    Is the forecasted death of the realtor a myth ?

    Seeing a lot of people feel that being a realtor is a dying field and eventually the rise of technology and the discount broker will continue to put pressure on the traditional realtor model.

    Is someone crazy to become a realtor at this point ? Thanks

    Newbie Agent Advice Needed Please

    As a recently licensed agent who signed up with EXP Realty, I am looking to make a move. The training there sucks. Plus they seem to be just a virtual world experience of Keller Williams. I did not get into this business to make cold calls and contact FSBOs & expireds. Plus, the successful agents are all about recruiting like freakin' Amway/Shaklee/Nu Skin/Herbalife bullshit.

    I interviewed with Redfin (I love their tech) recently but their compensation plan differs radically state by state, and in NY, it's horrible. They pay $1200 - $1500 per closing no matter how much the home sells for. F that!

    I also sent my resume to REX, but they seem to be overwhelmed right now.

    What advice do you all have for a newbie?
    Am I being an entitled asshole saying I won't do FSBOs and expireds?

    Should I look for a Redfin type employee opportunity, a 100% commission broker situation or go to a traditional model like Keller, Home & Garden, Exit, Weichert, etc?

    Please feel free to be brutal & honest.

    Hosting open houses

    I've seen people suggest hosting open houses to get new business. I'm from a very small firm. How would I go about getting in the open house loop? I'm hoping some realtors would want to let me help over the holidays.

    Buying the house I’m supposed to list

    I'm about to meet this potential client who wants me to list her house. The thing is, I'm interested in buying it for myself. How should I talk to the seller about this?

    Should I offer to do a private deal and save her some commission? If I were to do a private deal, I'm thinking of getting a 3rd party appraiser to price the property, but if their valuation is far from what I have in mind that will be rather awkward.

    Or should I just ask her to list with another realtor and submit my bid like a regular buyer?

    Relocating

    Hi! Give me all the advice on how to establish yourself after relocating!!!! To give you some insight to my situation: I'm moving across the state, I spent much of my early twenties(I'm in my mid-twenties now)living in the city I'm moving back to, so I still have a good network of people there. However, the market is saturated and cut-throat. What is the best advice you have for me to kick some ass and stand out? I'm so ready!

    Referral etiquette and legality

    Hi, just submitted a post regarding my relocation. My second question, is can I talk to my pipeline before I leave my brokerage, and refer them out to another agent for a referral fee? I put a lot of work into them, and even though they arent under contract I'd like to at least set them up with someone who will do a good job :)

    Studying for my CA Real Estate License Exam... How Important is my Elective?

    My elective is RE Finance, which I chose because I knew it would be the biggest challenge for me. My coursework has been all online (COVID & convenience), so I feel very on my own. Knowing this information will certainly add to my ability and confidence as a new agent, but I'm much more of a learner by practice/application, and since it seems like a lot of the Finance information is so case-by-case, I've had a hard time studying it. I feel like I will learn better once on the job, working under a mentor.

    Just seeking a bit of confirmation.... will Finance (outside of principles and practices) be on the California Exam? Is the final exam tailored to my elective? Or does everyone receive the same exam for that testing day?

    This might be an obvious answer, since electives are electives and it would be unfair for that course to be on the exam, but I'm a bit paranoid and just want to make sure I'm learning the information correctly!
