Posted: 28 Oct 2020 03:19 AM PDT Have any of you guys had your clients take down their political signs when showing their house? I know it wouldn't have any effect on the value, but maybe put a bad taste in the buyers mouth right away if they're voting the opposite way. Just a random thought that popped into my head while driving lol. [link] [comments] |
Step by Step Guide to this job Posted: 28 Oct 2020 12:02 PM PDT Hey everyone, I just got my RE license in California. I have no experience in RE and am coming from a Law background. I managed to secure a salesperson job at a pretty high-level large brokerage and i want to be prepared before going in for the first day. I was trying to see if there is any videos or articles out there outlining the entire process of selling real estate. FOr example tutorial from start to finish from signing up a buyer or seller to closing. What documents are used? What forms are filed etc? Also, maybe a website outlining all the forms and what they are used for? Thank You [link] [comments] |
Okay, so I want to know if this is normal. Posted: 28 Oct 2020 06:00 AM PDT I just got a new buyer client who's search criteria is all over the place. I set them up on an auto-email through my MLS for any new listings that match. The problem is that they're also sending ME listings and they just told me that they scheduled a tour for one of homes that was on my initial search for them. [link] [comments] |
Brokerage recommendations in the Phoenix area Posted: 28 Oct 2020 11:22 AM PDT I'm looking to join a team in Phoenix and wanted to get some input from local agents. Any teams/brokerages that you'd recommend, as someone new to Phoenix? [link] [comments] |
Posted: 28 Oct 2020 10:44 AM PDT I have a potential job offer to work at Coldwell Banker in Westchester, NY, USA. This is a MUCH bigger company than I work for right now, so I expect more competition from the agents themselves but does this mean the possibility of making more money too? The brokerage I currently work for has around 8 employees and has only been doing sales for 3 months now, it used to be a rental company and nobody is familiar with the name whether I talk to buyers, sellers, or other agents/brokers. Its also really slow right now especially since we are a smaller company. Should I change to the bigger well established company or stick it out in my smaller firm until we grow? [link] [comments] |
Posted: 28 Oct 2020 09:33 AM PDT So we moved to a Arizona a little over a year ago and it takes a while to get to know people and get established. Besides meeting people at school what would be some good tactics or things to do to get to meet more people and building a network? I'm currently doing internet lead gen and open houses for trying to generate clients but the referral bucket seems to be one I'm struggling with? Any thoughts or advice? I know it takes time but sometimes I feel like I'm not doing enough. [link] [comments] |
Is anyone here a showing agent ? How does it work? Posted: 28 Oct 2020 09:09 AM PDT I've seen job advertisements for showing agents saying 25$ an hour. Does that include the driving to and back time or just the showing time strictly at the house? I've also heard it can be commission split with the agent if the client buys the house. Any advice is appreciated [link] [comments] |
AWARE books to prep for broker exam? Posted: 28 Oct 2020 04:57 AM PDT This was recommended to me by a friend who teaches at a realty school rather than taking her class (I'm already a lawyer, I've already taken real estate law and have an ungodly amount of experience in contracts) - any thoughts on this book? I've seen people recommend Prep Agent and Compucram on here and am wondering if I should just do one of those instead. [link] [comments] |
Neighbors don’t want home to sell. Killing the deal at every showing. Posted: 27 Oct 2020 04:47 PM PDT Hey all, just looking for advice here if anyone has had the same situation. My seller's brother lives next door to the property. The brother does not want this property to sell, as he had hoped it would stay in the family. Each time it is shown, he comes outside and tells the potential buyers that there are undisclosed issues with the land, the home, the plumbing .. you name it. Can my seller take any legal action here? [link] [comments] |

Prospective realtors in Colorado! Posted: 27 Oct 2020 07:15 PM PDT I'm currently studying for my broker license in Colorado but can't seem to find any others from this state using The CE Shop on Facebook! Thought I would check here! Would be nice to have a study buddy! [link] [comments] |
Posted: 27 Oct 2020 07:15 PM PDT I'm working with buyers who are pre approved for $600k in a Midwest state. Due to low inventory They're having a hard time finding something they like. One of their clients suggested sending letters to homes in areas they like until they get a bite. I quickly volunteered to take this on so that I wouldn't lose out on getting paid for my efforts. I got a list of 300 homes to send mailers too. Have any of you ever been in this position And have you had success with this? [link] [comments] |
Should I stick with my real estate job in NYC or move to an agency in Westchester county? Posted: 27 Oct 2020 01:39 PM PDT Hi guys, I just started my real estate journey in NYC just over 2 months ago in NYC and I have to say its not what I expected. The city is so slow right now and sort of feels like its on death's door. All my leads lead to dead ends and nobody is seriously considering buying, just window shopping as the prices continue to plummet. As anyone who lives in the NYC metro area probably has noticed, everyone is escaping to the suburbs since the city isn't going to fully re-open anytime soon. I've been trying to do my own research on the subject of whether to leave this job in the city and go to Westchester to find a brokerage to work with there, but I would love some personal advice from actual real estate agents. I live closer to Westchester (Riverdale, Bronx) than I do to downtown Manhattan anyways, and I figured I would save a fortune just on parking costs alone since I pay $16 everyday just to park+metrofare to get around the city itself. $400+ a month on travel expenses. I know that Coldwell Banker/Keller Williams Realty is recruiting in Westchester county, NY which is the same distance for me as downtown Manhattan, and I drive anyways. Would fellow NY agents/brokers recommend me to make the move or should I stick it out in NYC and wait for corona to pass? Since that's what's slowing down the Manhattan market anyways. Also if I do get accepted for an interview do I be honest with them and say I want to work in Westchester because Manhattan is taking a big hit? Any advice would be really helpful as I am really stressing out over what I should do with my career. Thank you :) [link] [comments] |
