    Just a thought on this new pervasive expectation that landlords should be the providers of loss abatement during the pandemic as if we are somehow equity partners in the tenant's businesses but only when things get rough.

    If I were a commercial landlord right now I'd be negotiating huge profit-sharing deals for years if tenants couldn't pay rent for a few months in 2021.

    How is everyone handling Showings/Open Houses during the pandemic?

    Hello Fellow Realtors!

    I am a realtor in San Diego and I have a client who wants to list his home but he is worried about people entering his home due to Covid. I was wondering how everyone else is handling showings and open houses. I want to re-assure him that we can do this safely.

    I was thinking about shooting a video or Facebook/zoom open house.

    Any other creative ideas? What companies/apps do you use for virtual tours or 3d tours? How much do those cost?

    Calling homeowners asking if they want to sell to my buyer

    I have been helping my very qualified buyer look for homes since September 2020. We have put offers in on 6 houses and lost on all of them. One of those offers we lost by $1k (soooo crushing for me and even more for my buyer).

    We made an offer on another house yesterday and I was just informed the seller is going with a different offer. My buyer is yet again disappointed and expressed that she feels like this is "impossible". We have been making great offers (IMO) on homes ($10k to $20k over listing). First advice question I have: what do you usually say to buyers when they express disappointment or they seem to feel "not up for it" when it comes to continuing house hunting? I find myself just telling them "it's alright, there will be more homes hitting the market and we will get the next one"...which we haven't been. But yeah, looking for ideas on things to say to My buyer to make them feel better and optimistic about going on.

    Secondly, I was planning to call homeowners in the area that my buyer is wanting to live. I want to introduce myself and let them know that I have a pre qualified buyer ready to buy their home if they're interested in selling. In this case, IF I get a homeowner willing to do it, I could and should charge less commission in a sense correct? To make it worth it to the seller? Also, if I'm able to get a homeowner to sell their home to my buyer, I still have to list the home on the MLS, correct? And then just write in the remarks, "sold before print", correct?

    After you open the Sentilock box to unlock a home for a showing, do you keep the key with you inside the whole time or do you put it back in the box right away while you remain inside?

    Just wondering what is most common. During COVID, there really should only be one party viewing at a time anyways, but outside of that, I know showings can overlap, so I suppose the key should be put back in the box right away and then you lock the door once you're inside?

    I have been told I should buy a zip code from Zillow to increase lead generation. Anybody have words of advice on a reasonable monthly amount to start out? Any success or failure stories? Tips or tricks?

    Is there a site the allows home buyers to leave reviews of homes that are on the market?

    I would love to be able to leave comments on homes after I have viewed them for other potential home buyers to see.
