You'll have to disclose what you know now -- that is the only way to proceed. Are you in?" He's in. "Well here two doors down a similar and equivalent home just listed at $165k two days ago by Crap-Crap Agent. Let's go $145k RIGHT NOW to stop this costing you $1,100/month in mortgage, taxes, insurance + flood insurance." He's in. | Posted: 08 Aug 2020 03:10 AM PDT *Developers I don't in any way intend for this to be mean spirited, please don't read it with a nasty tone. We're all trying to make a living, and I respect that. Everyone in the tech business seems to be looking for a way to integrate contact management, transactions, and whatever else people think we do with our day. Multiple phone calls, texts, emails, social media ads cross our desks every day, people who want to problem-solve our real estate sales jobs. Our business doesn't need to be more automated, we don't need more management tools, and for the most part we are all working with software that is somewhat integrated into our other systems. When I tell people that they are the 3rd or the 6th person that has sent a product development survey or tried to sell me their app/platform/lead gen program on a particular day they seem to be surprised. REALTORS are heavily marketed to everyday. Phone, text, email, snail mail, social media messaging, we even still get faxes every now and then. If I were to categorize messages I get in a week, I can confidently say over half of those comunications would be someone trying to sell me something. Easily. That's not including all of the emails categorized as spam and phone numbers put on a block list but somehow are still able to leave voicemail. If someone could fix that, I'd be grateful. My voicemail completely filled up with nothing but marketing calls during a four-hour span while I was in appointments this week. We all have gifts and talents, so I get it that there are people who are gifted in marketing, technology, problem solving, but I just wanted to put it out there for those who cruise through this and other subs looking to develop or market new apps and tech solutions to real estate agents. We have tools. We are inundated everyday with tools. We have tools integrated into MLS, we have additional tools as benefit from membership in the NAR, our brokerages have tools (some proprietary, some not). The app store is full of them. | Posted: 08 Aug 2020 09:52 AM PDT This is more of a social question: I currently have a client from out of state and we just got an accepted offer on a great house. The whole time I've been talking to her she keeps saying things like "I trust your opinion implicitly", "We are just alike", "we are going to be great friends", etc... For the most part, I separate my work life from my social life and am basically a very friendly introvert. Her energy makes me feel really nervous, like the deal rests on me being her friend. Also, I don't want her placing responsibility on me for choosing her house. She does plan to come see it in person next week (at my insistence). And I haven't promised any kind of relationship other than professional. She just asked me if I'll spend a day with her "showing her around". I said no, because of covid-19 I am only doing what is necessary in person. How do I make it clear to her that I am performing a service, not becoming her best friend? This isn't the first time this has come up. TLDR: How do you only offer professional services, and discourage personal relationships in RE without being a jerk? [link] [comments] |

My biggest worry ever since buying the house (first home) was selling it lol. My questions is about closing costs. I remember when I bought the house the seller paid about $4500 in closing costs. Now I don't remember if that was all of the closing costs or if I paid some of it as well. Trying to locate documents for verification but what I'm concerned with now is the part the seller paid. What I'm concerned with is how does the seller actually pay that part of the closing costs? Would I have to pay that out of pocket or does that getting rolled from my mortgage when I sell the house? | How should I have handled this? Posted: 07 Aug 2020 07:42 PM PDT Hi everyone! Ok so I am a client and I was looking for an investment home in an area about 2 hours away. I know a few realtors that family has worked with in the past in this area, but My best friend is a realtor so I figured I'd ask her first because I'd rather her get the commissions off my sale than some random person my aunt found on Zillow. My best friend does not have the MLS in that area but she said she could refer me to someone who does and then she would get a referral fee if something were to work out. So this is what we did. I used the agent she referred me to and saw about 6 or 7 properties total on two separate Saturdays (about 5 hours of time total). I put two full asking price offers in on two separate properties and did not win either. Also referred my mom who had also been actively putting in offers and continues to. Then my fiancé (who was not dealing with the realtor at all) found a for sale by owner just in passing. So we went to the house, knocked on the door, and talked to the seller who we ended up loving and making a verbal offer to. The seller had a "no-realtor" stipulation and said IF we wanted to use our realtor we would be responsible for paying the realtor commissions at closing (a total of 12k on top of our 60k down payment and 11.5k closing costs plus 15k cash needed for repairs upon closing). Since we did not have the extra 12k to pay for realtor fees we agreed to purchase the home without an agent. I waited to tell the agent I was referred to until we were officially under contract (yesterday) because I didn't want to let her down if I didn't have to (about one week had gone by since my last full price offer with her). When I told her about it both she and my best friend called me telling me I totally handled the situation wrong and that I should have brought her into the deal even if I had to pay her commission fees. My best friend said that I took away "money that could've gone to her" through the referral by dealing straight with the seller. The way I saw it was this; if I bought a home through someone my friend referred me to then great, she would've gotten the referral fee from the commissions which are typically paid for by the seller at time of closing. But I found a home (that I really truly love) and the sale was literally dependent upon my lower offer with no realtor or someone else's higher offer with a realtor, I didn't want to lose the house just because I wanted to use a realtor so my friend could get a referral fee. All in all we would've had to pay the 12k realtor fees at closing of which my friend would've only gotten 2k. Would rather just cut her a check for 2k and save 10k. Anyways hope this makes sense, what do you think? Did I handle this totally wrong? What would you have done in my position as the client? Thanks in advance! [link] [comments] |

Currently trying to get any knowledge possible about the market and anything close to real estate, so I would be thrilled to chat with you if you are from SC. Hello everyone, I'm currently living in California but will be moving over to South Carolina in the coming months. My current set plan is to get my real estate licence after graduating high school and dive right in. I'm very excited for the up and coming challenges and opportunities that will lie ahead in my life. As I have been doing my research, I understand that many parts of SC are just beginning to mature into bigger cities. I can already name 20 of my peers and parents' friends that have either moved or are planning to move there. And with corona there is an even bigger increase in people moving from bigger cities to smaller ones. Most of, if not all of my friends really seem to bag on the idea of moving from California to a tiny city like Anderson SC. As a young guy that just wants to have fun and party I understand where they are coming from but I genuinely believe that there is so much opportunities there with everything developing. As of now here are all of the positive outlooks that I am coming upon
Thank you for anyone who read this wall of text. Part of writing this was to get any criticism possible on my plans and ambitions. My main goal right now is to get in touch and network with realtors and people of similar fields through the internet.
