We are heading into the market a little above my recommended list range, but I still feel we will sell. We go live in a week from today. Pics being taken on Sunday. Drone footage will be included. It's more like my social skills have been atrophied by years behind a desk and navigating anxiety by avoidance. My application is in the mail, broker chosen, and this thing is underway. I'm jumping in headfirst, fuck it, yolo! Looking for tips or resources. I've dabbled in buddhism and meditation, and I just bought a book called ninja selling. I know I'm going to be on the phone a lot, which is terrifying, but also an opportunity to desensitize myself to conversations. I'm sure scripts will help a lot. Am I insane for trying this out? Things are starting to pick up for me in this business and i have 3 closings this month, but I'm still not making near what I made before. I made about $17,000 in commission so far in these first 8 months, compared to my $102,000 salary in my prior career. I understand lenders will look at credit score, bank savings, and income. However, how much do they equate my current income as a realtor into my given loan? How much would they use my prior tech ops career in evaluating my loan? I'd be a first time home buyer, am in good financial standing (750+ credit score, $60K in savings), and would look to put 20% down on a home on a conventional loan. [link] [comments] |

We inquired about a curb offer and were told they had already received a few and were not entertaining any curb offers. We made the first available showing to see it on 4/8 and then today the status says contingent and selling realtor sends out a message saying they took a sight unseen offer. Is it shady to specifically call out no curb offers in the remarks but then accept one? Why even call it out and just accept them and ignore any that come in? Seems like a pretty shitty move and beyond frustrating. [link] [comments] |

My employer is selling her late-fathers house and using the agent she used to purchase her own house a couple years back. The agent is having my employer (the owner of the home for sale) take the listing photos. Is it regular practice to have your clients take their own photos for their listing? I figured that would fall under the agents responsibilities of marketing the property. I am asking mainly because I am in the last steps getting my RE License and just wanted y'alls opinions. | Advice on best premium CRM & marketing tech stack for real estate Posted: 07 Apr 2021 08:13 AM PDT Hello folks, I'm currently working with a mid sized real estate developer in a CMO-as-a-service capacity, preparing my client for meaningful growth. As part of this mandate, I'm looking to build a proper marketing engine that eventually will evolve to serve all of my client's business divisions (rentals, new condo developments, GC services, etc.). My current #1 choice for tech stack foundation is Hubspot — having everything from CRM to site tracking to marketing automation to plentiful education resources all in one place just seems like a no brainer (if you have the budget for it, which we do). What I would like to know is this — with budget not being an issue, is Hubspot functionally the best option for real estate? I see that a lot of folks opt to go with more real estate focused platforms like Follow Up Boss or Lion Desk, but the argument for this seems to mostly be cost driven. In my case the priorities are somewhat different — platform cost is not an issue, but speed and convenience very much is. I also found platforms like Knock (knockcrm) that seem to be a sort of "hubspot for real estate", but not sure what to make of it... Anyway, before committing to Hubspot, I figured that it would be wise to consult this subbreddit to see what other folks in real estate think :) [link] [comments] |

Posted: 06 Apr 2021 09:22 PM PDT im 3 months in the business and im just curious, how long did it take you, personally, to find your groove/niche/style or whatever you may call it? did you try everything thing out? for reference, im in my early 20s and wasnt born and raised in where i currently live. i've only been doing my SOI since I started but thankfully got a few leads from it but i dont think my SOI is big enough just yet if i want to close more deals in my rookie year. I tried some door knocking and the first time i got shouted at i kinda felt discouraged to do it again but we'll see. I tried cold calling but it feels like im not going anywhere. im at a point where im still trying to figure out what works best for me. how about you, rockstar agents? i'd like to hear your thoughts :) [link] [comments] |

Posted: 06 Apr 2021 04:54 PM PDT Hi All, I'm an LO working with a new realtor, some things y'all do are a mystery to me still, so I figured I would ask the hive mind and see if you have any experiences to share, comments etc. She has two buyers that want to put offers on the same property. One is a VA loan, the other is conventional. VA is coming in at 5k over the conventional for the offer. I told her to check in with her broker to be on the safe side, so as to avoid any perception of a conflict. Was that right? Any similar situations, pitfalls, stories to share? I had this happen once before where two of my clients put offers in on the same house, but they were with different realtors. So I just didn't say anything to anyone.
