    Hi all,

    I was wondering if anyone has recently passed the PSI and then went through the licensing process with the RE broker to do business? I'm expecting 2-3 weeks, is it more or less?

    My broker wanted me to pass the exam first before she starts the paperwork. I'm hoping to start doing business the 3rd week of january assuming I pass one of the 3 exams I will take before the end of the year.

    Starting on monday and just had a few questions

    I am starting my first day of training on Monday morning and my recruiter had sent me a packet detailing everything i'll need for that day. After quickly reviewing it, one thing did catch my eye. They were asking for a $500 investment from me as they were only interested in the "most serious of agents". I wanted to ask if this is common among all realtors? Cause i will be honest, the whole language of that sounded really scammy.

    Can a Realtor do business under an LLC's name that isn't their first/last name?

    I have a small marketing company in which I am the sole proprietor of. I have had my real estate license for 5 years, although in the past year months it has gone inactive as I stopped working at my previous brokerage 18 months ago to go full time growing my marketing company. I am in the process of reactivating my license with a new brokerage, so I can resume selling. Am I able to leverage my marketing company's LLC name to market my services as a Realtor?

    Thinking of getting into the field

    Hi I am currently an 18 year old who attends college as a freshman full time. I'm thinking of getting into the field as from what i've seen on posts, it sounds like a pretty fun and interesting field to get into. I currently hate my job because even though I applied as part-time, i'm getting a whole load of hours working 40+ hours a week and am having a hard time focusing in school. I wouldn't mind putting in the same amount of work and hours for this seems like something I would enjoy rather than something I don't enjoy like my current job right now. I'm also someone who just got into real estate and don't know too much. Any advice on where to start? What to look into? What's the best way to get into the industry? Should I do my research first? Should I apply for an internship? All advice and tips would be greatly appreciated. Thanks! :)

    Posting pictures/video on Instagram of another agent's listing

    Wondering the best way to approach this. I want to up my Instagram game and I was thinking I could show some of the nicer newly listed houses/mansions in the area and post the content to Instagram.

    I'm guessing I should ask the listing agent for permission first? What reason would they have for being against it? If anything it may, albeit unlikely, bring a potential buyer to the table (hopefully under my representation).

    Anyone have any experience with this? I know there are a lot of agents that do it.

    Best licensing course in NY?

    Honest review of cold calling using mojo dialer

    So I spent 150 bucks on MoJo dialer for geo leads and filtered out the no contact list, and probably cold called around 300 numbers in a hand full of days. So the report isn't on a massive pool of people yet. How ever, 300 contact attempts is enough to get an average of what to expect doing this.

    Out of these 300 calls, maybe only 25-30 actually picked up the phone. Further more, 3 leads came out of it. 2 of those died, and 1 wants me to call back to discuss more during the summer. So let's assume it'll take 10 leads to have a closing. We're looking at around a 1000 numbers dialed, for 1 closing. In my opinion, for 150 dollars a month, I don't know if it's worth it unless you call 1000 numbers a month with only at most, 120 actually picking up the phone. It's possible that calling expireds would be worth that 150 a month instead of geo leads. But expireds are another animal with a whole new skill and script to convert.

    I'll try my best to continue calling, but I have to admit. I raged quit twice now after a long string on noone picking up the phone. I much prefer to get hung up on than have no one answer at all. I like my first 20 seconds of my script, because everything else comes naturally after that, but my God, the no pick ups burn me out really fast.

    I have a home buyer who now wants to lease a house at the moment. I am unfamiliar with what real estate agents do for a lease agreement.

    These clients of mine asked me to help them on a lease deal. I know I can get it done, however I am unfamiliar with the process from a real estate agents perspective. I hear a lease agreement is easier compared to a purchase and sale agreement.

    Any advice from other agents who have done a lease agreement?

    Advice/Study Tips for TX RE License Exam

    Hi All! I am sure that this question has been asked about 100000x on here, but I am hoping to find some advice from anyone who recently took the TX real estate license exam.

    I am taking my test in the next few weeks and would like some study tips/advice so I can be sure to pass the first time!

    I took my classes through aceable agent, so I am taking the national and state practice tests there. I also purchased the champions study prep and am taking the practice exams there. Both are VERY different. I seem to pass the aceable tests with flying colors, but I am struggling a bit on the champions school practice tests.

    Any advice that anyone can share that will help me pass the first time? Tips on what to study for, or perhaps things you wish you studied more? Even day-of advice to help be super prepared.
