Questioning if I'm cut out for this? Posted: 24 Oct 2020 08:39 AM PDT Hi! I recently passed my license test in Texas. I'm 42(F) changing careers after 26 years in the service industry. 12 years front of house. The last 14 in the kitchen, eventually working my way to executive chef of some high volume, fast paced restaurants. In no way do I doubt my commitment and dedication to working really hard. I did it. I did it well. I know I have great people skills. It's not the hard work I'm worried about. My problem is everyone I talk to, agents, brokers, friends in real estate, I feel are under this spell of "$$$ money, money, money". I get it, to struggle with finances sucks. We all want to live comfortably, so money IS important. I've never been the type of person who put so much value on net worth, or flashy material items. I find it rather shallow actually. I have friends in the biz who were so excited for me to get my license, and now making money, their new toys, or cars is the only thing they want to talk about. It's exhausting. I just don't care as much as they do. I haven't yet found a brokerage to hang my license. I've been second guessing my decision now to pursue this. Why does everyone I've met in this industry act this way? Is this some quality necessary to make it? Of course, I want to make money to live, but I don't want to change the core of who I am, just to be able to help people buy or sell their home. [link] [comments] |

I hear there are apps that take a % and are essentially lead generation but what are they? Or am I living in a dream world and need to just dial for dollars? Which I don't want to do. Through a stroke of a good luck a long time family friend who is the CEO of a hospital reached out to me because he wanted to help me kickstart my career. He's renting right now and is getting married so he wants to find a home. He's looking for 600k-1.2million really whatever fits him. That kind of money where I live will get you a ton of house. I REALLY want to kill it for him as it could be a great kickstarter for my career. What can I do to truly give him the best experience and what mistakes do rookies make so I can do my best to avoid any issues? [link] [comments] |
Keep Earnest Money Deposit and Accept New Offer? Posted: 24 Oct 2020 10:24 AM PDT Curious how one deal could affect another possible deal on a house, the scenario is this: we are currently in escrow to sell our home. It looks as if the buyer may be having second thoughts. If he backs out of the deal we may want to try and keep the earnest money deposit (there's a whole story on why but too long to go into). The big question is - could we be allowed to accept new offers after he backs out while simultaneously be in the process of working to not return his deposit to him? Or do we have to resolve the issue with this buyer and their earnest money deposit before we would even be allowed to accept another offer? This in California. Thank you. [link] [comments] |
Posted: 23 Oct 2020 03:31 PM PDT Friend of mine just closed on a house a few weeks ago. Did a walk thru a few hours before closing, after closing, new buyers go to house and the entire laundry room is flooded. Selling agent immediately contacts listing agent and explains the situation. List agent cops an attitude and messages, "property already closed, it's the buyers fault for delaying closing by 1 week." - After cleaning up the water - buyers find a pipe stuffed full of cloth towels (clearly buyer tried to bandage the pipe) - Selling agent correctly tells list agent that the damage should have been disclosed and should have been fixed prior to closing, to which she replies "I wasn't going to inconvenience my sellers over a $10.00 fix after they already gave up $x,xxx in negotiations" - Estimate came back at nearly $10K and sellers are now being sued (which they will lose) - and hopefully the agent will lose license. Posted: 23 Oct 2020 06:06 PM PDT My poor buyer has been offering a quick close, over asking, and I'm giving away part of my commission back to the seller. And still nada. Some agents are waiting days and days to present offers to their clients. ( not sure what happened to the 24-hour rule or time is of the essence) 20 years and I've never had this issue. Posted: 23 Oct 2020 06:38 PM PDT I am a college student that is finishing my last year and I want to get started on training for my realtors license. Therefore, I need something that I can do at my own pace and that has lots of practice exams to help me study. My friend recommended First Tuesday to me but it had iffy reviews online. I checked out Real Estate Express because all "Top real estate courses" lists listed them at the top but they had horrendous reviews. Can anyone please give me some advice. Thank you. Posted: 23 Oct 2020 05:26 PM PDT Okay, the house-duplex I lease has been on the market for years as an investment property and yesterday they showed it to a prospective buyer. They told me I didn't have to go out of my way cleaning as it's a lived in home and is being sold as investment property anyway. I tidied up as usual the night prior because that's just what I do. After the showing, the realtor mentioned how cozy our home was and said that out of over a dozen properties she showed that day, ours was in the top 2 for cleanliness. Which made me think,and brings me to this question? In the span of your career what kinds of things have you seen in these homes? Does it make your job easier when people are clean or is it no big deal? Obviously I don't want to move but I'm still going to be gracious and keep the place I live in clean.
