Buyer wants property not listed for sale. Posted: 21 Apr 2021 04:28 AM PDT Hi everybody! I have been working with a prospect for over a year now trying to find him his forever home. Last spring/summer we were scheduling showings for nearly every property he was interested in and submitting offers for ones he really liked... Anyway, last fall we stumble across a property that he really really likes. We submit the offer to the listing agent and waited... He lost to a competing offer for more money. Fast forward to now. This prospect has been constantly sending me messages saying that he really regrets not offering more money for the house when he could have. I am newer to the industry (about a year of actively trading) so I am fairly confident with in my ability. However, I am unsure about how to structure my approach on this one so I don't make a fool of myself. My question to you - my fellow realtors, is... what is the best way to approach the property owner to see if they would be interested in selling their home to my prospect. Money is no object this time around and the buyer will pay me. I don't believe the homeowner is under contract anymore because they have lived there for nearly a year. We would try to get the house privately, no listing agent involved, but I would be paid the commission portion though a BRA. This is my first post and I tried to condense it as much as possible. Should I say I currently have my real estate license? Posted: 21 Apr 2021 08:35 AM PDT I just passed my exam 2 weeks ago and I'm starting to look at different brokerages. When I'm online looking they all ask do you currently have your real estate license? Should I say yes or no? I was told I don't do anything with getting my license until after I start working with a brokerage. Is that correct? Or should I be doing something to obtain my license? Illinois here. Posted: 21 Apr 2021 12:00 PM PDT Hello! I am getting towards the end of my real estate classes and began to talk to brokerages. The brokerage I think I am going to go with recommends I start building a database in excel from my sphere of influence. My problem is it feels weird contacting people I know to get more information like their email when I have no experience and not the best understanding of what I am doing yet. It also sounds too much like a salesperson type conversation to have with people I'm closer too. How do I get over this? [link] [comments] |
Web development recommendations Posted: 21 Apr 2021 11:25 AM PDT Does anyone have any recommendations for building a real estate website that they have been happy with. In the past I have used template websites with a monthly fee and I have also had a web developer create one from scratch. Both routes have been a nightmare. The template websites I have used were easy but expensive long term and were limited for seo because there were areas the seo company couldn't access. The custom websites I have had built were expensive up front, and never quite turned out very good. [link] [comments] |
Liability Insurance for Google Local Service Ads as a Realtor? Posted: 21 Apr 2021 10:04 AM PDT I am setting up a google Local Service ad profile and my insurance was denied because it has my brokers name on it instead of mine. I pay my broker for insurance. USDA Loan, first time buyer. Help? Posted: 20 Apr 2021 06:39 PM PDT I've been having a hard time for my first home buying experience. My loan officer said I could have a job offer letter in place of paystubs. So, I got this and he said no it can't say anything about a probation period. I'm in Ohio, EVERY job has a probation period and Ohio is an at will state?! So I'm trying to get him a letter from my employer that just states hours, pay and start date (I start this Monday). My employer doesn't want to give me the letter until I start on Monday, make sure I actually show up. My loan officer got pissed. He said if I wait until Monday he has to redo my loan. I asked if that means the sellers would pull out and he said no the sellers don't even need to know we are redoing the loan. Because I guess I'm on day 20 of the 25 days he needs to get paperwork done? Is this normal? Is it such a big deal to redo my loan? He also said I'll have to take whatever rates are on Monday, I'm at 3.25% right now for USDA. Should I be concerned about him redoing my loan? What's the issue? He said he'd take a job offer letter and he knew I wasn't starting right away. I'm so anxious and upset. I had to look like a vulnerable mess in front of my new employer to ask for that letter! I DID NOT CHANGE JOBS. I didn't even start the original job yet, I had interviewed for multiple of jobs and when my current job called and offered me WAY HIGHER pay my LO encouraged me to take it, it wasn't a big deal. So I did! This is about my employer not wanting to give me a letter prior to me starting and my LO will have to redo my loan from scratch. LO didn't care about the job change at all. What basic (or not) real estate knowledge should I have before starting? Posted: 20 Apr 2021 10:22 PM PDT I'm gonna buy my coursework in a couple of weeks. Until then I wanna do some learning, but I truly don't know where to start. I don't want to start studying what's in the coursework- I mean like alllll the other things. What things do I need to know before I should even think about starting to work? Please treat me like I'm stupid. I'm 20. I have basically no knowledge of anything. Best entry-level job opportunity for someone interested in real estate? Posted: 20 Apr 2021 01:59 PM PDT I'm posting on behalf of my partner who is not on Reddit. We're in Ohio if that matters. He has a degree and background in Urban/City and Regional Planning and is currently doing some reflection on what kind of a career he wants. He has always been interested real estate and development/redevelopment. Lately he has been considering getting his real estate license but we were wondering if there are any good entry-level positions out there that could help him make connections and get some insight while he pursues licensing. A couple of position postings I saw were "Entry-Level Commercial Real Estate Analyst" and "Title and Property Researcher". I thought these might be good foot-in-the-door positions but it wouldn't include the parts of real estate that he's passionate about (investment potential, networking, historic architecture, etc). And I don't know how much the experience he will get that will give him a good idea of the broader parts of the field. Did anyone here start in another position in the field or adjacent prior to licensing? Or do you know of common positions in brokerages or other areas where people sometimes make the jump to becoming a realtor? Thanks for any insight you guys can provide! [link] [comments] |
