    Should an LLC that holds rental property also buys stocks?

    I'm trying to decide if there are any benefits to having an LLC both hold rental property also invest in the stock market. I'm thinking that the income from the stock market (eg dividends) could help provide a secondary source of income for the business and help the LLC qualify for a mortgage on its own in the future without a personal guarantee.

    What are your thoughts?

    Closing on First Property!

    Hey Everyone! I am about to close on my first rental property and I am so excited! It is a single family townhouse. It needs a little bit of rehab, but nothing too major. I was wondering if you guys had any advice or tips on what to look out for as far as maintenance, unexpected expenses, and managing the rental itself for a new investor like me.     Is the agent bluffing? Put in an offer

    Hi everyone, I put in an offer for a house in my area (Sydney, nsw) and the agent came back to me (via email) stating that they had offers for about 100k more than what I offered and if I wanted to go forward I'd at least have to match this number. Can I trust this or is the agent bluffing to get a better price out of me?

    investment property question/tax

    here's a hypothetical i really want to understand.

    income: 100k

    investment property rent income: 40k
    ( i use the rent money to pay back the mortgage so i technically make nothing but rather add my own money to pay off the mortgage. profit is negative 20k. mortgage for this property per year is 60k)

    total income: 140k

    with deducting a shit ton of things (around 8k a year) and caculating my losses because my investment property costs more that i get from it.

    is it POSSIBLE to put this on my taxes?
    100k (income)
    - 28k (deduction in maintenance of property)
    = total gross income 72k

    Im trying to understand this situation. Please help!

    Need some advice.

    It was a dream of mine, owning property and going in to the Real Estate business. My main business right now is doing good, stabilized procedures and was searching for some side business. In times of uncertainty it was and is the best time to invest in some property. I know alot of you guys live in the US and most of the laws do not apply to me. I really need some general advice since no one in my social network is in property management/investment.

    I earn about €5000,- a month ($6000) and my wife earns about €3000,- ($3500). Our expenses are not much right now. We pay about $3000 on our monthly expenses. This includes housing and living expenses. We applied for a mortgage and due to our young ages (Both 26) we get about €450.000,- ($530.000). We have about €70.000,- ($80.000) in savings. My wife thinks it is a great idea to buy a house for the amount of mortgage we get and invest half of our savings in the purchase. I thought it would be a better idea just to buy 1 for about €250.000-€300.000 ($300.000-$350.000) where we would live in and one for €200.000-€250.000 ($230.000-$300.000) which we would then furnish and rent out.

    My question now is, what would you do in my position as a beginning (interested) investor and what would be your approach.

    If you have any other tips that can help us out please feel free to share those.

    What should I pay close attention to if we decide to let a buyer take occupancy prior to closing? Or should I avoid the situation altogether?

    I recently put my primary residence on the market and accepted an offer the first weekend. Buyer is from out of state (property in MO, buyer from TX). At this point projected close date is Dec 21, but we all know the propensity for delays in that process. Buyer is already committed to moving to the area on Dec 16 and has asked for early occupancy beginning on that date so as not to be displaced for a handful of days.

    The property is empty as we've already moved to our new home. So it's not a huge hassle for me to accommodate. I understand there would be some sort of deposit and daily rate involved. But the revenue is not what concerns me. I'm more worried about the unforeseen items (buyer remorse, catastrophic incident, etc) that could arise with someone in my property that hasn't paid for it yet. But I also understand the human element and wanting to help the buyer since I'm in a position to do so without causing much grief to my family.

    Have any of you had experience with occupancy prior to closing? If so, am I overly worried for no reason? What clauses should I have in place in order to do this? Or should I avoid it like the plague since it's not really my problem? I welcome your feedback. Thank you.

    anyone fix and flip with investors money?

    Anyone have any experience fixing and flipping with 100% or close to it of an investors money? Basically they provide the finances and you/your team did the work.

    How was it set up initially? Like was an LLC made between you and the investor? How were the profits split? How involved was the investor? What procedures did you have to follow during the fix? Would you do it again?

    I'd love to hear any stories, strategies, warnings, etc. Thanks!

    Investing in Bay Area real estate

    We bought a 3B 1Bath home in a great school district Bay area in 2019 for ~1.1M thinking we would live in it, convert it to 4B 2Bath house. once done, we wanted to BRRRR/sell. The market has risen from the time we bought the place. The home is now worth ~1.3M (natural BRRRR). The permits are still pending in the city. We are not very happy in a 3B 1Ba home. We have WFH till July 2021 and are planning to move out to explore other places. But there is no clarity beyond July 2021.

    If the permits go through, we would spend additional 200-250K on improvements, but adding 400K to house value. We are not very inclined on doing this as our primary residence.

    If I rent it, I can get $3400 as rent. Monthly PITI: ~4800.

    At this point, we want decide between the following options:

    1. Rent/Convert this into an investment property: Negative cash-flow. Management overhead.
    2. Sell: Take the ~150K (>1.3M - 1.1M - selling costs) profit; wait/explore till July 2021 for more clarity and buy a house in Bay area (if need be) or elsewhere I like when we explore. Still not clear on the tax situation if you sell before 2 years.
    3. Hold: Hold the property till you get more clarity and then make a decision.

    My lesson learnt from this experience: Primary home is a place where you enjoy and thrive. We need to use it as a steady base to create more wealth rather than using it as a wealth generating vehicle.

    In general, very curious how Bay Area real estate investing works. Because I assume that most would be cash-flow negative. How do you invest in Bay area? Thoughts on this post?

    Newbie to real estate- Where to start?

    Im new to real estate.. but I'm very interested in learning how to flip homes. However, I've never been exposed to it in person other than watching many YouTube videos on the process. I understand the bigger picture of networking with agents to find good deals to fix up and then sell it ASAP. However, when I sit down and think about the entire process, I dont know how it all works. From purchasing to selling, permits, contractors, paperwork, etc... I want to learn it all but not sure where to start.

    For those that learned how to house flip on your own, how did you get to where you are? Any tips/resources at all would be helpful.

    Financing a 4 unit property

    I've talked with multiple lenders and it seems like with a 4 unit owner occupied property I could use fha 3.5% down or I could use conventional 20% down.

    Has anyone been able to do a 5% down conventional loan on a multifamily property?

    Investing with little money

    I've been interested in real estate all my life, and have reached a point where I would like to start investing. I have a small amount saved up, however I work in the industry and understand the investment side of things. With that said, is it common for people to just put together deals and look for money sources, then make money off the fee of making the deal happen with capital partners? Obviously this would be on a small scale, mostly thinking of smaller multi family properties. I have also heard of people taking a percentage of the deal just for putting the deal together but would love to hear what other people have been involved with.

    What about Section 8 rentals? Looking to getting into that market.

    I do have a few questions regarding Section 8. It seems as though it's TYPICALLY an okay move, and there are obviously some pros/cons to getting involved in Section 8 real estate investing.

    I do have a couple questions:

    1. My area's Fair Market Value per the website from HUD is roughly $1,350 for a three bedroom. Are you able to set your amount at whatever you want, as long as it's below $1,350? How does their voucher impact what you set the amount?
    2. Can you change the rental amount? If so, how often? Are there any steps you need to do to do so?
    3. How detailed in the inspection? Our homes aren't perfect, so I am wondering what a typical inspection is looking at so we can think about up-front costs.
    4. How do you get out of Section 8 rentals if you choose to do so?

    Any other information you have would be greatly appreciated.

    Chain of quit claim deeds? Red flag?

    So I'm looking at a deed to a property, and there's a long list of quitclaim deeds. There are multiple individuals and entities basically passing interests along using quitclaim deeds. Is this some kind of red flag here? What could be the reason for all these people to just quitclaim the deed over to someone else?

    Building an international portfolio.

    Hello all,

    I've had an idea and would appreciate the community's thoughts, criticisms and ideas.

    My UK portfolio is now generating enough revenue that I'm losing a considerable amount in capital gains tax and I'm looking to become more efficient by expanding the portfolio internationally. Additionally, I like the idea of spreading the risk (with Brexit etc) plus I love travelling and working in different countries.

    My thought process (with limited research) is that by purchasing properties across different countries (as an illustration, we say 10 properties across 10 countries) instead of all in the same country, you would fall into the bottom tax bracket in each country and save a lot of money... simple, right?

    Obviously there is the challenge that comes with filing 10 different tax returns, it will be near impossible to get mortgages in each country, the research required for each market, dealing with 10 different letting agents, plumbers, etc etc. But other than that, what am I missing?

    Could any one suggest any countries where it makes sense for British citizens to invest? I already hold property in Spain and Peru and am open to LATAM/APAC/EMEA, pretty much anywhere.

    Adding larger complexes to portfolio

    Have a growing portfolio of 3 flats which do well. My goal is about 75 or so doors in total. While chipping away at that 3 at a time has proven effective and fits my risk adverse preference, I often wonder about tackling something larger in the future. 5 and 6 flats are already in the plans and my assumption is to get my beak wet there first. However, for larger complexes, 10-25 units, any guidance on making that jump? Stick to what I know and stay the course? My goal is for this to be retirement income and leave a nice starting point for next generation and hopefully they will continue to expand.

    Selling or Renting: Am I missing anything obvious?

    We're closing on our next home next week. Assuming everything goes smoothly, we'll be listing our current home in a seller's market after we get moved over.

    Selling: We owe ~$125k on our current home, and would likely list it between $350-$400k depending on comps.

    I feel like we have too much equity in it and the smart move is to get the cash out of it. Between the buying and selling, the two properties we'd come out with $60-90k in profit (on top of the cash used for the down payment on the new property).

    Renting: If we rented, we could get $1500-2k a month. The current mortgage is a 20 year fixed with ~$1k in payments with a 3.25% rate. So cash flow shouldn't be a problem, and inventory is low so filling the home, in theory, shouldn't be a major hassle.

    The best-case scenario I see is after management fees and whatnot would be $800 a month or about $10k a year in cash flow. A good chunk of that saved for water heater, roof, etc before treating anything as true profit.

    So... Yeah. After 6-10 years, renting might be best. Especially if the market continues to climb and we got lucky with good tenants that don't trash it.

    But having $200k or so in cash to leverage now seems like the obvious choice.

    Am I missing anything obvious in favor of renting?
