    Realtors: I need thicker skin

    Realtors: I need thicker skin

    I need thicker skin

    Posted: 16 Aug 2020 08:53 AM PDT

I (26F) ran an ad for my very first listing on FB. How do you deal with people laughing at your ad and telling you how overpriced your listing is? They weren't even from my area.. How did you learn to brush what others say off your shoulder. Please be kind in your response, I'm a good agent but I also suffer from depression and anxiety. So anything more constructive and thoughtful than "deal with it" would be nice. I know this is going to happen no matter what. But I guess I could use some encouragement.

Repeat clients and a giving a discount

    Posted: 16 Aug 2020 07:31 AM PDT

Do you give repeat clients a slight discount on the listing side when they use you again? Is this the proper etiquette and way to show appreciation?

I'm a little torn on it. Of course it depends on the deal and amount of work that is required.

Earnest question about SOI - please be kind!

    Posted: 16 Aug 2020 09:00 AM PDT

LSS - I keep seeing people from my SOI use other realtors. It's maddening at first, then I feel sorry for myself, lol!

I am marketing like mad, I am staying in touch with people, etc, and folks I thought for sure would use me, are not. I've been licensed for 14 mos.

What are some ways, other than not making it about me, that you deal with this? Do you ask them why they didn't hire you or do you wish them well and move on?

Thanks for being kind!!! :) :)

    Real Estate Calculator?

    Posted: 16 Aug 2020 06:43 AM PDT

I'm in the process of obtaining my Real Estate License in Texas and was wondering about these expensive calculators I've been seeing. The only thing they seem to do extra is an amortization schedule. Do they allow these in the testing centers for your license anyway? Does anybody use them or would I look silly as a new agent having one? (I know they aren't necessary, but are they commonly used or helpful?)

My first listing appointment is in two days, any advice?

    Posted: 15 Aug 2020 06:25 PM PDT

Hey guys, I'm a pretty new agent, less than 3 months, and I landed my first listing appointment through an open house I held for another agent. I just have a few questions before I jump in.

How do I get a good estimated list price before I see the inside of their house?

How do I convince them this is the best time to sell?

In terms of cleaning/landscaping/photography what is the seller expected to pay for?

    Thanks in advance!

Anyone ever sold a red iron building zoned as residential!?

    Posted: 16 Aug 2020 11:25 AM PDT

I know this may not even be possible in many markets, but, I'm just curious if anyone has sold a house that's a red iron skeleton - wondering what, if any, problems came up.

“Coming Soon” Do you do it? Why or why not?

    Posted: 16 Aug 2020 10:10 AM PDT

Someone is pitching me a very good appointment setting service how much should I pay him?

    Posted: 16 Aug 2020 06:13 AM PDT

Hello r/realtors, I know someone who is offering appointment setting service, he had testimonials, and what other people got was around 36 - 48 appointments in 6 months and 5 deals from that. This is about 6 - 8 appointments per month. He mentioned it will be 1500$/mo + 20% referral fee on closed deals. What do you think is fair price to charge him for that?

    Buy/Sell Contracts

    Posted: 16 Aug 2020 07:14 AM PDT

I'm new to real estate and am currently overlooking the legal prospects of selling or buying a home. Even though this is technically a subreddit for agents, I thought some might have a clue on how your brokerage is handling the legal papers? How do they setup a contract with commission of a sale?

    Client Attitude

    Posted: 15 Aug 2020 04:37 PM PDT

I am a new Realtor in Northern VA area. I was wondering how to deal with rude clients. I have this one person who tries to give me orders for everything. For example, he texts me that he is going to be calling at 3 pm and I have to pick up. I didn't even get an option to decline or set up another time. He tells me that at 2 pm when I am busy with another client. He is a family friend, so I was wondering if there is a way to assert myself without it reflecting badly on my parents.

    EXPI

    Posted: 16 Aug 2020 12:20 AM PDT

Only minorly Real Estate Related...but I am one year in with eXp. They gave me 236 shares of stock at $8/share as bonuses, and at a 10% discount out of my commission check. It is now up to $34/share. My average closing only paid something like $4k...so I am really excited.

    NC State exams

    Posted: 15 Aug 2020 09:03 PM PDT

so I've gone through my 79 hours of class time, passed their exam. Today I went to take the national and state exams for North Carolina and unfortunately I only passed the national portion. I thought I did really well on the state section but apparently I bombed it....... does anyone have any advice or resources to check out to help or make me feel better 😬

    Texas Real Estate Schools

    Posted: 15 Aug 2020 05:07 PM PDT

I'm looking to get a Broker license in Texas. I understand I need 180 core hours just to get started. Since I live out of state, and my studies all have to be online, which school or schools would any of you Texans recommend?

Data on # of houses being listed on the market?

    Posted: 15 Aug 2020 06:28 PM PDT

I'm doing PPC ads for a client who is a real estate agent looking to get more listing leads (only looking for sellers, not buyers). Does anyone have any data on the effect of the pandemic on the housing market? Specifically, has the number of new houses listed on the market this month been significantly different compared to August of last year? Does anyone have any data on this?

    Thanks in advance.

    Boosting listings on kvCore

    Posted: 15 Aug 2020 04:39 PM PDT

For the realtors that use kvCore as a CRM, do any of you boost your listings?

If so is it worth it?

Do you use a CPA Accountant?

    Posted: 15 Aug 2020 03:07 PM PDT

Since I also work a 9-5 day job on a w2, realtor on the side, and also planning to invest in rental (residential) properties, would it make financial sense to hire an accountant?

If not when do you feel is the time to get an accountant?
