What are some things you've done above and beyond for your clients to get that deal to close? I have gone to showings 30 mins early to pick up teenagers dirty laundry that was always left everywhere, I've referred clients to marriage counsellors, babysat horses when they went on vacation, paid for them to stay in hotels, and much more! Have you ever been in this situation where another agent is out of town or they have to show another listing? What is fair compensation for doing this? In this case, the agent that was asked to show a house (40 minutes away from his house on a Saturday afternoon) he said $150 and the other agent thought it was too much. [link] [comments] |

Easiest Way to Subscribe to Other State's (Texas) MLS? Posted: 26 Feb 2021 06:47 AM PST Hi all, hoping somebody can help me with what I assume to be an easy question: How do I subscribe and get access to another state's MLS, in my case Texas? I am currently licensed on the East Coast but I am becoming somewhat interested in a second home in Texas, specifically the Austin area. I'd prefer to subscribe and pay the fees myself and have 24/7 access to all the information vs. finding a local TX realtor and signing up through their watered down MLS portal. I'd think this would be obvious but I'll simply point out: Searching on an MLS vs. searching through a limited portal is night and day with the information that can be accessed. Ideas I have read about online are:
The first option seems easy but I'm a little confused which MLS I want to subscribe to. I'm finding TARMLS and TXLS but would I really need two to see properties across the state? Any and all help here would be greatly appreciated. EDIT: I forgot about this sub, the hostility is REAL! Am I a needy first time buyer? Posted: 26 Feb 2021 09:34 AM PST Sorry in advance for the book TLDR: My realtor ignores me and I end up doing all the back and forth with my new construction builder. She takes too long to write back (days) and by then I've already figured it out or made the wrong decision. I don't know if I'm too needy or if she's just bad at her job. Idk how to fire her if she's in my contract for my home. Are my expectations too high? ———————————— I'm doing a new construction with a big name builder in FL. The process hasn't been smooth sailing and is kinda stressful for me. I wanted a realtor so I wouldn't be alone in the process and figured it would make for better deals, etc... Just help keep the stress low by having an experienced person on my side. But I don't feel like it's helped at all. It's like being alone. I'm not sure if it's that I'm too needy or if my realtor is just bad at her job. In the beginning I thought a realtor would help me keep on top of the build process and check in with me on how things are going. Let me know what steps are next and when I will need to do certain things. Like a liaison between my builder and myself. Someone with my best interest in mind. Now I'm not so sure how a realtor works. We don't talk much at all. I know I'm anxious and excited, but I figured maybe that's okay because I'm sure she has tons of clients and this is old news for her. I don't message her every day just when there is a problem,but since we signed the contract she hasn't been responding to me. She basically just ignores me until she feels like it's an absolute emergency. I last messaged her 3 days ago after coming over a big hurdle in my build contract (idk if she even helped with it) I asked if she had some free time to talk about house stuff and she has ignored me. It's been almost 4 days. She's done this more and more lately. Especially since problems started coming up, but that's when I need her most! I get that she has other clients, but just acknowledging my message and letting me know she will be in touch as soon as she can would be nice. The lack of response makes me restless / anxious and I end up just doing things on my own when it may have been best to talk it over with someone experienced. I've needed her to help me fight for a few things like getting design to fix their mistakes, asking the builder to honor our contract with a few cuts they made, and answer questions about initial disclosures, and closing cost. I just feel like she's always falling short of my expectations... which are pretty low because I have been doing that all on my own. I can be very strong willed on my own. I didn't necessarily need a realtor to stand up for me, but to give me guidance and meaningful advice on when to push and when to let go. I can't go off storming the castle for what I believe is true and right when I don't know the ins and outs of real estate. For all I know it's normal and I'm just a clueless newb. I have no problem sitting back and letting a professional do their job. Honestly, I would prefer it. But, since she hasn't been doing anything I've had to take the lead. I've had to call the builder because she says he's too abrupt with her. She can't talk to him on her own and always needs me there. She tells me it's normal to have to pay extra for things they mess up in my contract and I should just give in and let it go. I don't (way too stubborn for that), but instead pushed for what I felt was right on my own and they ended up compromising with me. Shouldn't my realtor be doing that? I had to call the builder's funding agency and demand a correction to my initial disclosures because they were 30k over my purchase price. She told me to just sign them because they didn't matter and would change when closer to completion date, but it just didn't feel right. If they're wrong then why not just fix them? I want to know what my actual mortgage payment is estimated to be before signing that I agree, not an inflated number that is way over budget. I did research and realized that my initial disclosures determine my max closing cost and I could be getting screwed. Should a realtor have helped with that? I just don't see the point in having a realtor if she's just going to whine about people not being nice to her and I end up doing all the work. She didn't even come with me to my construction meeting and I had no idea wtf they were talking about. Is it normal to be working so independently? I mean what is a realtor for in new construction if they're never around or helping out? I'm a first time buyer so I kind of feel like I'm being needy. I keep accepting her lame excuses even though I know she sees my messages, but idk how to fire her and I don't want to be an asshole if I am expecting too much. She has tons of 5 star reviews on multiple platforms and even my co-worker told me she used her for her new construction several years ago and had a great experience. Do you think it's me? Am I the reason she's MIA? Can I even get a new realtor after they're in my contract for my home build? [link] [comments] |

Also, by any chance, can my client just give them credit and take some from the proceeds instead of repairing it? Posted: 25 Feb 2021 10:49 PM PST I'm working on this deal, and got the Title Commitment to my client today. On it, there are some questionable things going on, which make me hope there isn't some hidden lien, but I also saw a Homestead Declaration. Now I've heard of this before, something about how $250k on property value, in my state (Montana) is protected from debt collectors or something? I have never seen it before, though, so it is new to me. There seems to be a $242k mortgage on this property, and its worth is around $715k. So according to the Homestead Declaration law, this only applies to the person who has applied the Declaration to the property, and doesn't seem to convey with the property's new ownership. Is that right? I have suggested that my client consult with an attorney, but I am curious about this (and some other issues), as I've never ran into it before. [link] [comments] |

After some research I want to go forward with a "highest, best, and NOT final" process, because I'm simply not in a rush and I want the very best offer. Now that I'm about to finish the course and take the practice exam i was reading the section named "it's time to prepare for your exam" and it says at the very end "A final note. When you pass your final exam you will need to log out of your account after you complete your survey and log back in after a timeframe of approximately one hour. The system needs to collect all data from your course before your certificate will be available." My question is will they know that I used quizlet for one of the chapter quizzes and will they do anything? What would happen if they knew? And what does that message mean? [link] [comments] |
Posted: 25 Feb 2021 07:09 PM PST Changing brokerages in Indiana. The options I've narrowed it down to are a Re/Max franchise and a KW franchise. I have been with a different RE/Max franchise, didn't mind the training, didn't really have booj yet. I've never had any hands in with Command and can only find those who've drank the KWool-Aid so this thing is basically a sex toy by their descriptions. Anyone have any recent experience with both? pros and cons of either? I don't know what one is going to be more beneficial to me. [link] [comments] |
