    I got my first listing after being a Realtor for only a month. It's a beautiful 375k Rambler I was able to get thanks to some lead agencies I pay for. I met with the seller today and he wasn't sure he wanted to list, but after we chatted he suddenly said he wanted to list! I'm excited and nervous, how do I not blow this?

    Thinking about stepping back/taking a break

    Hey guys eversince quarantine, i been dealing with a lot of personal junk in my life. I been a realtor for 2 years and 7 months, my first broker was remax a terrible commision split no guidance and two of the realtors i dealt with there took advantage and basically mishandled my commision, i brought to the broker and he didn't do anything about it.

    I left joined keller williams first time i learned about scripts and database, then later on joined a team during quarantine, i dnt feel ready to be honest, although my experiences are bad i learned a lot. I do wanna step away from real estate as a whole and save money aside, learn more about and get back in soon. Im indecisive about it. Damn near everyday i think negative about it and i dnt like that. I got terrible time management skills and organization which I'm still working on.

    How do you get Zillow reviews added to your website?

    Ideally my website would update automatically when a new review was added.

    Closed on house without buyers agent - will sellers agent give me info?

    So let me just say I completely happy with what I spent on a home I just closed on, however I am curious where other bids came in now the that the process is closed.

    When my offer was accepted, the selling agent told me I'd beat the next best offer by a "few thousand" but obviously wouldn't give my details at the time.

    Now that the deal has closed, is it unethical or otherwise not allowed for the sellers agent to tell me how my bid compares to others?

    Attention Listing Agents! Do you insist on buyers physically seeing your listing?

    I have a wealthy foreign investor who has bought 10 houses with me. All Cash, close in 21 days or less, 7 days DD. He's never seen the houses and I've seen maybe two and only because the inspector couldn't get his Supra key to work so I went to open the door.

    Today I had an owner/agent tell me that he had 6 offers but that our offer would be accepted but only if the buyer physically saw the house. They also wanted ZERO inspection period and a 20% EMD paid immediately upon acceptance.

    I wrote them and withdrew the offer and told them that neither me nor my buyer would be intimidated into seeing a house.

    Is there a reason why an agent would be such an ass? Or is this an anomaly because they're also the owner? A fix and flip owner/agent to be specific.

    Minnesota realtor license

    I'm pretty sure I'm going to buy a house next year. So I thought of the great idea to get my realtor's license and save myself the fees and explore the career in a part time way if possible.

    In Minnesota you must successfully complete three 30-hour education courses (known as Course I, Course II, and Course III) pass the salesperson's examination, become associated with a licensed real estate broker (who must submit the application for your license) and receive notice that the application for your license has been approved by the Commerce Department.

    How do you become associated with a licensed real estate broker? Should I just call around or how does this work? Do I pay them? Any help on this would be appreciated.

    Also, it this a good idea or a great idea? lol let me know. If the reason it's a bad idea is the test is hard, I'm committed to passing if I go forward so I'll deal with it. It's the rest of what I don't know I'm looking for advice on.

    Mike Sherrard Social Media Course

    Has anyone given the Mike Sherrard program a go? He has tons of content on youtube, but I can't find any actual reviews by anyone about his program for Facebook/Instagram/Youtube. If not, what is the best program that you have tried for improving your social media presence?

    How accurate are the GreatSchools rating on MLS and is there a way to see them all at once?

    Hi,

    I'm new to using MLS and have been playing around with it so far. My client is asking about schools for her unborn child so I've been looking into the schools for each listing.

    I'm wondering 1) how accurate are the GreatSchools rating in your experience 2) can you see them compared all at once? Right now I have to click through each school individually to see what the school's rating is? It's tedious and time consuming, especially looking at 10 listings or more.

    Any Florida agents have advice?

    My plan for awhile has been to start in January. I guess to get a bit more money together. A lot of people say to start now and go for it. My plan is to join a team no matter what. I'm not ready to do my own thing. Question is, is it worth it starting now with all the holidays coming up? Or does it even matter in South Florida? I'm worried it will be slow because the time of year and I'll be using up time I could have saved more.

    Finding a Sponsoring Broker

    Hey everyone, I have a very beginner question. So after acquiring your basic salesperson license, what's the process for finding a sponsoring broker? Is this like a normal job hiring process? Can they interview me and say no? Do I have any choice of brokers to ask to sponsor me? Where should I start looking?
