    Kinda curious. I'm about to have a conversation about staging with my clients, but part of me thinks I should just pay for it out of my commission. Quotes range from $2500-$3000 My take is about $12,500 gross commission.

    Do you pay or have clients pay?

    Coaching

    I met with one of the top lenders yesterday in my market and she brought up that she has a coach that she meets with twice a month pertaining to her lending business. I've noticed a lot of programs around such as Tom Ferry, etc for real estate agents. How do you feel about hiring a coach? Is it something you've considered? Have you had or do you have one? What are your thoughts?

    In my market, no one is really creating any content or pushing to get their name out. Believe it or not, our top agent doesn't even put any of his listings on social media. I thought maybe getting someone to help me develop and get my name out, may help me rise toward the top.

    This will be my first full year in RE. I am currently ending the year with 3 active listings and 1 pending sale with 4 closed sales my first year. I am still working 20 hrs a week at my part-time. Idk why, but I just feel like I fell short my first year. I love being a counselor and am just feeling like I need even more clients

    Submitted an offer on a house for a client today and waiting on either acceptance or counter offer!

    DotLoop struggled on me with an older couple as the buyers but we worked through it. Cash deal and a fast close!

    When getting an appointment from a FSBO cold call, is it treated as a listing presentation or just to build further rapport?

    I'm a new agent and starting to call FSBO's. I just called my very first one and actually got an appointment from it. Now I'm confused on how to prepare for it, do I create a pre-listing presentation or would that push the FSBO away when I show up with it? I've found tons and tons of videos of scripts and cold-calling FSBO's but nothing on what to do when you actually get the appointment.

    Land Owner Info

    (CA) If I wanted to get contact info (phone and email) of every vacant land owner in my county, what company/website can provide that at a reasonable cost? Would the Title company have all this info?

    Am I able to choose a specific Title Agent to work with or am I randomized someone within the Title Company?

    I want to develop a relationship with a specific Title Agent whom I'll recommend to clients, rather than just the general Title Company. Is this normal? I saw one specifically that had good reviews from the Title Company that I want to recommend, so I want to see if I can work with this person specifically. But on the contract, I'll just be writing in the Title Company if the buyer agrees to it, but from there I want to ensure the Title Company doesn't just randomize someone for me to work with.

    How Much Value Does Adding a Room Bring to the Home?

    I run into this problem a lot where I'm trying to find comps when running a CMA on a home but they all have a different number of rooms. I ask other real estate agents and they say the same old "it depends on the area." What does that even mean? Is there some sort of formula I could use or process where I can determine how much does an additional room brings to the value of a property? And vice versa?

    Just turned 18 want to start business.

    I came up with this idea at work. I know I'm not the first obviously. But I want to make a business taking pictures and making virtual tours for realtors and companies. I haven't done a crazy amount of research cause it's only been a few hours. But is this a good idea? Any tips? Where should I start? Help!

    Just as the title suggests, I've found lately that people do not want to talk to people over the phone, especially unprepared. I'm hoping to find and use a service that allows me to send mass voicemails to clients

    New Home Build

    I'm meeting with a client interested in a New Home Build. I'm scheduled to meet with the builder and the client. What questions have you asked the builder in the past? I want to be more knowledgeable but also help my client understand what to expect.

    Is there a benefit for courtesy sharing other agents listings? Or am I just a hater?

    There's this agent in my community that started real estate at the same time as me (June 2020), we'll call him/her "K". We have a lot of mutual friends and follow one another on social media, but K and I never met. I try not to compare myself to others and always remind myself to not worry what other people are doing and just focus on me, but I don't know...it's hard not to be annoyed by K's social media posts.

    K "courtesy shares" other agent's listings multiple times a day, everyday. The annoying part though is that K makes it look like it's their own listings. Like, it's not even a "share" from the actual listing agents social media page. K actually prepares the post with emoji's and their own description, and then at the very end lists the actual agents info.

    To be honest I don't see the benefit of this, and it really makes K look desperate. Now, I'm not saying I'm a hot shot realtor or a social media marketing expert, but goddamn, K wants it too badly and that's a turn off in my opinion. It's kind of like when a guy really really wants to get with a girl and bothers her constantly all the time and the girl hates it and hates him, and the guy can't figure out why.

    What are your thoughts on "courtesy sharing" other agents listings? I've never done it and don't plan to, unless it's a good friend or colleague who asks me to, or someone within my own brokerage.

    Illinois State Portion Real Estate Exam

    Hi everyone! I just took my Illinois Real Estate Exam for the 3rd time and passed the national portion but I failed the state portion. Thankful I passed the national but I realized the studying tool I'm using (Prep Agent) doesn't have enough information to help me pass the Illinois portion.

    I'm taking the state in 10 days and going through my book, youtube, and prep agent but I was hoping someone who has taken the test could help me by commenting what I should know (only Illinois state portion testing) before I take the test.

    This is my last attempt before I have to retake the class, and I really would like to avoid that. Please be kind, this has been a long journey for me!
