The look of shock I get when arriving at showings or departing showings and exchanging keys is utterly ridiculous. Another favorite is "whos the agent here?" Accompanied by the incredulous look that it couldn't possibly be me. We are just trying to provide a service just like other agents and the shock is visible and makes it awkward for all parties. Is there something I can do to reduce the shock of being a black agent to my white peers? [link] [comments] |

Got a situation where the property is listed way too high. Listing agent looks to have a pattern of listing in the stars and dropping a couple percent each month or two until she gets traction, but buyer wants to go in much closer to assessment and comps (don't blame them). Property has been sitting for a while, sellers seem to be in a good financial position since they moved out months ago. [link] [comments] |

Obviously this sub will be biased but, is there anything we would need our realtor for? If not, what can we do to make sure we do right by them? They have been awesome to us, weve offered on a few houses and it just never worked out. I am not happy in my current position, I have been toying with the idea of getting my real estate license and working part time while still working in insurance full time until I can save enough to switch primarily to real estate. Posted: 24 Aug 2020 08:02 AM PDT Worked as an educator for 10 years before getting into real estate 16 months ago. I joined a 100% company and have done 2.5 million in sales. Before COVID I felt like I was gaining some traction, business was great in April then everything went dead. I was finding business at open houses and through my sphere of influence. With COVID open houses are practically non-existent and lots of my networking events have been brought online to Zoom or cancelled. Right now, it's my belief that most buyers/sellers are doing their research online and as a realtor we must have some type of presence, whether it's Zillow, FB ads or Google Ads. I've been doing lots of research about online lead generation, all these top platforms are going to cost at least $750+ month. Here is what I'm faced with, should I go all-in with whatever money I made so far and one of these programs or should I take an opportunity to join a team who will provide leads but will put me on a 40-60 (40 to me & 60 to team leader) split. This move would require me to leave my brokerage and join another company. Any thoughts? Thank you! [link] [comments] |

But I guess you now HAVE to do it through IdentoGO and the wait time is a month minimum! And any of the nearby locations (within an 1hr30) are all a month wait too. Is this normal? I've recently finished all of my chapters and my pre exam. Now I'm required to do a CMA but the problem is that these houses differ so much that it's hard for me to try to find the correct price range. The houses they've given me to compare have similar bedrooms except for a few but the problem is that the square footage and the lot square footage are pretty different. Posted: 24 Aug 2020 05:02 AM PDT Hi everyone, my apologies but I have a question for the pros here. We just put in an offer at 530K, which is exactly the same as the asking price. The listing agent got back saying they just received a second offer and asked if we would like to add an escalation clause. We ended up adding an escalation clause saying we would pay $3000 over the next highest offer with a cap off $560,000. That is the maximum that we would be comfortable in paying but obviously we would like to pay less. My question is, if the other bidder goes in at $550k, which is their max, does the seller have to present the $550k offer to me first and ask if I would still like to pay $553K per my escalation clause, thus giving me a chance to back out if I don't feel comfortable, or am I automatically locked in at $553k and the seller can ratify the new contract? TLDR: does escalation clause lock me in an "escalated" offer price as long as it's under my max, or can I still choose to back out of the bid? Thanks in advance! [link] [comments] |

The buyer was a great guy he did say he was talking to other agents etc. I feel like I bombed this. I stuttered and stumbled a lot. I'm thinking about doing it as a part time side hustle but rules and regulations seem to be changing due to Covid-19. Tests can't be proctored anymore in person so is it just all online and you have to wait to get your actual license or what?
