Posted: 27 Feb 2021 12:41 PM PST Took my MI Real Estate Salesperson Exam for the first time earlier this month and failed by 2 questions. I studied my butt off for the whole rest of the month (until my head hurt) until I was able to get another crack at it! This is probably the hardest test I've ever taken, and I was so glad I passed that I may have yelled out loudly in the exam room and frightened the other test takers lol. Now the real fun begins! Have completed all of my educational requirements, finger prints and scheduled my state and National exam for next week. On TREC's website, verbatim the requirements are as follows: Qualifications -Citizen of the United States or lawfully admitted alien -18 years of age or older -Meet TREC's qualifications for honesty, trustworthiness, and integrity However I'm reading some conflicting information on whether you have to be a resident of Texas to get your license or not. I do live in DFW area, but only recently relocated here in November and haven't been able to get a TX drivers license or ID due to appointment availability. Thanks! [link] [comments] |

Situation is - someone made the connection to me because he's in the market. I call, VM is full, I text "hey I'm xxxxxx and I'm a realtor, call if you want to chat." They would take a few days to "sleep on it" and think it over before making a solidly below-list offer with lots of contingencies. I'd negotiate with the listing agent maybe for 2-3 days until we reached a deal, then we'd do it all over again after inspections. The power balance between buyers and sellers was very different. Now, everything is just absurd. It looks like this. 6:30 AM: wake up...text from buyer says "OMG look at this listing, it went up at 2 AM last night and I MISSED IT, OMG HOPE WE'RE NOT TOO LATE. 6:31 AM: open MLS app, frantically find listing, try to schedule a showing...f*** almost all the times are gone, I choose 7:15-7:30 PM because that's the only time left. 6:33 AM: text buyer to inform of appointment 1:30 PM: listing goes pending....f*** Or, it looks like this, while at a showing: Buyers: "hmmm...this house seems ok...I guess...I mean I don't hate it." Me: "COOL LET'S MAKE A 20% ABOVE LIST OFFER LITERALLY RIGHT NOW. HERE, I'LL TYPE IT ON MY IPAD" HURRY, WRITE ME A CHECK FOR THE DEPOSIT" Buyers: "oh...uh...really? we feel pressured....I mean this is the best one we've seen but like it's not great and the price is so high! 20% over? really? Me: "YA NO INSPECTIONS EITHER. WANT THIS HOUSE OR NOT? SIGN NOW OR IT'S GONE." Buyers: hmmm idk...let's go see the others before making a decision... 2 hours later pending f*** [link] [comments] |
How do I convert leads into sales? Posted: 27 Feb 2021 11:58 AM PST I got few buyers, I've been sending them list of homes from mls. I can even see that they are checking it out. I called them few times and they told me they are still looking. The question is how do I get them to go see a home and make an offer? In my drip campaign, i send them list of homes and it clearly mentions " if you like to book a viewing, please reach me out ". Any tips? [link] [comments] |

I am curious about Showcase IDX and, when you installed it, did it help your site with Domain Authority and overall improve your SEO? It states on their website that the listings are installed as actual content on your site, rather than through iframes. Posted: 26 Feb 2021 08:53 PM PST I'm in the process of getting a RE license. But from my own experience buying a home, I wanted to see if what my agent did was ethical or when legal in RE world. A house went on the market last year. I toured it and liked it. Though a day later it went pending. I liked the house but I was too late. A few days later, the house went back on a market, so I reached out to my agent and submitted my offer. Fast forward, at the deadline, the seller was considering multiple offers including mine. The reason the offer fell through was that there were HOA violations that needed to be resolved. The first buyer backed out because the seller didn't wanna deal with the violation (was being disputed at the time). So the condition was that the future owner would inherit the violation and will need to fix it. They were like incorrect deck paint and some siding that needed to be repainted. It was up to me at that point to move forward with my offer or withdraw it. But my agent sort of pushed me to move forward and she would take care of the issue. This was nothing on the contract. It was just her writing a promissory note via email to get it fixed. She did. I was wondering if this was ethical or even legal in real estate as an agent. Let me know what your thoughts are. Posted: 26 Feb 2021 07:03 PM PST Sorry if it's a dumb question, but I was wondering if we're allowed to publicize advice to clients on how to prepare for pre-approval. The reason I ask is because I'm a new Realtor in CA and just started creating real estate related content to post on my socials. I created content today on tips to prepare for the pre-approval process but have not yet posted because I want to make sure it's okay. I know we're not loan officers and every time I get a specific question regarding the lending process I always connect the client with my loan officer. The content I created just gives tips on preparation for pre-approval, such as keeping record of paystubs, bank statements, not applying for additional credit, and not changing employment, etc. I got this info from a mortgage company and want to post it to help clients prepare. I am not a pushy sales guy and it's hard for me to ask people to use my services or recommend me. What are some methods that have worked for you in the past, giving gifts, calling out of the blue, social media tips. Just don't want to come off as desperate for leads on social media.
