    When borrowing money for a flip - do you ask for renovation money from your lender or do you have a few credit cards and a high credit limit?

    Looking to do my first flip soon and wondering why people don't just get business card with a 25k or more limit with 16 months (or more) to pay off.

    Why would you borrow money at 8-12% interest when a credit card will give you it for free? Isn't that half the reason for a business card?

    Even besides credit cards, if you're gonna buy appliances or other big purchases, most stores have payment plans.

    Yeah its bad to have various payments for a lot of ways, but if you're going to refinance the money out anyway in a few months.... why not?

    Tenants calling police on each other

    I have a tenant who moved in 3 years ago to a quadraplex and since has been fighting with the other tenants. The other 3 tenants have been there 5 years.

    Yesterday he got into a physical fight with one tenant and then called the police on them and said he's going to file a restraining order so he's hoping they move out. Is there a way I can evict the tenant who is filing the restraining order? Before him, there were no problems. He even fights with my maintenance guys too.

    Anyone know what I should do legally? I'm in CA.

    How to answer "How many properties do you have?" to friends/family?

    When I was just starting my real estate investing journey three years ago, I told a few friends and family I was getting in the game. My holdings have increased quite a bit since my first purchase, and I'm not quite comfortable disclosing how many I own nowadays.

    Are you guys finding it harder to BRRRR given the increase of home renovation material costs?

    In Ontario, we're in lockdown and non-essential construction is also prohibited. So when everything opens up again, labour costs will also skyrocket due to increase in demand.

    I'm debating whether I should just find something turnkey instead.

    Investing in a fixer-upper in another state with a family member.

    I live in California; my dad lives in Illinois in a college town. Real estate there is super cheap compared to here: location/ location after all.
    Right now, he is on a fixed income and renting an apartment - sinking that money down the drain. He's retired with not much to do; he previously was managing the apartment building he lives in, and was personally handling all the needed repairs. The guy is super handy. That's over now through no fault of his own, And I think he wants to be busier.

    The thought occurred to me that I could buy a 'bones are good' house for him, for a (in my mind) small down payment, he could cover the mortgage (probably 1/2 his rent), and fix the place up for him and his wife to live in till the situation changes.

    Am I crazy? This almost seems like a change my view post.

    • can I reasonably expect a fixed up house to sell 10-15 years later for a profit? There will always be college students and people interested in renting a place out.
    • should I go into business with family? And more than business, should I literally own their house?

    Question: has anyone changed a tenant for system replacement like boiler, appliance or external air compressor that broke during the tenants stay but was not their fault?

    I have a newbie fiend that won't let this go. I say the tenant was using it normally and systems on the house are the landlords responsibility. The lease says nothing about it. Anyone think different?

    Looking for House Flipping / BRRRR Tips!

    Hi everyone! I am looking into beginning house flipping and was hoping for some tips, common mistakes, or do's & don't's when getting started!

    I am super nervous but don't want to let my nerves stop me from giving it a try. As of now I don't have a solid plan. I am graduating from college in less than 4 weeks and then possibly going for my real estate license afterwards. I know right now the market is really crazy and I've never bought a home before so any tips help! Thank you!

    In a bad, bad place, need to talk to an expert

    Hi guys. I'm a young investor 23 years of age . On my investing journey I made a lot of mistakes and trusted some people I shouldn't have. My dad died when I was 19 and I got into the property game trying to prove I wasn't just a daddy's boy to everyone I knew.

    Basically I was conned out of about 200k by my builder and now I'm sitting in an unfinished house . I owe 20k to a friend. And the works gonna take at least 30k to finish the project.

    I can apply for a bounce back loan to finish or I can sell unfinished, not sure what to do

    Foreign Real Estate Tax in Offshore LLC

    Hey guys, quick question about legal structure to hold foreign rental properties. Is the common practice to put it in an offshore LLC?

    I am trying to figure out the tax situation for the business plan.

    I will have a few US partners, so I guess it will be treated as a controlled foreign partnership. The foreign tax code is pretty good, 15% on the rental income and no capital gain tax. I was originally going to leave the money there, invest in stock or other real estate and take a tax free return on that.

    But since US has worldwide taxation, does that mean I can't take advantage of this foreign tax code? Like I have to pay US tax on the rental income even without taking distribution back to the US? So I am force to take a distribution else I have to pay out of my own pocket for US tax?

    Thanks, I have been trying to learn about the tax code and is confused by a lot about CFP, CFC, Subpart F income, GILTI... which don't apply here right?

    Rental finances in a mess... need to get it back on track

    I have a rental property overseas. We had a property manager take care of it and got receipts and information on new renters, maintenance etc., We had mandated that all rent be collected by check or direct deposit.

    Everything seemed to go ok or so I thought. I am going through my bank statementsnd nothing is making sense. Some checks have bounced and I dont see rent deposits deposited. I dont want to make a fuss about till I know whats going on and how much money is unaccounted for if any. Its a bit of a sticky situation since the PM is a close friend. If there is a problem we will quietly extricate outselves out of this situation.

    What kind of a professional should I contact so I can get a clear picture of all this. And what should I ask them. I have bank statements, what else do I need to give them ?

    I attempted to do this myself but its making me tear my hair out

    Criteria for new property

    Buying house with bad roof....the seller and buyer may end up agreeing to go half on a new roof before the inspection and closing. How would one go about this to not get screwed? Thanks!

    I am going to sell a $1 million apartment building. It is one of very few multi family properties in an area of grand older SF homes. I would like to avoid a public listing so as not to engage the neighbors. They mean well, but they could consumer a great deal of time and effort. I have only done public listings in the past. How can I find an off market buyer?

    Is there a structure like a 1031 exchange that allows an owner to convert a normal sale into an installment sale?

    I was ruminating some time ago that that would be a good idea, and somebody commented that it already exists.

    U/gringogrande maybe? Somebody who knows how the cow ate the cabbage at any rate. To be clear, what I was talking about would be kind of the equivalent to a reverse mortgage. Seller sells property to buyer, but instead of paying seller, buyer pays financial institution the lump sum, financial institution contracts with seller to distribute principal + arbitraged interest over time, in exchange for this contract, financial institution takes title, conveys title to buyer for said lump sum.

    Is this a thing?

    Collecting rent from roommates

    Howdy,

    Just bought first property, a livable fixer upper, not too long ago that I'm owner occupying with a temporary single roommate for a year before I move onto another property hopefully. What would be the best method of collecting rent? They've offered to pay cash (Said this could allow me to not put it on taxes ). I guess my main other option would be cozy/apartments.com, as that's what most people here recommended?

    Also If possible, can someone list the pros/cons of both?

    ie:

    Cash:

    +Unethical, but I guess don't have to claim?

    -Both of us have to go to the bank

    -No record other than my own

    Other:

    +Would I be able to claim it as a business and then have tax benefits from business expenses? (repairs/upgrades)

    +Don't have to go to bank

    -Possible Fees

    -May not be same day of receiving money?

    -Setup account for service.

    I'd be collecting on the last day of the month before switching to the 1st day of the month due to them getting social security money soon.

    [Landlord-MD] Moving out of my house and renting it out. Do I need to tell my (new) mortgage company?

    I'm in the process of refinancing my mortgage on my house. I signed a lease agreement with tenants who are moving in by end of May. Do i need to tell the mortgage company about that? I am worried that they may raise the Interest rate.

    New investor eager to learn! Looking to buy first investment property. Is it better to wait out this crazy buying frenzy??? (Lots of other random questions)

    I'm looking to buy my first property. I'm in CA and looking for property in cheaper areas of CA.

    -Kern and Fresno counties are a couple hours from me, and the cap rates look much better than where I'm at. I'd also like to buy near me. Is two hours away too far for a small time first time investor?

    -Should I wait this buying frenzy out? Where do you all see this buying frenzy headed (market crash or continuing higher)?

    -Is investing in CA a horrible idea even in cheaper higher cap rate areas? If so, can you explain why and describe how other states are better investments?

    -If yes, will it be a better time to buy after the pandemic? Is the pandemic eviction moratorium creating a buying opportunity for properties with tenant problems?

    -How would you recommend I go about financing my first place?

    -I'm reading Jay Decima's "Start Small Book". He talks a lot about seller financing. I do not have the kind of cash to buy anything outright so something like that appeals to me. Is seller financing something that still happens? Is it a good idea to negotiate something like this for my first property? Should I get a real estate agent to walk me through this process?
