Mentor trying to steal my lead? Posted: 18 Mar 2021 09:36 AM PDT Hi! Newly licensed realtor here (about 1 month). I joined the mentor program at my office for new licensees and had my first meeting last week. My mentor is on the leadership team and is supposedly good but after leaving the meeting I'm not sure what to think. First, she was supposed to send me some personality test that she didn't do. Then she didn't have anything prepared and kept answering calls during our meeting. I have a friend wanting to sell their house in the next couple of months and they asked me about their driveway...being a new agent and this being my first client I didn't want to tell them the wrong thing so I gave them my opinion and then said I would also ask my mentor on what she thinks. When I asked my mentor she answered the question and then proceeds by asking where is the house and that she can take the listing and give me 25% because she has "drones and cameras." How am I supposed to learn this way? And wouldn't it make sense for me to give her the 25% for helping me? I'm honestly thinking about just leaving the mentor program - I don't think I can switch because everyone is already full. Help!! [link] [comments] |

I've spent money on Realtor.com and Zillow leads and not really gotten my expected return, even with a system and plan in place. Door Knocking Speaking Points! Posted: 18 Mar 2021 09:10 AM PDT Hey gang, Just got my first listing (and first transaction ever as a Realtor!!) I'm very excited, nervous, and eager to pivot this transaction into as many referrals/transactions as possible. One thing on my list is to door knock all the neighbors just to let them know a house nearby is for sale. I don't want them to be confused by extra traffic in the area or a lack of parking. I'm wondering what else I should mention to let them know how perfect conditions are to sell right now? I could be straight forward and just say that, but I feel like there is a better way. I'm thinking something like "Hey there, just wanted to let you know we are selling a home just down the street that is the exact same unit (property is a townhouse) as yours. Buyers are going crazy for it, so I just wanted to give you a heads up you might see a decent amount of people coming and going from the property." After that I would gauge whether they have any interest then maybe be more direct after that? Any thoughts or experience with this kind of thing? Is this even worth my time? I will be going to the office tomorrow to fill out paperwork. How much commission should I be expecting to split with the broker initially as a new person with no experience? I was told it could be 50-70%? If I am brand new, do I have any room to negotiate? Also any tips and advice for a new realtor that wants to obviously do amazing would be greatly appreciated!! Does the broker usually provide the sales agent with list of homes to sell or is that something you normally have to find yourself through friends and family? [link] [comments] |

Posted: 18 Mar 2021 07:46 AM PDT How do you go about protecting yourself in a transaction where the owner agrees to pay you but has not (yet) put anything in writing? I have two fairly large deals that came to me sort of out of left field. Both are large single family residential bulk transactions. Two different sellers but the same issue. I want to ensure that they commit to paying a fee for bringing them buyers. Do you draft a commission agreement and ask the seller to commit up front or just bake your commission into the contract? The latter I think is dangerous because the commission or fee will almost certainly get trimmed. [link] [comments] |

Posted: 17 Mar 2021 07:01 PM PDT hello - so to make this short, i found a house for rent on zillow. 2k a month privately owned on the outskirts of town. the owner is really nice, he co owns it with a buddy of his. i'm worried though, that this could be a scam. he sent me a lease to electronically sign through zillow today and the process of obtaining the property took a few days, but he wants me to send him the deposit and rent electronically later. the only information i have on him is a parcel number listed on zillow. i guess my question is how legit does this sound? is a parcel number easily obtained or is it something only the land owner has access to? i'm planning to meet up with his co owner to view the property and obtain the keys. i don't want this to be some elaborate scam - hoping that it's just nothing. i'm willing to provide more info, just ask. i don't want to make this a biography. tldr - private owner wants me to send him money through zelle after signing lease on zillow. lives out of state but co owner lives in the development. have parcel information. I am trying to learn learn about my local market, and how much certain factors affect the price of a house(things floor material, or a pool, or being near a school). I have heard online that things like these can determine the price of a house, but I haven't found any information telling by how much they affect the price. I never heard from Agent A again I ended up working closely with another agent (Agent B), looking at several other apartments for a couple weeks. But ultimately I decided to go with the first apartment I saw with Agent A, a few weeks ago Do I now dump Agent B and go to Agent A and tell them I'm interested in the apartment? Or do I forget about Agent A and apply for the apartment through Agent B, who has invested a lot of time in helping me? Question: Is Facebook's Official "Manually List Inventory on Marketplace" Guide Outdated? Posted: 17 Mar 2021 09:32 PM PDT I've got a quick question that I'm hoping you kind folks can help me out with. I'm looking at an official page from Facebook Business called "Manually List Inventory on Marketplace", which explains how to add real estate and vehicle listings to Facebook Marketplace (not linking to it, but you can punch it into Google to follow along). What's tripping me up is that at step #4 it says "Select your name/identity and choose the Facebook Page you'd like to associate your listings with", but I could've sworn that I read somewhere a while back that Facebook decided to disallow all association of Marketplace listings with Facebook Business Pages (for real estate at least) — i.e. I was under the impression that Facebook Marketplace now only allows property rental listings from individuals. I tried going through the listing creation workflow myself and I definitely don't have an option to associate a listing with a business page... but it could always be that for some reason my account isn't whitelisted for this feature. So does anyone know what's the actual story here? Is associating Facebook Marketplace real estate rental listings with a Facebook Business Page possible or not? Appreciate any help you can provide. But I am very confused by the process. Ive heard "Rental Referral Agency" before, and thought that to refer tenants I would have to partner up with one. But after watching a video that didn't mention the agency at all, I was left confused. He basically said that you find someone who wants to rent, and then you look for a good place. And each place has different commissions etc. So my questions are: What is a Rental Referral agency? What are the benefits of a Rental Referral Agency? And How do you find prospects? My parents are planning on selling their 1.5 million dollar home sometime this year or next, and of course want to give the listing to me. I haven't decided where to hang my license yet, but I am fairly certain I'd need a lot of help since this will be the first listing I work on, and of course I don't want to mess anything up. I was planning on just doing referrals because I work full time for a real estate developer (in leasing). But I really want to know the best way to go about this... My friend is an agent and her broker offered to give me 50% of commission for referrals. This seems like the best deal I'll find. If I hang my license with Keller Williams, I'd probably get closer to 25% commission. Any advice??? [link] [comments] |
