Is PSI testing a universal disaster? Posted: 20 Oct 2020 10:24 AM PDT They provide faulty online testing services coupled with ZERO customer service. I have literally had a better customer service experience from the US Army compared to the clown show they run, it's the most bogged down bureaucratic lunatic circus I have come across. I spent the 150 hours to get my license, paid for the remote test, wife and kids left the house to give me some peace and when I go to login there is no recognition of me AFTER I double checked with them that everything was good to go. No worries, right? I was 30 minutes early so called them. THREE separate times I was handed off to technical support and then promptly hung up on with no answer. They continued this until the test started, and so I continued to call in desperation knowing time was ticking. The phone lines closed down. I've now been on hold this morning for one hour with no answer. Quite honestly I've never been this depressed, frustrated, and agitated that a company has taken my money and hard work like this and (excuse my french) completely shit on it. [link] [comments] |

How crazy is your market? Do you think we're leading a crash? Posted: 20 Oct 2020 12:12 PM PDT Im not trying to be a negative nancy , i'm just curios if anyone else thinks their market is bonkers. For example, in our market people are paying over appraised value for property. Typically around $5,000 but we've seen some buyers paying $15,000 over appraised value therefore in the future making everything else in their neighbored rise fairly quickly. (I wrote an offer the this weekend, and prices were all over the board in just that neighbored. Some sold within the last two weeks. It makes me feel like i'm going crazy and done know how to comp homes) Another thing i'm curios about, i'm in California so maybe programs are different in other states. Here in Cali, we have FHA downpayment assistance programs. Which for people that have little to no money means they could own a house. Their payment will be close to what some rent is here. So the programs gives them a 2nd deferred mortgage for their downpayment and a 3rd deferred mortgage for closings costs. The additional mortgages amount to anywhere from 5-6% of Purchase Price. These mortgages are never repaid unless they refinance or sell. But what happens when they need to sell? They have two repay their primary mortgage, their second mortgage, third mortgage and additionally closing costs for selling. Will we simply see more short sales? my lender said something to me the other day, this lender has been in the business almost as long as i've been alive. Posted: 20 Oct 2020 11:55 AM PDT Hey everyone, I work with a home builder as their broker, and I have a friend/client that would like to build with them. They have about $100k in equity in their current home, but don't have any cash to meet the typical 5% down required by the builder. The builder also knows them and agreed to enter into contract to build them a home as long as equity from their current home can be used at closing. The builder wants some protection where they have to sell their home as a delayed closing so they can move out of their old home and directly into the new one. Is there a common contract out there that would leverage their current home against the new one? If the house doesn't sell, the builder is stuck with the home, and the customer will have nothing down to be used as leverage. Or do I write a contract where a lien can be filed on the current home for the down payment amount? Any help would be greatly appreciated. [link] [comments] |

I took it on Monday (without studying) and literally no question pertained to real life scenarios. I bought a study guide online through CE Shop and most of the questions are just repetitive and do not look anything like the questions I saw on the exam. Is there a way to make it not feel like I'm working 24/7? Posted: 20 Oct 2020 11:39 AM PDT I feel like this is a problem everyone has in real estate. Majority of it I feel is that weekends are the busiest time for Realtors. And the ones who are lazy on weekends and don't respond are the worst of us all. On top of this in my situation I'm a senior in college so I understand I'm probably a bit different, but it's kinda crazy to me how sometimes I start my day at 9am and I'm on and off working until 11pm most nights just for real estate. I understand I'm not working real estate 14 hours straight necessarily, but my brain has never turned off from real estate in basically the past 2 months. Is there a way to combat this? USA/Virginia (Northern) Posted: 20 Oct 2020 11:12 AM PDT First time Seller here: I plead guilty to ignorance educated only by YouTube. I've done my research, checked the City & Redfin, Zillow, Realtor websites for comps in my area. I've emptied my house, did a full interior repaint ($6K - who knew paint was so expensive?) and have had a professional cleaning crew get the place spotless. After all my homework, I set a price which is exact average of the 11 comps in the area: $259,900. We present the house to a Realtor, who barely glances thru the interior & AFAIK, never even looks at the comps... just tells us to list it at $230k. uh. no. profanity no. After some discussion and emails, I finally get the Realtor to list the house at $245k. Meh. With everyone in the vicinity selling within days and even hours of initial listing, I'm hoping there will be a bidding war. Three days after initial listing + one home tour I gave by myself; realtor calls to talk about a possible buyer and friend who has a $235k budget & oh, wouldn't I want to cut the price down to $237k, so the place will sell faster? uh. after 3 days and already $15k under the comps? No. Now this realty has promised us: 1. a crew to come power-wash the house. 2. a landscaper to put in fresh mulch and mow. It's been two weeks since the listing went live & neither promise has been fulfilled. The online listing is ... cartoonish and bland. Also, AFAIK, the only showing was the one I did by accident. Today, I get another email from Realtor asking to cut the price again, to $240k. Am I expecting too much? Both in price and from the Realtor? Should I stay away from the house and not give any more "accidental" tours? How long do I stay with one Realtor before benching them and hiring someone else? Posted: 20 Oct 2020 10:42 AM PDT As the title suggests I'm a new agent and my first listing is a property that was owned by my late uncle. He bought the property in the late 1950's. There are two 1-acre lots on the property, however only one of the lots is assigned to the address. The other lot's address is "0". Because of this my broker said I would have to list the property as two-separate listings with the contingency that they must be bought together. A title company said I should re-plot the lots together. I really don't know how to proceed [link] [comments] |

Posted: 20 Oct 2020 09:23 AM PDT Hello, I am currently taking RE courses and planning on finish it up at the end of October. With the exam, looking for brokerages and applying for a new license, I think I would be able to officially work around end Nov or early Dec. The problem is, in my state (CO), all new licenses will expire on Dec 31st on the same year it was acquired and then when I renew it, I won't have to renew it again for 3 years. So, I only have more or less one month before renewing my RE license again. New license is about 500 dollars and renew license is about 195 dollars. With holidays and everything, I am just wondering if it's worth it to still get my new license on December or should I wait until January to get my new license? Is December a hot or slow month? Posted: 19 Oct 2020 07:11 PM PDT Hey guys this year has been awful for me financially, I've hit rock bottom and it sucks. I used to be an energy salesman before the pandemic hit. I have been really depressed about my situation, but I've told myself I'll make it out of this. The best thing I did this year was invest in a real estate course. I'm almost done with it and have been studying hard. Finishing my realtor licensing process has been my goal all year and now that I'm almost done with it I have bad anxiety and negative thoughts because I have horrible credit from credit card debt when I was in my early twenties and Now I'm thinking no one will hire me and All my effort will be a waste. I need some positivity and hope that I'll get hired. Do real estate agencies look into a new agents credit report as a hiring requirement or is it all depending on the agency? I've been doing this to keep up with a large investor. The issue I am trying to sort out is how to manage my licensure across multiple markets. One idea was to hang with one company like Exp, for example, but I wonder if I have to play by the rules of each franchiser or can I, for example, have one cap that is covered across state lines? So let's say the cap is $15,000 and I hit that but with sales in 5 markets. Would Exp let me use all of those sales to meet the cap? Also, can I negotiate one fee that covers me across the board? Hopefully, you follow where I'm going with that idea. One company, multiple markets, fixed fees. Thoughts and ideas are definitely welcome. [link] [comments] |
Bought house, soon after close, entered house to find horrid smell Posted: 19 Oct 2020 12:32 PM PDT Looks like the seller and/or the seller's realtor attempted to cover up pet urine smell and possible moldy subfloor. I took up the engineered wood floor to find handyman work done on a rotted section of the floor and bottom wall plate (structural roof support wall) where the smell was coming from. He also illegally braced a floor joists that has rotted. The disclosures from the owner stated no pets, but all 3 neighbors confirmed multiple dogs and a potential parrot. Another neighbor reported owner was a recluse and didn't leave the house often. I'm looking for legal recourse due to this. Anyone have ideas what to do? P.s. I also found scented beads in the crawlspace, possibly left over from laundry or a potential attempt to cover up the smell further. There were air fresheners in the house, but realtor said there were none. I called handyman he reported no severe damage before he laid the floor. [link] [comments] |
