| Posted: 17 Dec 2020 08:51 AM PST I've listened to a few podcasts over the years to help me learn and get inspired with new ways to grow my business. One I really liked when I first started out was Agent Caffeine, who interviewed veteran agents as well as marketing experts, but she hasn't made any new episodes in about 5 years. Another one that I'm just getting into is The Relentless, which interviews experts in different industries from entertainment to online dating to learn about their perspectives and practices that could be relevant to real estate. It's like Master's of Scale (another podcast that I'm a big fan of), but with a focus on real estate instead of tech. What other podcasts could you guys recommend that are marketing/real estate related? [link] [comments] |

Anyways, I'm Chicano so naturally I know and meet plenty of people who are undocumented immigrants and therefore have no SSN and/or credit. I know that they don't qualify for any government backed loans, so what kind of loan do they qualify for? Really I'd like to get more information on what kind of DP minimum they can expect? And a better idea of just how much more their interest rates usually are compared to someone who does have credit? | Likelihood of driving clients around? Posted: 17 Dec 2020 12:03 PM PST I was in another thread on here and the topic of driving around clients kept popping up. I have 1 vehicle with both my kids heavy and hard to remove car seats in the back seat. Is this something that is going to be an issue? I really would rather keep clients out of my car until further down the road when I can hopefully buy a second nicer one dedicated more for work. [link] [comments] |

They don't pick up, they don't call back, and almost everyone doesn't communicate at all, which just completely wastes my time. "Oh, let me ask my seller! I'll let you know as soon as I find out!" Ghosted Like at least communicate that the seller said no, or that you haven't asked yet so I can continue to try to schedule open house appointments... I can't be overlapping open house times if I don't know who can confirm open houses... [link] [comments] |

Posted: 16 Dec 2020 07:16 PM PST I'm closing on a property and I went to check it out one last time because its been a constant battle with the seller trying to get them to be clear about what is staying and what is going. It seems like In general if it has value they found someone to come take it. So I'm curious, is it legal for sellers to alter and sell aspects of the property right up to the the day of closing? I'm wondering what's the best opener for past friends from High School etc. that I most likely haven't seen or talked to in 5+ years in some cases. I feel like its a large sphere of people that I'm not tapping into but should be. I'm thinking I should my FB friends to my CRM just so I know who I have contacted and how often. I have a plan to earn commissions, save those, and then purchase actual real estate to rent out and just expand over time. I'm aware that real estate is about sales and lead generation (to my knowledge) and I have a general idea about my professional image that I'll put out. I'm aware that this job isn't easy. | Quick question about active/inactive license. Posted: 16 Dec 2020 03:09 PM PST I'm about to sign up for a real estate course and noticed something I don't understand. I'm in the state of Georgia. I noticed that the commission will mail me an active license if I have a sponsoring broker, and an inactive license if I don't. So if when I apply I haven't signed to a brokerage yet, will there be even more steps to take to move from an inactive license to an active one?
