Am I expecting too much from my realtor? Posted: 18 Mar 2021 08:38 PM PDT Edit: thank you to everyone who answered without rude sarcasm. You were genuinely helpful and I appreciate it. Because of the comments here I will be keeping my realtor. I think our issue is lack of communication, which is probably my fault because I don't want to bother her unnecessarily. I have a much better understanding of what her role is in the process and will try to do better in researching properties before I reach out to her. I'm a first time home buyer in a new state with no family or anyone to ask for help or advice, which is terrifying. So again, thank you for the help. I do like my realtor- she's a sweet girl and seems to know what she's doing, and is passionate about her job. However, I feel like I'm navigating a dark room here. I'm a buyer, and she had me download an app called homesnap. I put in my filters, it shows me homes. I find a home I like. She makes an appointment to see it. She meets me there. Is this really all she's supposed to do? I'm SO stressed right now because I keep finding houses and miss little details because I don't know what I'm doing. For example: I checked the app for homes, and found a condo that I really liked. She made an appointment to go see it. I really had hope for this one.... everything looked like it was going to check out. I went over the details twice (on my own). But it turns out the HOA was insane. It was $380 per MONTH. I thought it was per YEAR. this put it out of my price range. Should she have caught that before scheduling an appointment to see it? Another example: We actually put down earnest on an LGI home. She scheduled the inspection. A few days later I realized she scheduled the inspection for before I would find out for sure if I was approved for the loan (is this normal??). I asked her to change it and we did. Things with the house felt off so I did some research and discovered that LGI was just...not well reviewed so I backed out. Should she have also been looking into LGI to make sure I wasn't making the biggest mistake of my life? [link] [comments] |

Posted: 18 Mar 2021 09:34 PM PDT I worked with a buyer for nearly 3 months. Viewing various homes and even losing out on a few bidding wars. They went to an open house while I was already booked, they said "don't worry we'll let you know if we like it". The open house host ended up bringing them to a different listing of hers afterwards and I found out 2 weeks later they submitted an offer and signed a contract. I feel so disrespected. We had a great working relationship and I feel they co,pertly disregarded the time and effort I gave them. [link] [comments] |

I'm a sole broker. I contacted SkySlope today they are charging way too much, set up fee $600 and then $300/month, WHAT? That is ridiculously high. What do you use for your real estate? We closed on a home almost 2 weeks ago and the sellers agent seemingly hasn't updated its MLS status because it still says Pending under contract on every single listing website. We live in a very hot market and as such have had multiple people drive by and inquire about the house and it's frustrating because we are already moved in. Is there any recourse to this? Thanks. Writing competitive offers in this Sellers market. Posted: 18 Mar 2021 04:50 PM PDT I am a newer agent, a little over two months of being licensed. I haven't had any listing clients but have been working with several buyer clients. With being so new to this industry I don't have a lot of experience or knowledge to go off of when putting together an offer. I have talked to my team and they have given me some good advice as far as where I can talk to my clients and see if they are comfortable with adjusting the offer accordingly to make our offer more appealing. Some of these things being shorter or longer closing times based off sellers needs, obviously over asking price on the offer, limiting the amount of inspections. My question is to some of you that have been around a little longer are there other little things that I could talk to my clients about and consider when putting together an offer? Obviously each situation is very different but if they are things I can keep in mind and apply when applicable that would be awesome. I have gotten in the habit of calling the listing agent and thanking them for the showing and also asking if there is anything specific the seller is looking for in an offer when we see a property we like and plan on putting an offer in on. I am also very aware that sometimes regardless of how well you put together the offer sometimes your clients position isn't going to allow for the winning offer on a multiple offer home. Brokerage requires high liability auto insurance on my junk car Posted: 18 Mar 2021 09:03 PM PDT I drive a beat up 2000 Volvo S40. I work in a major, walkable city so I've never planned on having clients ride passenger, nor do I feel particularly comfortable with it with COVID being an issue. My brokerage requires me to get the highest possible liability insurance for passengers and I simply cannot afford it. I have this car so I can get across town and buy groceries easily, not so I can have passengers. Once I have a nicer car, I have no problem upgrading my insurance, but my current car is waiting to die on me and having any clients ride passenger will honestly just make me look worse. Could I just dodge the insurance requirement by telling my brokerage that I don't want to drive any clients around until I can afford a nicer vehicle? [link] [comments] |
