Posted: 17 Oct 2020 08:37 AM PDT My husband and I have an amazing realtor. We looked at houses a lot last year and in January signed with a house builder. Our realtor gets some sort of commission for referring us to them, but she has gone above and beyond helping us since then. For various reasons, it was really needed, considering we're only going to break ground later this month. We gave her a $100 Starbucks card earlier this year as a thank you, but I want to check if there's actually any general rule or expectation, if that wasn't enough. We want to do something more like a nice dinner when the house is done and COVID's less concerning, too, but I don't want to be the person who doesn't know about any customary thing we should do. She's really done so much beyond what was necessary, and I don't know if a commission from referring is very good. Thoughts? [link] [comments] |

Posted: 16 Oct 2020 03:43 PM PDT AB 1718 changed the education in lieu of experience requirement for the CA broker license in 2013. http://leginfo.legislature.ca.gov/faces/billNavClient.xhtml?bill_id=201120120AB1718 Now, the text states: (c) In considering a petition described in subdivision (b), the commissioner may treat a degree from a four-year college or university, which course of study included a major or minor in real estate, as the equivalent of two years' general real estate experience. I would just like to know if this means that an MBA or other Master's degree in RE from a 4-year university satisfies the requirement. I've read elsewhere that they require a 4-year degree but it doesn't seem to say that. I would interpret the meaning as "no AA or community college degrees". The broker application even has the following text: Degrees and certificates earned from two-year institutions do not qualify. [link] [comments] |

Where should I do my pre licensing classes? Posted: 16 Oct 2020 01:33 PM PDT I am about to pull the trigger on taking courses to get my license (in NC for whatever that's worth) but am not sure where to go for courses. I checked the new agent megathread but didn't really get the info I was searching for. I want to do self-paced online courses. Does it matter where I go for this kind of learning? What sort of things should I be looking for when choosing? I would also love to hear about anyone else's experience with this type of online learning. Thanks in advance :) [link] [comments] |

I said I am not licensed in your state (Indiana) but I would assume lenders will consider dual income if you apply together so my advice apply together. Everyone agree? Anyone disagree? Posted: 16 Oct 2020 01:29 PM PDT Just like the title reads: I am representing the buyer. Their lender has totally back burnered the processing of my client's loan and delayed closing for a month now. This is the 4th extension now. With the same old fake promises from the loan officer to string us along. I know they are backed up, but they killed this deal. The seller is understandably livid and not going to extend anymore, and I don't blame them. And my buyer is ready to end it and move on. So assumedly the seller is going to keep the earnest money. So my buyer will be out the earnest money, the option fee, the inspection fee and the appraisal fee. Does my buyer have any recourse with lender for damages and getting those costs reimbursed by the lender? Anybody ever have any experience or luck with that? [link] [comments] |
