Wife recently became a realtor Posted: 16 Oct 2020 08:32 AM PDT She's had leads that lead to nowhere. She's tried the Facebook ads. She's got a guy looking to buy a church that is indecisive and now cannot get financing so looking to lease. I've seen her work harder than others in her office just to get a client. It's hard for me to watch her feel like she's failing in this business due to her not having a single sale yet. She's been at it a couple of months and I know sometimes it's a slow start, sometimes people just answer the phone at the right time. However, it hurts to see her down. Lately, I've been dealing with buyers who've worked with incompetent lenders that can't seem to do their jobs, thus delaying the deal. Posted: 15 Oct 2020 05:46 PM PDT Am I the only person out there feeling burned out in real estate due to COVID? My wife is very concerned because of her elderly mother and her brother is highly immunocompromised. Same deal with my parents. I've worked pretty much non stop from home this year, canceled all of my planned vacations, canceled all client events due to lockdown restrictions, and the isolation is getting to me. The upside is I've had a great year financially, sold several houses, but something has to give. It sucks that beaches were closed this summer, flying out of the country was nearly impossible, and it seems like there is virtually nothing to do in order to unwind. We are doing all the more common things: depersonalizing, decluttering, cleaning, removing pet beds, minor fixes, etc. Our home finishes and furniture and decor are up to date, modern and don't need typical staging. I'm looking for some lesser known ideas. A couple I have come across are putting an open cookbook on a stand in the kitchen, and using plug-in air fresheners in vanilla or cinnamon scents. Garage is 3,000 s.f. How would you recommend staging it? Make it look like a deluxe man cave or just leave it as a huge garage space? Posted: 16 Oct 2020 01:22 AM PDT So the real estate class I am in requires a passing grade of 80% overall. This means I need at least an 80% on the final based on other scores along the way. My first attempt at the class final, 68. Next retake, 74. I think the course permits maybe 1 or 2 more makeup attempts. Unfortunately we don't get to see why we missed so we know what to study more of. Any advice and/or support would be greatly appreciated . Currently in Alabama. I don't currently have a listing so I'm reaching out to agents in my brokerage. There's one in the price point I like to worth with that has been sitting for 75 days, but it's a nice place I think it's just priced too high. Would it be worth my time holding an open on it? Obviously I'd be doing it to try and meet unrepresented buyers so I'd like the turnout to be as many people as possible [link] [comments] |
Posted: 15 Oct 2020 01:31 PM PDT Tried asking my broker, and a broker friend of another office but haven't been able to get a set in stone answer. Property located in Virginia, in city limits. A premarketing home inspection about 6 months ago turned up the existence of an underground oil tank (obviously no longer in use). The report didn't say it was leaking, or that it hadn't already been abated, just that it's there. When the seller purchased in '03 the presence of the tank never came up, nor was it disclosed. They want to list w/o addressing it. There is a section of the listing agreements specifically asking about knowledge of underground fuel tanks, and "Buried Fuel Tanks" is a disclosure option. Those two things are enough to make me say, "Let's Disclose it!", but I need to know the potential ramifications if they/we don't. Does listing it without disclosing it put my ass in the hot seat? Posted: 15 Oct 2020 12:09 PM PDT I'm relatively new to the business, with less than a year under my belt, and figured this would be a good place to find some info/advice. I'm representing the sellers in this transaction, and the buyer is working with a mortgage broker who is using HomeBridge based in California. We went under contract in August and were supposed to close toward the end of September, but we just missed another closing date as we still have not received clear to close. The sellers are getting frustrated with the delay. The last thing I heard from the broker was that the lender was behind. I know I'm new, but I feel like the lender should have had this completed.
