    i am in disagreement with my partner about this. if a property gets multiple offers over asking after one to two days on the market, do you take that as a sign that the Listing Agent under-priced the home or priced it accurately?

    Designated broker says I’m not allowed to list a home till I’m an associate broker.

    Just like the title says this is supposedly there new policy. She only wants me working with.buyers or only taking buyer leads on the phone. I just joined and found out this nice tidbit. Is this normal because it doesn't seem it to me. Figured I'd get opinions from people who have been doing it for a while. Seems very limiting and almost contradictory as any sales made they get a portion of. What possible need would they have for cutting the potential to perform transactions possibly in half for a sales agent ?

    Podcast Feedback

    1) What are you most interested in learning about related to client success/what are you most challenged by?

    2) What frequency do you think is good for a podcast?

    Favorite Webinar Platform

    I'm looking mainly to do a keynote presentation, I'd like it to have an inset video of me talking, and probably around 25 attendees. Ability to record the presentation would be cool, but not a high priority while I'm dipping my toes.

    Difference between appraisals and broker price opinions of value

    Hi,

    I was interested to learn some people different perspective on the differences between appraisal and BPO's. I obviously know some of the basics, such as a licensed realtor cannot provide an appraisal, and that appraisers are licensed by certain standards and criteria they must follow.

    I was really hoping for a deep dive on the differences, and the value it provides to their clients. Ie. I bank wants to make sure there asset is protected more than they care about a speculative analysis. Likewise a home seller likely may prefer a speculative analysis more than an appraisal.

    Would it be fair to say something like "An appraisal is an independent licensed appraisal companies analysis of what a home is worth today based on available criteria" and a broker price opinion is "A knowledgeable sales professionals estimate of what a home may sell for in the future"

    So is it a difference of past vs. present? Or a cautious estimate vs optimistic?

    Did anyone go through AceableAgent to get their license?

    I'm in Texas, using AceableAgent to get licensed. I'm having trouble for the fact that the practice tests are nowhere near the actual test questions. Just curious what I can do to combat this? Failed one of the tests needed to get a certificate, but was getting high 80's and mid 90's on the practice tests..a bit upset about it.

    How are you making VA offers competitive in a hot market?

    Assuming they don't have a ton of cash on hand. I've started writing offers where the buyer will come in with xxxx amount of cash for any lender required repairs and/or if appraisal comes in low but in a market where buyers are writing offers waiving appraisal contingency I'm looking for any creative ideas you may have.

    Advice on talking to my broker about my commission?

    I've been in real estate for this month will make my second year in real estate. When I first got into real estate I wasn't too concerned about the split, I went with my brokerage for the mentors, free continuing Ed & so on. I love my Brokerage but I need more money. All of the deals I've closed is because of my own marketing, soi & so on. So how do I talk about it with my broker? And have you done it before?

    Getting another state’s MLS access

    I'm currently a new licensed Florida realtor and wanted to get access into another states MLS access? (I.e Houston, Atlanta or SF)

    Should I talk directly with an agent in those areas or is another cheaper way to go about doing this (preferably free)?

    Does Zillow/Trulia bungle MLS info, or is this agent wilfully pulling a bait-and-switch?

    Went to a showing we were very excited about, found on Zillow. Arrived and were very confused, because the space didn't quite feel like others of a similar square footage, but had just enough of a different layout that I didn't think anything of it at first. Overheard the agent tell another client that "oh, Zillow messed up some of the records" when they were asked about something.

    Didn't put two & two until later, when after doing some ad hoc measurements (thanks Matterport! those viewers are a game changer), the expected measurements came in way off. Got an MLS info page from their agent and turns out the actual square footage is 25% less than was on Zillow. Also found out that on every other site the unit has been posted on, the square footage is simply unlisted. (Also I notice the MLS# on their paper page is different from the one posting to other sites.)

    In your experience, is it actually possible that Zillow just bungled something, or did they deliberately pull a bait and switch?

    (and if the latter, is this a behavior you can report somewhere? or is it just shady but nothing can be done about it?)

    (it worked in the short term - the open house was packed - but even though we might still be interested in the unit, the size difference has been enough of a disappointment that I have serious reservations & am just skeptical about working with these people. it went from more than our target range to less.)

    We’re probably moving to Florida. What’s the best way to figure out the Pinellas County market and whether it’s a smart time to buy?

    We know the market is crazy hot. My friend just got beat out on a house for an offer that was $30k over asking price (there were 12 offers, 2 cash).

    How do we feel about the market and what it's going to do after the election? I have nothing but a gut feeling, but something tells me the market is about to dip (or even crash). Between a big event like the election, the pandemic affecting the economy, people losing out on their income and unemployment benefits, a housing market that wild doesn't feel sustainable, especially in a state like Florida where they're notorious for big swings in the market.

    Legal LLC & DBA Naming Requirements (Florida)

    I'm hoping to find some clarification on the legal requirements for naming an LLC and using a DBA as a licenced real estate agent.

    My broker said I must name my LLC my name (ex: Florida Geek, LLC). However, can I use a DBA such as Sunshine State Properties, Central Florida Homes, Awesome Florida Houses, etc (names generalized for example purposes only)? Is it ok to use one of these so long as I say something like Sunshine State Properties brokered by (insert broker name here)?

    I could have sworn I saw that you must use your name in your LLC and/or DBA but I can not for the life of me find this requirement listed as such anywhere (FS Ch 475, Administrative Code 61J2, DBPR and Division of Real Estate websites, etc) or perhaps I am misunderstanding the code. Is anyone able to clear this up? Thank you!
