, I haven't really sat down to reflect on it until now.

    I'm a newer and younger Realtor. About a year and a half in at 27 years old, however my family's owned my brokerage for about the last 50 years. I wouldn't necessarily call myself inexperienced.

    I listed one of my family friends' homes. Fairly larger than averagely priced in my area and I was competing with a broker in another firm. After I had signed a listing agreement with my client, they received a barrage of texts and calls from the competing broker and informed me, and even showed me the messages.

    It consisted of things such as the following:

    "He's 27 and barely licensed. He won't be able to sell your house. I have THOUSANDS of investors looking at YOUR property!"

    "When can we schedule a meeting in 6 months when he's not able to sell your house?"

    "How can I improve myself to better earn your listings in the future?"

    Has this ever happened to you? I know this field is competitive. However, I do follow our code of ethics to the best of my ability. For the record, I did inform my broker and we just ignored him.

    After I did my marketing, the house received a higher than asking price offer within two days, and closed within 30 days in the middle of the shutdown. Smooth transaction.

    Many will frown upon this, but I added him on social media and posted my congratulatory closing post for my clients immediately after he accepted my friend request.

    CA - House Inadequate for Sale, Can I EMD Back?

    I have a Buyer who just had a home inspection on a home built in 1904 that has been remodeled very nicely within with all of the modern upgrades you can expect with windows, flooring, paint, appliances, and fixtures. However, the home inspection has revealed that the heater is not functional, probably from 1904, and a home cannot be sold in CA without a working heater. Also, there are foundational cracks and light is shining through from the roof when in the attack through a small part of the roof.

    The Buyer would very much like to get out of the escrow and have me send a cancelation of contract. How can I ensure that he gets his EMD back (since the home is inadequate and riddled with major issues)?

    Will my truck turn off clients?

    So I'm an aspiring Realtor. I have three rental houses and after I have my fourth and just a little more in savings I'm going to get my sales licence and start at a brokerage full time. One thing that does worry me is weather my 2004 base model Silverado will give potential clients a negative image of me. It's not torn up, but it had the usual scratches and dents from 16 years of use. And as I mentioned it was also the most basic model you could have bought in 04. Is this something I should be worried about?

    Finally officially licensed in TN

    After 2 weeks of emails and phone calls with the I'm licensed in Tennessee. It's been a slightly stressful month but all is well now! Now for a different level of stress hahaha!

    This subreddit has really helped me along and I'm sure will continue doing so going into my first year!

    Coaching programs that teach you how to be a real estate expert?

    I am new to the industry. Looking for a coaching program.

    Seems like most of the programs available are teaching you how to generate leads. I understand this is important, but I want to be able to provide better values to my clients.

    Is there any programs out there teaches you how to be a better agent, able to offer more insights to your buyers/sellers? I want to position myself a real estate consultant instead of a salesperson.

    Thinking about selling real estate on the side during my full time job's maternity leave. Anyone know if this is possible?

    I work for a tech company with a generous 6 month maternity leave. I'm in California FWIW.

    I was thinking my maternity leave could be a great time to transition into real estate full-time. Anyone know if I would still qualify for my company's maternity leave program if I was making commissions through real estate on the side?

    Anyone else think it's kinda dumb that sellers have to pay for the buyers agent via a portion of the selling brokers commission going to the buyers agent? Buyer should have to hire their own agent.

    What does DEAL "G.L.A.B.M.A.D." mean? I've been seen it in tons of listings

    Hey guys. I've been seeing this in tons of listings in Zillow and other platforms. My broker has no idea. They say it must some kind of white supremacy dog whitle (lol).

    Any idea? The realtor said he just copied from somewhere else, I think he's lying tho.

    Does anyone actually work for redfin?

    Preparing for my state and national exam? Any tips? Also anybody go through VanEd?

    I just got done doing the National Exam prep and I feel much better than I did a week ago, but I've heard the Texas one is tougher. Just wondering did anyone use VanEd? If so, how good would you say it's pre exam courses prepared you? Did you try any other program? I've seen some recommend nightbeforeexam.

    I've already signed with a brokerage so I'm excited to get going but exams have me nervous af
