    It's really nice to have a place to vent when we're upset, celebrate when we succeed at a challenge, come for guidance when we're lost and offer advice when we're able to.

    I can honestly say this is the one place I I learn at least 1 new thing a day, one self improving nugget to help me do my job better.

    What are the most effective and ineffective ways you have found to generate referrals from past clients?

    Just looking to create some discussion and looking for different ideas.

    What is the most effective way you have found to generate referrals from past clients other than doing a good job when working with them? Also are there things you have tried and found not to be effective?

    • Do you give closing gifts, if so what do you do/give? Examples?
    • How do you keep in touch and how often are you contacting/checking in? (Call, text, email, mail etc.)
    • Do you send gifts, cards, magnets etc. around holidays?
    • Do you have certain things you say that you believe stick with clients?
    • How do you "remind" them to remember to refer you?

    All thoughts, ideas, and experiences are welcome!

    Is there any sort of CRM which does this?

    Basically, what I'm looking for is a CRM which matches a property with a person, rather than helping you match a person with a property. You input what your buyers are looking for, that data is saved. Then, when you see a specific interesting property, you can search by that home's criteria and it would tell you exactly which of your buyers might be interested in it.

    Does this sort of thing exist? I find it somewhat difficult to remember exactly which of my buyers are searching for a specific type of home and I feel such a tool could really help me streamline that process. Yes, I have them set up on MLS auto emails, yet I also like to manually send them homes from time to time so we can stay in touch.

    Average closings for a first year realtor?

    I've managed to close 6 transactions my first year in RE, but I still feel like I've done nothing. I also work a full-time job.

    Any first year anecdotes here?

    Smoke Homes SHOULD BE DISCLOSED ON MLS!

    I cannot tell you how many times I've walked into a property with a buyer to hear them say "ope! smoker. we can leave". It's such a waste of everyone's time from all parties.

    "B-b-b-but people won't go to the home if that's disclosed!" That's where you need to stuff it, buckaroo!

    Here are the possibilities of it being disclosed and not disclosed..listen closely.

    Not disclosed:

    Scenario 1: Buyer walks in and doesn't care. If they don't care, they don't care and never will regardless.

    Scenario 2 Buyer walks in, instantly appalled at any trace of smoke. Doesn't matter the circumstances, a smoker's home was a no.

    Disclosed:

    Scenario 1: Buyer knows it's a smokers home because the MLS says so. If they want to go still, it's because it doesn't bother them and wouldn't have if they went anyways.

    Scenario 2: Buyer knows it is a smoker's home because it was disclosed. They don't bother going, because regardless, under no circumstance, will smokey smelling house ever be considered. This way, the seller's don't have to leave(or have time taken up if vacant), the buyer's agent doesn't have their time wasted, and the buyer doesn't get pissed either.

    Long story short, anyone who isn't okay with a home being smoked up will NOT be okay with it for any reason, any time. Anyone who would consider that home with a walk through will NOT be deterred by the disclosure on the MLS. Fucking include it in the MLS. Save everyone the trouble and d i s c l o s e it. In an industry where everything has to be disclosed, why not this?

    Anyone here use an iPad for their workflow?

    I'm considering getting and ipad (wifi). I already have an iphone and a mac, but i'm contemplating if the ipad air can help aid my workflow and would love to hear about how others utilize a tablet.

    FWIW - i also want it for procreate and i believe i'll be able to create digital artwork of the homes for closing gifts with that. I've done this is Affinity designer on my mac, but I understand it to be much easier in procreate.

    Getting sphere/contacts on my email campaigns?

    I am working on my SOI list and wanting to set up some emails, even if its just quarterly emails not sales related, happy birthday, etc. How and when do you add your sphere to your email list? Do you just take all the emails you have and set them up or actually wait until there is interest or actually volunteer to send them something?

    First brokerage

    First off thank you to this community for their advice and tips these past few months.

    Just passed the exam last week and found a brokerage I like today. What are some things I must do in the next couple days to jumpstart my business? Anyone have any starters for letting people know I'm now licensed, I don't want to sound pushy approaching family or friends asking them for referrals if they know anyone.

    Online courses - The CE Shop

    I've looked at different online schools for the real estate courses. The CE Shop has one of the highest passing rates in my state. Did anyone go through them or recommends this site?

    I'm in Texas if that matters.

    I don't know who you think you are trying to get me to download your app pay you a monthly fee just to show one of the properties which you manage being a leasing agent is already underpaid tedious work now you want me to pay only to SHOW your managed properties???

    not to mention your agents don't put their cell or actual email addresses in MLS. Just whatever shifty management company they're with. So when there isn't a lockbox or code to put into your shitty app I go through 10 layers of "press 1 to..." until I get some unlicensed receptionist!!!

    Go to hell rently and any management company that uses them!
