    Would you buy a $50,000 property that rents for $700? Is it worth it? Some people wouldn't buy cheap properties because of large repairs and other stuff that make it not worth it. What's the cheapest property you would invest in?

    Can I afford a $300k duplex or multi family with a $40k salary?

    Looking to move towards purchasing some real estate but haven't gone through pre-approval process yet. I'm curious if I'd be approved on such a mortgage with at least 3% down and good credit. I know some things need to be considered like if it's my primary place of residence and if all rooms are occupied. Any answers welcome please and thank you!

    I bought an occupied foreclosure. How to proceed? (Washington state)

    Like the title says, the day of the auction I talked with the occupant and they seemed reasonable but also telling me "the check was in the mail" to the bank. I t talked to them to set up a cash for keys arrangement but haven't been able to get a hold of her in a couple days. I talked to my lawyer today and set up sending a notice and going the legal route to cover all my basis. Inslee's proclamation gives occupants 60 days if I plan to occupy or sell the home. We're planning to occupy. Has anyone gone through this lately and how did it work out for you?

    Buyer trying to change contract--tax fraud?

    I'm selling an investment property to a real estate investor in my small town. We signed a contract to sell the house for $270,000 a few months back and the contract is set to close on Monday.

    Now, we get a settlement statement this morning in advance of Monday's closing that has the contract sales price of $230,000 with $40,000 in personal property. Obviously, we did not agree to these terms to begin with and it feels like tax fraud to me. FWIW, this is a cash sale.

    Can anyone provide guidance. Is this normal?

    Tax Question on rental

    Not sure if this is the right forum for tax question but here goes:

    I bought a house with business partner, and he is currently living at the property as primary. I do not live there.

    I am renting out the empty rooms and was wondering how income tax/ deduction would be considered, or if anyone on here is in the same boat.

    Best way to calculate if a rental property makes sense

    Hi everybody,

    First time poster - long time lurker here

    I'm currently evaluating a rental property that my RE agent reached out to me about

    It's a duplex in an area local to me (I live in a pretty rural place) which is extremely rare. Two units, one on top of the other. Built in 1900, looks fairly modern but haven't seen inside yet.

    Septic replaced in 2018

    Roof replaced in 2007 (not worried about roof as I work for a roofing company and can get it done cheap if needed).

    Brand new water heater and furnace

    Inside is nicely renovated according to seller but again, haven't been able to get inside yet.

    Property costs $280k

    Taxes: $5871

    TOE: $7855

    Cumulative rent : $2500/month

    I have yet to see the property as it's currently unable to be shown, but do these numbers make sense before even looking at it?

    If it were you - what price would you like to purchase this house at to make it a good deal?

    Rehab and design

    Hi everybody - I am looking at my first deal right now and the part that I am lost on is rehab and design. These two areas are outside of my knowledge domain right now. I want to figure out how to be better equipped in both of these areas for my short term rentals.

    1031 exchange question

    I'm in the process of buying a second home that will be a rental property for 8 months of the year and the closing date is approximately March 1 as it's still under construction. I also have an existing rental property I am interested to sell to redeploy the funds into the new, more expensive property in lieu of taking out financing.

    What is the timeline to sell my existing rental property and still qualify for the 1031 exchange? Can I sell the existing rental property after I close on the new property, or must I close on the existing rental property first?

    How often would you guys say appraisals come in at the sale price?

    I live in the NW and there are very few houses for sale and the demand here is crazy. A house was listed for 225k and we had offered 237k. We waived the appraisal contingency. Not advised I know. However, we do have the funds if in comes in low. I have been reading how little that happens, and I don't see if becoming an issue. I am a interested buyer and not an appraiser so I hope I'm not being biased. My agent said discrepancies in appraisals come in on the 500k and up houses because they have less info to compare to.

    I would like your thoughts and experiences since I have to wait till the 11th for an appraisal 😅

    How to negotiate in a sellers market?

    I'm in an option period on a 4plex in a hot market. Everything sells above asking.

    The place needs some real maintenance done that was completely ignored by the sellers.

    Everything is past its useful life or in a state of disrepair.

    • Roof needs fully replaced
    • 4 water heaters all 10-15 yrs old
    • 4 AC units all 15 yrs old
    • 4 dishwashers non-functional
    • 4 stoves semi non-functional
    • roach infestation
    • popcorn ceilings peeling off.

    Its a class C 4plex that's in an improving area. Goal is to turn over the tenants and clean up the place over the next 2 years.

    Other than a line item cost of replacement or repair listed for everything, how do you negotiate more effectively on these items? Especially if the seller had multiple other offers in?

    How reliable can zillow number be?

    After looking around on Zillow I found a SFH for 269k less than two miles from a very popular university. After running the numbers and estimates provided by zillow on the CDS calculator, the home should cash cash flow approx $7000 per year and appreciate about 5% in the next year. I've included money for the maintenance, closing costs, and costs to get rent ready.

    I'm brand new to investing so I guess I'm wanting to know if the numbers provided are solid and reliable enough to pull the trigger on the property. If they are not, how should I go about finding out if this property will perform the way I need it to? Where can I find good information?

    If these numbers are what I can expect, then I see absolutely no reason that I shouldn't jump on this deal.

    Thoughts?

    So I'm 18 right now and interested in whole selling real estate. I'm currently getting my real estate license and would love to use this as a side income. But I genuinely don't know where to start and was wondering if any of you guys have any videos that you might recommend? Any tips? Or anything to really help me.

    I understand the premise of looking a for a house below market price and negotiating a price with them. Then locking them up on a contract? ( where can I find these contracts and what kind are they? ). Finding a buyer and then selling them the contract for a higher price right ? After that you go and send it to a title company ( what is that and how do you find one ? ). Lastly they take care of everything else and you get the difference.

    But what if you wanna get out cause you can't find a buyer?

    How do I make $5,000 a month? I live in California. What amount of money do I need? What do I do, what should I do, how do I do it? It's my first time. I would prefer having someone do everything for me and me just collecting a check.
