    I find this part the most interesting " Today's settlement prevents traditional brokers from impeding competition — including by internet-based methods of home buying and selling — by providing greater transparency to consumers about broker fees. This will increase price competition among brokers and lead to better quality of services for American home buyers and sellers."

    Can anyone explain what the NAR was actively doing to be anti-competitive? I understand maybe not disclosing ever fee a broker earns, but what were they actively doing to stifle competition?

    Ideas for finding retirees?

    Hey! I've recently had a few listings for clients who are downsizing/reaching retirement age and I've really enjoyed the transactions. They tend to be more hands on; and flow with my business style. I prefer in person interactions when I can, and helping clients understand the clunky documents.

    For agents who tend to specialize/help the older folks- what advertising have you noticed tends to speak to them best? Ideas on how to reach out to that demographic? Thanks!

    Going to grad school while doing real estate?

    I just started as a realtor at coldwell banker, also plan on going for my masters in a couple months. Currently working a 9-5 that I want to leave to go full time real estate. Anyone else have experience getting their masters while working real estate? If I do a full time masters program, will I have time to do full time at the agency?

    Renter client

    If you found an unusual property that might work for a client but when you contacted the property and said hey if I bring someone to you will you pay me and their response was "No". We have our own leasing team...would you still tell the client about the unusual property even though it would mean you wouldn't get paid? (Said client also is quite difficult to please and has unrealistic expectations) so maybe I can get a good review from them even if I don't get paid....good deal or would you walk away and do nothing?

    How To Learn To Become The Best Real Estate Agent From the Ground Up?

    Hello! I am a 23M. Got my license last year on October. Got my first deal back in July and got my second on October. But I still feel lost. I still feel like I don't know what I am doing. I really like the real estate industry and love the fact that I can help people buy their dream home. I just want to know if there is like a step by step guide on what to learn to become a knowledgeable real estate agent? It gives me anxiety approaching to people and asking if they want to buy/sell a property knowing for a fact I am still not fully educated in the real estate industry. What can I do to become the best real estate agent? Thank you!

    Legit question - What do Listing Agents do to earn their commission?

    The debate I'm having is that listing agents do more work than I think. I think, and this is simply stated: get a listing appointment, do a song and dance about why you're the best, sign the listing agreement, have someone else go take photos, have someone else put out the sign, have someone else upload information and photos to MLS. Wait for offers. Present offers. Maybe do a highest and best.

    Buyer's agents on the other hand, without promise of compensation, because let's face it, the BB Agreements are really as good as the paper they're written on, drives around town, shows various houses, sometimes sees houses on their own and does a virtual tour for out of town buyers. And maybe get one sale out of five.

    Listing agents have more confidence in their ability to get paid than buyer's agents and that's why there are more articles written and more "training" on how to canvas for listings, market and advertise for listings, door knock for listings.

    I don't want to fight with anyone and I'm sure I'll get laughed at and yelled at but I really want to know the arguments.

    What are the basics and fundamentals in being a real estate agent.

    I'm working on closing this buyer and after this deal is done. I want to take off and reflect on my career so far.

    I'm 2 years into it, absolutely new no background before real estate and didn't even save money.

    I want to master the basics and fundamentals of real estate but I don't know what they are.

    NYC transplant needs advice

    Internship before moving

    Hello everyone! I am starting my real estate classes through a community college soon and will have them done by the end of the next semester. I do not plan to live in the current area I am in after I finish my classes. I will be moving back in with my parents, a couple hours away from where I currently stay. This area is still in the same state. Would it be a good idea to get an internship where I am currently living? I figured the principles could be good to learn but am not sure if learning a different market would be a waste of my time. Thank you for your time to read this post :)

    Any luck changing Facebook page name? Facebook won't approve/allow a change.

    The title says the problem. An older agent in my office is trying to change his Facebook business page name to reflect our new brokerage name. He was having trouble doing it though so he gave me admin permissions to see if I can make the change happen. No luck so far. I tried with a few other business pages and I manage and still no luck. I'm pretty tech savvy so I've been looking into it for a bit today.

    Is this a Facebook specific issue or are a lot of realtors having this problem?

    Did my agent or was it the title company screw up?

    Hi there!

    Just had a closing in which we received incorrect closing statement which both I and the agent signed. However, it turns out the numbers were incorrect and at the time of payout I received 1500 less than what my closing statement says I was to receive from selling my home.

    Does the real estate agent owe me those 1500 or does the title company need to dish out? What happens now?

    We have now recieved corrected statements after closing and after noticing the discrepancy in numbers.

    I'm feeling cheated.

    Has Anyone Here Joined Their Chamber of Commerce and got anything out of it?

    I'm a 24 year old new agent and quickly realizing that networking and building a social circle and getting in front as many people as possible is the key to getting business. I read online that your local chambers are the best places to network and was wondering if anyone here has had success from joining. Also, being 24, how serious will I be taken in a group like this?

    Follow Up

    Got a call from a lender today with a referral to a buyer that they just pre-approved. She asked him if it was okay if she refer him to an agent and copy me on his pre-approval email, he approved (she did verify that he didn't have an agent he was planning on working with). I reached out via text (looked him up on FB and noticed he had a trade job and didn't want to call him during work hours). In the text I introduced myself, told him how I got his number, and asked if he would have time for a quick call this evening. He read it and never responded. Not that I'm freaking out because he could have meant to reply and forgot to hit send or just didn't have time to text.

    How should I follow up and when should I follow up? His approval amounts were large for my area and I definitely wouldn't want to see him go to another agent, if I can help it.

    Can I get a realtor license without practicing?

    Hello all,

    I'm interested in obtaining a realtor license in the state of Virginia. I understand I'd have to go through some trainings and pass the exam, but I was also told that I'd need to be sponsored by a broker.

    Can this be done easily if I don't plan on practicing in real estate right at the moment? I have a full time job that takes up all my time for now, but I wanted to get a license just to see if I can start working on the side a few months from now.

    Any advice on how to go about this?
