    Our lease ends soon and I was considering leasing a new place. I had a commercial realtor and she did a great job. We almost had a deal with the landlord but I had to pull out of the deal for valid reasons that I shared with her and she agreed that it was a good decision. I understand that the nature of this business is that a realtor gets a commission only upon a closed deal, but I want to still show her my appreciation for her time. What do you think would be a good amount that would not insult her? Would a gift card to a spa or some other local business gift card be a good option? What would you suggest? thanks!

    Gusto for S corp

    Hello! S corp realtor here debating getting my payroll onto gusto because of its cheaper price for those who don't need much from their payroll software and have minimal employees.

    I have one question that i need answered before i pay the trigger. Does gusto allow payments to a single employee (me) in two different methods (W2 and distributions)? from messing around with the demo version i cant find how to pay out distributions.

    Anyone who use gusto for their S corp figure this out? Thanks!

    What do you list for "employer" on paperwork?

    I'm in the process of choosing a brokerage right now, I passed my test last week :)

    Anyways, I'm wondering what you put down for employer info for documents that require it like doctors offices and stuff like that.

    My daughter is going into daycare soon and I didn't fill out the employer section of the paperwork. The owner told me I need to fill that in as soon as I choose a broker because she has to file it with the state.

    Would I put my broker down? Or list self-employed?

    Any insight appreciated!

    Finding a real estate agents history in the business...

    Not a real estate agent, myself, although I'm very involved with the industry. I was wondering if there was a way to check an agents history in the business and how many transactions they've sold. They were telling me a number but I'm suspecting they may be over exaggerating.

    Out of state Arizona pre-license?

    I've been doing my pre-license courses in Texas online for a while, and I still have a ways to go in order to get my license. Life basically pushed to shove and its a high probability that I'll be moving states in the coming months. Kind of sucks to leave the home state. I don't think getting licensed & joining a brokerage in Texas would be in my best interest, since I'd be a new agent and would have to leave the brokerage so fast. (still doing the courses, though)

    Am I able to do my pre-license courses from Arizona while being a Texas resident? If the answer is obvious, sorry I forgot if I even had to prove I was a Texas resident to get the courses I'm doing now. If my relocation becomes a sure thing, I'd love to get a head start on those 96 hours even if its by a bit.

    TREB question

    Hi there,

    New Toronto agent here. Are there any issues if I put an offer on properties outside my real estate board? Does that impact my commission in any way?

    Also, is there a way to get access to Hamilton listings? I'm a TREB member only.

    Funny

    Hi so I'm a realtor and I was in the process of switching brokerages. The brokerage I started off with do not have a physical office etc so I switched to a local Brokerage near my home. So the funniest thing I put in my transfer papers and my Managing broker and I talk I thanked him and let him know few hours go by and they unfollowed me on Instagram and one agent unfriended me on Facebook mind that these gentlemen are well into their 30s and I'm 23. I just found that very funny and Petty. Well time to move on.

    Does your managing broker let you have your own website?

    I told my managing broker i wanted to make my own website and she was okay with it, so I spent some time and money making my website and now she's telling me she doesn't want me to do it because she will have to approve any content i put out and approve all of the pages. Has anyone had a similar experience?

    Brokers staying in business

    Hi everyone, I'm a newbie and trying to dig deep/ preparer for my exam.

    So much of what I've read so far is that your career has a lot to do with the broker you choose.

    My question is - how do brokers stay in business if they teach you everything. Wouldn't that mean that once you learn you'll head over to a shop with higher commissions and/or start your own brokerage.

    I guess I just don't understand the incentives for brokers to teach you and hold your hand throughly this.

    Any insight would be greatly appreciated.

    How to Prepare Now

    Hello everyone, I start my real estate classes in a week and I was wondering what else I should be doing while taking the classes to prepare myself best. I want to put extra work in outside the classes to increase my chances of success but don't know what would be the most efficient things to do with the time.     Anyone have a nifty VA Home Loan PDF handbook?

    My brokerage used to have these awesome little flip books that served as an easy-to-read guide to VA loan programs. I work with military clients often, and I'm wondering if anyone has found some sort of handy dandy info-graph that lays out the requirements and details of VA lending?

    I’m 20 with a job just above minimum wage. Looking for a career and real estate sparked my interest. Is this the right move?

    I'm a 20 year old girl currently making $14.50/hr. I'm trying to figure out what I want to do career wise and real estate sparked my interest. I'm not in college right now and was thinking of getting my real estate license while working at my part-time job. I'm in Orange County about an hour away from Los Angeles. I feel like I can do well because of the area I'm in but I don't know where to start. I'm working as a barista as of now so I have some experience working with customers. Do you think I can pursue this while working at my current job? Is it more difficult for a woman to be successful in this field? Any other general advice?

    Struggling to sell a newly built home

    Could really use some ideas and advice. I have a listing that went on the market the week before Christmas. Awful timing. It was built in 2020, it's a beautiful 4 bedroom, 2.5 bath 2 story home. This home is located in the middle of a highly sought after community with top rated schools and is a favorite for growing families. This house is on the county line and in a horrible school district for elementary, middle and high school. Because my sellers recently bought it they still owe a significant amount on the mortgage. I reduced commission for both sides to 2.5% and we listed about $5-$10,000 over what it would sell quickly for because otherwise they would end up owing money. They're military and need to move soon. What a buyer would pay for this home they could also find a few blocks away but it would be about a 15-20 year old home, the trade off being excellent schools. So far it's been crickets. Hardly any showings. My sellers are thinking of doing a short sale if we don't get anything by February. A coworker suggested partnering with Opendoor, Offerpad or Knock and seeing if they can provide us a decent offer. Has anyone had experience partnering with an ibuyer or being in a similar situation with a listing like this? I'm trying to avoid the short sale route for them but I think that 2.5% is killing us (3% is standard.) Another house in the same neighborhood listed the same day, same price, similar square footage, 2.5%, and was under contract in a week. The only difference being that it was a 1 story. I'm scratching my head here. Any advice or perspectives would be appreciated!

    Marketing Flyers and Mailers

    I hate creating flyers and mailers. Does anyone have a good sites for templates? I am going to send a massive amount of mailers out this year to specific neighborhoods to get more listings. I want the mailers stand out and look professional.
