    What's up everyone... I'm posting here because I feel very stressed after my first attempt at the REX final exam that I just failed. I went in there as prepared as I thought I could be and felt like most of the test was so difficult and completely different from the material I reviewed. It also didn't help that the proctor said that most of the students say the same thing.

    Also, they didn't give me a result or any of the questions I got wrong. How am I supposed to prepare for my second attempt? I'm so frustrated because it didn't seem like any of the questions were all that similar to what I've been studying for the past few weeks.

    If anyone has any advise please anything helps!! I reached out to my instructor for the course but hopefully the reddit community can help me out a bit. Thanks

    A dropped potential buyers due to them lying

    Caught these potential buyers lying about being pre approved. 2 weeks later, their under contract somehow.

    What. The. Hell. Does this happen a lot? They wanted me to do all these showings, but didn't want to be pre-approved and lied about being pre-approved. I wake up to an email thanking me for my previous help, and that their under contract. The fuck...

    Anyone agent ignored friends and family and lead gen expireds and FSBOs only?

    I been resisting hard towards calling friends and family partly because I'm still new and I rather just put them on a separate database until i gain more traction and experience over FSBO and expireds.

    I know stories of realtors who became successful without SOI( sphere of influence) friends and family members, i want to do that same thing.

    How do you guys find expireds and FSBOs and stay consistent on hitting them all up and getting deals from them?

    Zillow- any agents in here from a non-disclosure State?

    I've noticed when I go in to close out a transaction on my Zillow profile, it doesn't let me add it unless I enter in the purchase price. It used to let me bypass this as I live in a non-disclosure State and our MLS dies not allow the public posting of Sold prices. Why did this change and how can I add all my recent transactions?

    Oklahoma (State Only) Real Estate Exam - 50 questions

    I qualify for the Oklahoma - State Only Exam based on 3 years being licensed in another state. I understand it is only 50 questions vs. the 130 for the full exam and the time limit is less.

    Has anyone taken this exam? Can you address for me whether I need to rememorize formulas or other general info or is it strictly OK specific law questions? I just want to make sure I'm preparing correctly.

    Do you reach out to both spouses?

    When prospecting your database, and you have two spouses added in two separate contact cards, how do you approach reaching out? Do you only reach out to one? And if so, how do you mark it so that you don't accidentally give the same message to them twice?

    How to get over feeling annoying pursuing leads?

    So I've read that you should contact potential clients/leads 8-12 times OR until the say yes. Im really struggling with this, probably because I personally hate being solicited.

    For example my broker recently sent me a buyer lead she got from Zillow on one of her properties. I set up the showing and met him at the property. He wasn't too interested so I offered to send him other comparable listings in the area. He gave me his contact info and I sent over a list of 6 properties that night. The next day I saw that he had viewed it so I sent him a text asking if he had had time to view them, trying to initiate momentum. He didn't answer. I waited a few days and tried again, no answer. I feel like he's a dead lead unless he reaches out to me himself, so I can't imagine doing this 10 more times like the "10-12 times" quote says. I feel like it would just come off as desperate and pushy and turn him away.

    Focusing problem

    I'm a soon to be real estate agent, but I have a major issue with focusing. I've managed it most of my life but I cannot stay on task for the life of me. I'm getting screened soon for ADHD, but worst comes to worst, how can you stay focused as an agent (new one at that) tips or advice please! It's the only thing I worry about once I have my license.

    Looking to work with bokerages in La Jolla or Del Mar, San Diego

    I am a new agent looking for a place to work for in the La Jolla or Del Mar area in San Diego. I have had a look around on google to try and see what different brokerages are offering. My main concern is training, since I'm new, but also real world experience, like shadowing or assistant work. So far I think a good option is Keller Williams in La Jolla because of the high praise of training, but getting reviews that the company doesn't offer much, if any, real world experience. I know each KW office is independently owned, so I was wondering what specifically the la jolla office offers that the others don't. Also if there are any good brokerages, not just KW in Del mar that are great for newbies. Thanks for any advice!

    Zip Forms/MLS Tutor Wanted $$$

    Hi all,

    I'm looking for a tutor that can help me learn zipforms/MLS/basic single-family residential procedure. I've been in commercial real estate for 8 or 9 years, but mostly on the investor/developer side. I have a broker's license, but have only used it sparingly and most of the time, the contracts are prepared by legal council so I don't do a whole lot more than reviewing and commenting on terms.

    More recently, I've found some time and would like to do more on the single-family residential side of things, but find the systems and protocol a bit confusing. Hence, I'd like to compensate someone for showing me the ropes.

    I'm located in SoCal so I'd prefer someone local. Bonus points if you're part of the same association of realtors. I'm with Newport Beach.

    Factoring in a premium for an off-market deal.

    I solicited a owners in a building of condos (SoCal) on behalf of my client who didn't get the accepted offer on a unit that just sold. Owners in an almost equivalent but smaller unit responded and are open to an off-market deal but are asking aggressively above. They are keen to potentially sell off-market due to not wanting anybody in the house due to COVID and avoiding the listing process.

    I'm trying to figure out what a fair premium would be in this ultra competitive market for my buyer to pay. Any thoughts?

    Hi all! Buying my first house (yay!) I got connected with a realtor last week on Monday and she called me right away, we went over things, and she did what we had discussed immediately. Then I emailed her on Friday, followed up on Monday, and still haven't heard a thing. The house I emailed about is now under contract since stuff is moving so fast right now. I am mad. Am I being a "karen" or is this response time unacceptable under the ordinary set of circumstances?

    Sellers Disclosure - Not signed

    Seller's agent here. I missed the actual signature and date for the Seller's Disclosure when sending a scanned copy to be signed by both selling parties (in different states). All pages are initialed. We contracted and buyers signed and dated, but we are missing sellers sign and date. Just now caught this. I totally missed this one and will probably lose sleep on it. Should I have seller's sign and date now (2 days AFTER buyers signed) or is it ok to send over a new one with the exact same information & todays date and ask buyers to sign again? I just thought it would look really odd if the buyers sign date was before sellers. Any suggestions?

    FSBO Question...?

    Indiana agent, here. My parents are wanting to sell their home. As a realtor, am i able to assist them in an FSBO transaction and avoid having to split the commission, my parents are willing to pay me, with my brokerage?
