You may all find this amusing. It was one of those deals... Posted: 27 Aug 2020 11:11 AM PDT I am a realtor in the Midwest. I just closed a hell of a hard deal. Starting out, after talking to list agent before we made an offer, we knew the seller's wouldn't be making many repairs. We were okay with that, because aside from some cosmetic issues, the house seemed fine, if a little old. That is, until inspection came around. The roof was totally trashed. Hadn't been maintained in years. Chimney was about falling off the house (couldn't be seen from the ground), something had leaked and soaked the under layer of floors and inspector found it on accident more than anything, because it wasn't visible, electrical and plumbing problems, and the attic was full of mold. I talked to list agent, and he said the sellers had no money. We decided to "pad" the inspection response. In our state, if buyer and seller can't agree on repairs, the buyers can get out of the deal without losing earnest money. I padded it, asking for about 15k in repairs, and sent it over. I figure that a mutual release is coming, and start making a list of homes to show my buyers. 2 days later, the list agent comes back, and said that sellers agree to fix everything! Apparently a family member gave the seller money, because since the problems were now known, they would have to be disclosed, and the money they would have to knock off list price, would be more than repairs cost. So we're back on track. Couple of weeks go by, repairs are getting done, and we are almost to closing. Loan Officer tells me that there's a problem. Without being too specific, because I would hate to compromise my buyers identity, there was a "mattress money" issue. We now need new bank statements, and employment verification. Closing delayed 1 week. Sellers not happy, but it is what it is. Next week, 2 days before closing, we find out that my side misunderstood what was said by lender, and made a financial mistake. Now we need gifts from a family member, and letters of explanation. I call to tell list agent, who informs me that appraisal was JUST done that day, while we had been under the impression that it was done well before all this. So loan officer doesn't even have appraisal report to submit to underwriting. 1 more week delay. Sellers have an accident. There is bodily injury. They can't make it to closing. Which works, because lender tells me that underwriting is having a hard time, because loan had to be resubmitted without bank statement, so now they need 3 years of back taxes from my buyers. Finally, closing day this week. Almost a month beyond when we were initially supposed to close. Everyone is on edge, I'm having a horrible acne breakout from stress, and everyone on every side is scrambling because closing docs were never sent to title, due to human error at processing. We got it in last minute, we close. Everything is finally done. Everyone is happy. Except me. I can't shake this nagging feeling that something is wrong. I haven't slept in 2 days. I logged on to my banking app today for standard account balancing, and I noticed that I never got paid. I called my brokerage, who informs me that they don't have a check from title for me. I told them it should have been EFT. Brokerage checks bank, nope. No deposit in my name. I called title, only to be informed that they never sent it. List agent got paid, and mine just got skipped over. Guess this transaction just had to get one final punch to the gut for me. I'm not even mad. It's too ridiculous to be mad at. I can only laugh. My agent is on vacation with no cell signal Posted: 27 Aug 2020 09:10 AM PDT Hi just a home owner here needing some advice. My realtor told me a few days ago he was going on a vacation with no cell signal through next Monday and to contact his assistant for anything. His assistant is not a realtor and unfortunately he is the only realtor in his company. This guy has already given me several red flags but because he is also a property manager and my husband wanted to hire him. Anyway, We are 13 days out from escrow closing on a house we are selling. It has already passed inspection. A gardener discovered a irrigation leak under the driveway. Of course we would like to consult with our realtor but we can't get a hold of him and the assistant just wants us to wait till Monday. There is a chance that he will say it's not a big deal and to just disclose it but in the case he thinks we need to fix it we might run out of time… my husband is panicked about the whole thing falling out of escrow when the buyer gets the news of this right at the end. I wouldn't want to buy a house with an unknown leak under the driveway! Does anyone have any advice? Is there any recourse? Also is having no cell signal and your back up against the ethics laws? I looked through briefly but didn't really see anything probably because no realtor would ever do this except him! [link] [comments] |

I'm worried about reviewing and studying because there's so much material. I'm planning on using quizlets and looking over the textbook from my class but still feel like I may still be unprepared. I work full time in tech in Nebraska but would like a second source o income. I can study and find the motivation but some days will be tough. I am also in school but will be done in a few months. How should i structure this and how soon can i realistically expect to obtain my license if everything goes well the first time? Also what are the costs like? Is the class absolutely required? Is RE qualification a good way to learn more about the property market? Posted: 27 Aug 2020 03:55 AM PDT Forgive me but in all honesty, I (25) am not particularly interested in selling properties. My long-term plan is to become more of an investor and a developer (buy low - renovate - rent/sell kinda thing) however, it's a completely new field for me. So before putting any funds anywhere, I'd like to learn more about it and as realtors deal with properties, I was considering if it'd be worth getting qualified as one so I get exposure to it. Although I understand that a qualification isn't specifically required, I believe it'll give me the knowledge base to start off with. I've briefly researched and this is what I've come around. I'm based in England for now but I may be moving down the lines (within next 5 years or so). So I'd appreciate any input on if it's possible to convert the qualification to an equivalent of wherever I move. Please let me know if you have any questions. [link] [comments] |
Am I in a good position to become a successful real estate agent? Posted: 27 Aug 2020 02:52 AM PDT I'm a 23 year old guy. I live with my parents at the moment. Here are the reasons why I think I can succeed: -My family has lived in the same place for 15 years. It's a very affluent area, and we are well connected since we've been around so long. We know a lot of rich people. It would be relatively easy for me to market to them & get my name out. -My expenses are covered for now by my parents, so I have the cushion for getting started, but I can only truly commit if I'm confident that I'll succeed. -When I'm committed to something I give everything to it -I'm naturally good at talking to people, when I have a purpose. People generally like me and I would give a good experience for them. I'm really patient with difficult people.. lots of practice. -I'm really good at math -I'm excellent at internet research -A close family friend is an experienced agent who I could always go to for help Do you think I'm in a position to win at this? New real estate agent questions. Advice needed. Posted: 26 Aug 2020 01:30 PM PDT I passed my real estate exam march 9th of this year and I hung my license a few weeks later at a small local brokerage in a rual town where I live. I feel as If I'm not getting the proper training at my brokerage. Am I looking at this situation wrong, or am I being impatient? My broker has his plate full with other projects and I feel he's giving me minimal effort to train me. He co-listed me with two properties to show me the ropes (contracts, inspections, buyers, sellers, disclosures, etc) but hasn't shown me the details of the paperwork necessary to fully understand the process. Im getting paid in knowledge since he's putting in 95% of the work. Im 3 months in and not much has changed. Im an independent contractor and its up to me, but Im not able to perform without the right tools! I know that it takes time and a lot of free hours to gain my first lead, I'm just frustrated that it's not moving faster with the training process. Am I in the wrong here? Is this normal? Im asking because I don't know many realtors outside of my office due to COVID and lack of experience and I cant make a comparison. Any honest feedback would be great. Seller Is Ghosting and Closing is A Week Away. Posted: 26 Aug 2020 02:09 PM PDT Bad situation here. We're near closing and my client (the seller) won't respond to any calls, texts, or emails. He had some items he needed to repair and the appraisal can't be completed(FHA) as there isn't any gas on. No appraisal, no closing. I have tried getting my broker to contact him, other agents, email, text, and anything else. He had the company turn the gas on and there was a yellow note on the door saying it couldn't be turned on. When I asked him if he contacted them again to turn it on (as he was saying it was because an appliance was left on that was off) and he said he did but they hadn't set a date yet. I found that odd because they turn on the gas quickly. I call when I get the note at his house to find out he has a leak in the gas meter on the union (back) side. He also has insurance money from the roof that he hasn't repaired. The seller had said they had "family issues" and would be hard to reach occasionally but they haven't answered their phone for weeks. We are getting concerned that he doesn't have the money to do the repairs. The attorney said the repairs can be done from the closing costs and he can always lower the price on the home as well. There is no reason he couldn't have hired the contractors when he was out of town as I could have checked on them and let him know how things were going. He is also putting himself in a hot water situation should either side sue for commission or specific performance. I don't understand what he is gaining at this point because he got a much higher offer than he wanted and agreed to do a small amount of repairs. We currently have an attorney sending him a serious email explaining to him the liability he is in by avoiding everyone like this. He did reach out to me Sunday saying he was out of town and would be back Monday and would be at the home. Then Monday he said he would reach out to me at 10am but never called. It seems he just plans on trying to back out of the deal. Has anyone else had any experience with this situation? Was it ever resolved? Thanks. [link] [comments] |

I have significant experience in marketing but the people I work for are on a very different page when it comes to positioning their RE photography business... That's why I need your help. Besides the quality of the photos, why do you use the photographer that you use?

I'm an assistant to a realtor and it never fails that he gets blown up with calls while he's at showings/appointments/closings/etc. It would be extremely helpful for him and myself to be able to handle those calls when they come in versus calling people back.
