I called immediately built rapport & asked if they were paying a buyer agent commission they said yes & I structured it like this... -price the home 15k higher (cover my commission) Would you do this deal if you were confident on the pricing? I am a brand new agent, less than a month in the game, and I have been working tirelessly to get my systems in place and prepare for new clients. One of the things I have been doing is daily market research on my neighborhood and the surrounding ones. I want to make sure that I have the knowledge to come off as a professional. One of the things though that I have been wanting to do is start doing agent previews of homes, for two reasons. One, I want to get a more in depth look at the inventory and price points, and two, I have out of state relatives that are looking to move in a few months, and I want to be able to address their questions now to get the ball rolling. What etiquette should I be wary of when doing previews? My county uses ShowingTime and SentriLock. I would primarily be previewing homes that are not owner occupied (go and shows). Do I need to call the listing agent in advance, or write a message in the little section in the app? Can I really just set an appointment and go let myself in? Thank you! [link] [comments] |

| What's your go to jokes when showing a house? Posted: 08 Apr 2021 08:53 AM PDT I have a few that typically get a laugh. Sometimes I feel bad re-using my own jokes but here they are. Go ahead you can use my jokes and be as funny as me. When I see a big ass shower typically in new construction homes I'll say "DAMN you could have a party in this shower". When I see a big ass AC unit I'll say "DAMN this thing could cool down Costco". Was at this pool home with a hot tub yesterday and was gonna try a new one "DAMN if this was my house I'd have to start hosting swinger parties" but I thought that might be pushing it since I don't know these clients too well yet. | Referrals v Rebates - Help me understand them, please Posted: 08 Apr 2021 08:03 AM PDT Hello everyone. I'm looking for clarification on something. It's my understanding that a referral is Broker to Broker. If I send you a buyer or seller you can pay me an agreed upon referral fee once the property closes. A Broker (or agent) cannot give a referral to a non-licensed individual or entity. A rebate can be given from a Broker (or agent) to a buyer or seller at their discretion but it must be done at closing, as in, it shows on the settlement statement as a rebate to either party. I also understand that agent to buyer/seller rebates are illegal in some states. I know Tennessee is one of them. Do you know of any other? And I'm guessing referrals are completely legal in all 50 states so long as they're Broker to Broker. [link] [comments] |

[CA, USA] Posted: 07 Apr 2021 10:32 PM PDT I recently passed my California Real Estate Salesperson License exam a few weeks ago and have been holding off on mailing out my app to the state because I haven't found a broker to sign with. I know you can submit the paperwork and elect to sign with a broker later once you find one. I was wondering if it's better to just submit my app without signing with a broker or waiting until I find a broker that I want to sign with and then submitting my application. Any pros/cons of either? Tried digging online but found nothing highlighting which is better/more time-efficient. [link] [comments] |

What's the best/easiest way to rep myself on a deal? Economically I don't plan to do any more deals, just would prefer to work on my own acquisition as I know what to do. I was considering starting a Corp/LLC, joining Realtor board, but startup cost is around $3k. Are there any shops where I could set up for less money, to rep myself on this transaction? | What is a fair compensation as a showing agent in a large city? Posted: 07 Apr 2021 03:17 PM PDT I'm an agent in Columbus, OH on a team of really great agents with a nice, fair team leader with KW. My business has been slow lately as I'm primarily a buyers agent but I don't have a lot in the pipeline due to being a newer (1.5 years) agent still. My team leader approached me today with a proposal to help out the other busier agents on my team who have more buyers than they have time to help. I would just be opening a door, not giving advice or negotiations. She basically told me to come up with a compensation system that I think is fair, and it of course needs to be reasonable for the team. I definitely am interested in saying yes, because I do have the time and I do want the extra money. I made it clear to her that my priorities remain my priorities, I still have my own clients I'm currently working with and they come first. She is 100% understanding in that my schedule is my determination. So, what are some suggestions you all might have for what the best way to be compensated is? Most showings would be between 15 and 25 minutes from my house (which would be my "base" as it's my home office) so I want to get paid in a way I won't get screwed over with drive time. She has offered 5% of the teams portion of the commission as a bonus if the house I show goes into contract. Keep in mind, showings in my area typically never extend beyond a 30 minute timeframe. -I could propose an hourly wage, was thinking about $25 per hour? With mileage added on, so $.40 per mile. Also a $25 minimum, meaning if I show a house that's 2 minutes down the road from me I'd still get $25 for taking the time out of my day. This would prevent me from having to drive 40+ minutes away but getting the same pay if I were paid per door. I think adding on mileage pay is fair since I'm adding on wear and tear to my vehicle, correct me if I'm wrong? -I could do pay per door, but I think it would have to be something like $40 for the first door and $20 for each after that in order for it to be worth it for me. Especially if the showing is farther away. I'm sure it would probably even out long term on showings closer and further if I chose per door pay. If I do this, which I think would get me more money, should I ask for mileage pay as well? [link] [comments] |

| Property Management Company Listing My Home as Sold on Multiple Sites Posted: 07 Apr 2021 02:36 PM PDT Hello, A few years ago, I rented my home out using a property management company. I'm getting ready to sell my home, so I checked a couple of websites to see the estimates. On major websites (Trulia, Zillow, etc), my is listed as being sold for $2000 during the year I rented out my property. I have never sold my home or listed it for sale. I contacted the property management company, and they have not returned my calls. I have reported the listing on the websites in question, but I have not heard anything yet. I feel like it is the property management company's responsibility to correct this. What options do I have to escalate this issue should the property management company not respond and if the listing websites don't correct the information? [link] [comments] |
