Posted: 15 Jan 2021 07:24 AM PST One of the conditions was a letter of explanation for a credit inquiry from...ANOTHER MORTGAGE COMPANY... around the same day as the lender we ended up pursuing. Hmmmm, what could possibly be the explanation? This process is going to be the death of me. Closing is supposed to be Tuesday. If I don't get the clear to close today my brain might explode. Posted: 14 Jan 2021 03:05 PM PST In the UK, there are many properties listed on real estate websites with a single, solitary picture of nothing but the front of the house. Why?! I've sold things on eBay for a few pounds with several pictures. I cannot fathom why something being sold for thousands would only have a single picture? Presumably people who are serious about buying a house will want to visit it in person at some point first, but seeing pictures of the inside would help everyone determine what places are worth the effort. I'm not sure anyone here would be able to provide an answer but it's bothered me for months. Is it similar in other countries? [link] [comments] |
| Trying to figure out what is wrong with this house [NH] Posted: 15 Jan 2021 08:53 AM PST House is being sold as is, there is strange black markings all over the walls that I can't tell what they are from. Also in the one photo it looks like the flooring buckled so badly it is destroyed and even messed up the wall. Another photo showing ceiling work being done. The black markings on the wall almost look like smoke damage, but then again not really. It's mostly over the heaters but it's also in places without heaters so don't think it's that either. I was studying for my real estates license in AZ before COVID hit while finishing up my degree. Covid forced me to move back home to Texas while I finished my degree online. I finished and now I'm ready to start real estate classes in the lone star state. But... I haven't been here for a while now and I'm starting from scratch with my network. I'm considering getting my certification to teach before I start real estate. Teaching would fulfill some personal goals and values of mine while I could take some time to get to know my community again. For existing realtors, would you recommend teaching and using that as a source for clients while working on and having an active license? [link] [comments] |

Both are approved and in progress. Once is ready to close and the other is not. How do I go about closing one of the applications? Will I have to pay closing fees for both? The reason I had 2 applications was one lender pretty much went incognito for several weeks where I didn't hear anything back so I freaked out as I had a deadline and started another application. Posted: 14 Jan 2021 11:52 AM PST I know there has been some discussion on if it is smarter to put 5% down and just pay PMI since rates or so low, or put 20% down to knock off PMI, but I just heard back from my lender.. wow! PMI Only 62 dollars a month with 5% down! on 415k loan.. granted our DTI is low and both of our credit scores are 800.. still.. was expecting around 150-200. Rate is from Indianapolis.. I ask other real estate agents and they say the same old "it depends on the area." What does that even mean? Is there some sort of formula I could use or process where I can determine how much does an additional room brings to the value of a property? And vice versa? [link] [comments] |

I was paranoid about spending money for Christmas so that was tiny (read: depressing) but now that we got our IRS stimulus deposits it'd be really great to start buying a few things for the new house. Posted: 15 Jan 2021 08:21 AM PST I'm in the midst of buying a duplex to live in one side and rent out another and am trying to estimate the minimum amount of time I need to stay there (just in case) to get the game-changing financial benefits. I thought the big one was staying 1 year to qualify for another FHA loan (to do it again basically), but my friend said the big mark is 2 years for some kind of tax purposes. | Commercial mortgage vs. residential? Posted: 15 Jan 2021 07:18 AM PST Selling home/buying another. A property I'm interested in is zoned commercial. Beautiful older home in the heart of the city. Has several similar-aged homes next to/nearby that are are law offices (the home I like used to be a law office, but is residential: full kitchen, etc.) It's positioned very close to the county courthouse and PD. Are there any additional lender hoops to jump through when purchasing commercial? It'd be owner-occupied. I'm not interested in changing the zoning. My current home's not going live on MLS until late next week, so I'm holding off on shopping a lender (who should be able to answer this question). Posted: 15 Jan 2021 07:13 AM PST Good morning, I'm looking into the option of refinancing my home that I bought in the last year with an IRRRL VA loan. Interest rates have plummeted enough to make it worth whatever initial costs I'll need to put up. Looking through the VA.gov website and specifically the IRRRL page - I can't seem to find the parameters for using the IRRRL refinancing option. My main concern is regarding how a typical VA loan (and FHA) works - You need to "intend" to live in the house for a year period within 90 days of purchase. For my specific situation we have been in the home for almost a year & I'm waiting for a relocation for my job that could come at anytime. I don't want to refinance into this IRRRL if the same VA loan rules apply & be on the hook when my job relocates me. Through the grapevine I have come into contact with a homeowner who is looking to make a private home sale. The homeowner has suggested that we both get a valuation of the property as a starting point to begin discussion on a price we can both mutually agree upon. Does anyone have any suggestions on how I can go about doing this? Should I just ask a random realtor to give me their thoughts on what the property is worth? Due to Covid and lockdown measures in Ontario, no home visits are possible at the moments (though this will likely change later in February when measures here lift). I just got pre-approved for a $650,000 jumbo 30-year fixed loan ($200k down) at 2.75% (no points). Was pleased with the rate; however, they claim they need a minimum of 45 days to close because appraisals need 25 business days? I'm in the Seattle market and that will basically kill our chances on any homes right now. 30 days or less seems to be the standard here now. Plus, 25 business days for an appraisal?
