| What are the pros and cons of listing high nowadays? Posted: 25 Dec 2020 10:20 AM PST I ask because I'll be listing a friend's townhouse soon and she wants to list it at the same level as another TH that's on the market there. It's been on the market at $319,900 for 60 days and has had no hits. We thought originally that listing just a few dollars less ($318,000) would be ok, but I'm now of the opinion that 60 DOM is a clear indicator that that price is too high and doing the same might do more harm than good. I think that it's about $4-5000 over where it should be listed. On the other hand, post 2020 (listing January 2021) might be ok with the higher price. I'm conflicted. Any advice is appreciated. I'm trying to find some dirt on them, but can't so far. Seems like one, while too good to be true, is actually true? At the same time, I have to wonder why everyone else hasn't moved there already.
