rent and pandemic/economic crisis Posted: 20 Nov 2020 07:11 AM PST just curious about how you deel with your tenants when they can't pay, which is probably happening a lot this year. for example, in my country, currently the situation is awful, and the renter hasn't paid in 2 months. we tried to understand his situation, and he hasn't really explained what's the matter. we suspect he isn't working anymore, he's coming soon over to talk and maybe pay. we need the money at home, but personally i find this heartbreaking, and as long as I'm able to eat and sleep in a decent place, i'd tell him not to worry about it and not pay till he is back to working (probably will take ages as his job is to sell stuff on the streets and repair a/c). but my parents are the main landlords, and their only source of income lately is real estate. how do you get over the humanitarian side of things? how do you deal with those situations ? thank you. Often they don't even share what the winners terms were. It's really difficult to not feel emotionally drained after each of these losses.. What do you do when you can't find the owner? Posted: 20 Nov 2020 03:20 AM PST I have found the perfect piece of land for our home. I've done all the research, checked zoning, deed restrictions and pulled comps. I can pay cash. A few years ago it was sold at a tax deed auction. The land company that bought it had it listed for a while with one of those "buy here, pay here" type companies. I tried reaching out to the agent, but my emails and phone calls were never returned. So I just kind of figured it was off the market and went on my way. Well, yesterday, I was out looking again and noticed it was still vacant. So I pulled up the handy-dandy tax records and got the owners address. I noticed they didn't pay their taxes this year (not late yet). When I searched for the company, all I can find are vague references to a mortgage holding company that appears to be closed. And the former listing agent doesn't have it on their site. And anyway, they look out of business too. I REALLY want this property. In three years of looking, nothing has come this close to perfect. What do I do now? The realtors I talk to say that without concrete information on the owner, they can't help me. [link] [comments] |

My home insurance is dropping me, they recommend I go swear Posted: 20 Nov 2020 08:30 AM PST So I've only been a homeowner for a bit over a month now and I got a call saying that my insurance won't cover me anymore because of the shape of the roof. prior to closing on the house there were a few shingles missing which were replaced and repaired. The house must have been at least in somewhat decent shape for the VA loan to go through and the appraiser to do their thing. They recommend I go through State farm or find someone else. I'm still covered until the end of the month I think. I knew the house was a bit old I just wasn't expecting all this So soon. I'm assuming worst case scenario I find someone who will insure me and I just end up paying more than I already am right? Thanks in advance [link] [comments] |

However, I've been taught that owning another man's home is no different then owning another man. Can someone help me deal with this moral dilemma? Does title insurance cover defective backwater valve? Posted: 20 Nov 2020 09:36 AM PST Hello all! I've just purchased a home in Ontario, Canada and moved in. A plumber came today and found a defective backwater valve. However to replace it the concrete floor in the area must be dug up and it will run me quite a bit of money even possibly over $2000. Can someone help explain DOT right of way? Posted: 20 Nov 2020 08:25 AM PST I've been attempting to get work orders/permits for the water line that was installed in my yard referenced in this post that I wrote a few days ago to attempt to minimize my attorney's hours. After making the request the city planning department called me and said that there is a "60 foot right of way on the street and our inspectors oversaw the project and determined they stayed within the right of way." My deed says that my property starts in the center of the street, so I'm fairly certain this is my property regardless of the right of way existing or not. The question I have is, does a 60' right of way split in the center of the street? Say 30 feet from center in both directions? Also does anyone know where to look for records of right of ways? I checked on the scdot roadway finder and there does appear to be a right of way, that's split across the street but there is no specific size mentioned. Judging roughly by the plat measurements I suspect it's less than 30 feet on each side of the road. [link] [comments] |
How do developers/builders get their hands on a lot/teardown Posted: 20 Nov 2020 08:16 AM PST It's been over a year since we've been looking for a house. Needless to say, we're picky, especially since we've seen a lot of houses by now. We think layout on a house is key, and so flirting with the idea of building so we can get what we want. The frustrating part has been that builders are getting their hands on a big lot and cramming as many houses in there as possible. Some of these lots have teardown on them. My question is; how are the builders paying for these houses or lots? I mean, if the property (either just lot or a teardown on a lot) has a value for example $300,000, does the developer/builder just pay that amount to the seller? Or do they say that on the lot we''ll build "X" number of houses and the seller a % commission per house sold? I am so curious to know!!! Thank you! [link] [comments] |
Regret our first home -- agent is offering to "help" Posted: 20 Nov 2020 08:15 AM PST Earlier this year we purchased our first home. We goofed and really want to move away soon-ish. Nothing is wrong with the house itself, it's a location issue. It's affecting my mental state intensely, so I don't think I am overreacting in wanting to move. My real estate agent is offering to sell our home "for free" if we purchase another one of their listings and we pay "any/all buyer agent fees" that I am not sure we would be paying or not in a normal scenario. I am just trying to find out if its a scam or not. Could be that they are just shifting some fees around and I would end up paying the same amount of money. Or, it could be that they would indeed taking a hit on commission, but its worth a shot for them because they 1a. assume I would be selling the house soon regardless which leads to 1b. they assume I would not be using them again and some money is better than none. All in all I'm suspicious and pretty disappointed with everything. We spent a long time saving and tried to do the right thing and go a bit below budget when it turns out we should've just went for the big one at the start. Has anyone here seen anything like this? Removing Appraisal Contingency Posted: 20 Nov 2020 08:01 AM PST I've been trying to buy for a few months now, and I'm facing the same stiff competition many of you have. Put in a number of offers $20k over asking or higher, still not the highest. I'm seeing that it is seemingly popular to remove the appraisal contingency, which scares me. My question: is removing the appraisal contingency actually committing you to making up the difference if the appraisal comes in low? Can't you still bail out with the loan contingency if the lender won't fund the whole sale price? Is this just an appealing item to add to your offer that doesn't really have any teeth? Why is a related party listed as representing the seller of the house I bought? Posted: 20 Nov 2020 03:40 AM PST Just bought my first house, after closing having a few headaches and one major one being inspectors failed to check the heating and it ended up not working and sellers failed to disclose this in their disclosures. When we were making our offer everything went smooth and fast. My real estate agent was someone I went to High school with, not a friend just someone I Knew and I didn't know any other real estate agents so I decided to trust her (in my late twenties now for reference). Her mom is a real estate agent and they work under the same company but she had nothing to do with this transaction. I looked up the mom's name after and it had my property listed under her name, but as representing the seller. When I look up my real estate agent , my property is listed and it says represented the buyer. Why would her mom be listed as representing the seller of the property ? The seller had their own real estate agent who also lists my property as representing the seller. I looked at a few more properties recently sold by them and the situation was the same. Posted: 20 Nov 2020 06:50 AM PST Wetland/forested area in the back which we actually like for peace/privacy/view. But the building envelope is only like 80*60. We want a 4bed 3.5 bath home, ~3500-4000sqft, very modern aesthetic. Is this doable. I am supposed to close on a cash only deal tomorrow for land. 3 days ago I requested a closing disclosure or some type of summary of what I am to pay at closing in an email. I got brushed aside and just got the closing disclosure tonight. On top of the price of the land, $2.6k for closing fees (a bit more than I estimated), they want me to pay for the HOA to the closing company. I don't have the cash in my checking account for the total amount, I could have had it easily if they gave this to me when I asked The HOA agreement says to mail the check at closing to their treasurer, that was my plan all along. Having the plan changed on me 18 hours before closing (after banking hours) is unprofessional. What is my recourse with the title company and lawyer? Also, is normal for a buyer to pay transfer taxes? My contract says seller pays grantor taxes In VA, USA if that matters. [link] [comments] |

Adding a Sunroom or Buying a Larger House? Posted: 19 Nov 2020 07:58 PM PST Hello everyone! I have been googling this, but I want a straight forward answer. I am making mortgage payments on a home and I like where I'm at, but I could use a bit more space. I am torn between saving up for a couple of years and building a 4 season sunroom to become a multifunctional space for watching TV, hosting guests, having space for kids to play, and moving a desk in and doing some work at home. When researching costs, I have begun to wonder if I'm better off just eventually selling and buying a bigger home instead. Since purchasing this home, I have added 2 additional bedrooms in the basement. I assume this has added some value. So I've gone from a 3 bedroom to a 5 bedroom. I am thinking that in a few years I could sell the house for more than I paid and get something more expensive rather than pay a lot for one additional space.
