    (FL) Procuring Cause question - do I Have a CASE??

    I would appreciate some insight into a situation with my current roommate that came up.

    Current roommate wants to buy a house, over the last 2 months we (my business partner who is also a licensed an active realtor and I) have shown him many properties and on September 11th showed him property A + Property B. Both Condos in the same community and 2 of 4 in that community we have shown him.

    We went under contract on Property A however at inspection there were a lot of little things which he was overwhelmed with so decided to pull out of the transaction. no problem.

    About 7 days later (remember he lives with me so no unbroken communication etc) he decided to go to Property B with another agent who is a friend of a friend of his and submit an offer on it which is now under contract...

    His reasoning was because im currently on crutches due to herniating a disc in my back 3 weeks ago and he didn't want to bother me..... Even though he sees me twice a week struggling on crutches to take the trash out and has never once offered to help lol. the real reason is that the other agent is a good looking girl and he is a complete simp, its actually quite pathetic how bad he is when he is around women.

    This is why I had my business partner show him the last 2 homes, I just physically couldn't drive (having operation on Friday). But communication / customer service was on point, I was literally on crutches sending him Comps within 60 secs of him asking me for them and I literally see him several times a day - every day.

    My business partner is a trainer at KW who has run a team doing over 500 deals a year at their peak, so he is legit. No ball was dropped.

    I feel from a procuring point standpoint I shroud be eligible for some of that commission. My business partner also agrees however we are both very close to this and I would like some "not emotionally involved" input as with it being the weekend I dont want to bother the broker until Monday.

    I called the listing agent on that property and got the buyer agents number and left her a calm VM explaining the situation but haven't heard back yet

    We have showing time records, supra records, a time line etc

    Any input would be greatly appreciated

    in addition and going forward I am 100% doing this but I dont have a buyers agreement signed with him - didn't think I would need one for a roommate/ex friend. Lesson learned

    Passed CA Broker Exam

    Been doing real estate sales for the past 14 years and always wanted to become broker so here you go I passed my broker exam. Kinda confused what is next step. If anyone else here from CA who were in same shoes mine, what did you do? Broker Associate or opened your own office? Used business name or doesn't matter? Any help will be appreciated.

    Realtor recently listed property as an 18 year old manufactured home, however, it's not a manufactured home and was built in 1978. When an attempt was made at supplying realtor with correct information on said dwelling the realtor blatantly stated they didn't want to hear it. Is this legal?

    I am in Ontario, Canada and now a days i am coming across people who are asking for cash back if they buy from me and this is becoming a new normal here. I don't understand why do realtors are giving cash back? Are we not already dealing with 1% realty? This is so frustrating to me. I am fighting for my commission every single time. I am not able to see a good future in this career. I work so hard to find a client and when i do, i go above and beyond to provide them services. But i am not sure how to handle these clients who wants cash back or list it at 1%. Sometimes i think, i got to adapt to stay competitive in the market and other side i think i should stick with my standard commission no matter what. So far I haven't lowered my commission but for how long am i going to last?

    What was your first year like as an agent?

    Go with a franchise or start your own RE agency?

    Hi guys,

    I have been dealing in international real estate the past 7 months. A wealthy individual who's a good friend of mine residing in my country ( Cyprus) wants to start an agency together. He is putting knowledge, experience and money down, I'm putting my energy and enthusiasm into it.

    Of course we want to enter the Cyprus market, it's a small country of 1 million population with the main focus of real estate being the citizenship through investment. So we will be mainly bringing foreign investors here. And my aspirations are international.

    Our first question to answer is: Go with a franchise or start our own?

    What are the pros and cons in your opinions?

    Going solo from the start?

    I think I may have just been given the option to work completely on my own even though I have no experience at all.

    The brokerage said we will consider giving you an Exception and you can just work solo from the beginning.

    I feel like I can generate leads and talk to people that part doesn't scare me. The I got a client and don't want to screw anything up (that kinda scares me a little bit)

    What do you think should I make a go at it?

    Question about assignments.

    I'm trying to learn more about assignments across North America (sale of a pre-construction/new development from the original purchaser before closing, I'm not sure what terminology you may use). I live in Toronto and they are relatively common here. My question is where do you work, and is this transaction allowed there?

    An answer on whether or not this transaction is common throughout North America would be greatly appreciated as well if you have that knowledge.

    Anyone have experience with Wells Fargo relationship discount?

    Anyone here know how the program works? I have heard 0.25% discount on interest for every $250k you have with WF.. is that true and what is the maximum discount?

    Also, does the down payment for the loan qualify towards the $250k?
