    I am on a transaction. $225k manufactured home. Opcity lead, so out the gate I am out 35% of my commission. When we make the offer, I realize the commission offered is only 2%. End up having a huge battle to increase that to 2.5%. Get the inspection done, and then realize Escrow forgot to get park approval. Park approval fails, so the buyer insists I pay for the inspection cost ($500). Second home is again, 2%. This time they won't budge. Same price. (Normally I am a hard ass about my 2.5% but I love this client.) Then I pay a $500 brokerage fee rather than a split. Then I have to get the client a present.

    Once you take gas and fees into account, that was probably less than min wage for me. I really hate these 2% agents, and escrow companies that don't do their job. Client gets $775 from OpCity and $500 from me. They made nearly as much as I did!

    Selling house

    If there is a seller who keeps having deals fall through due to buyer financing, are there any terms or conditions you can include that ensures you get a reputable buyer that has had a good thorough lending check upfront rather than waiting for it to fall apart in underwriting and at the last minute?

    Cold call/ SMS

    Hi All,

    I just got licensed 2 weeks ago. Prior to that, I was trying to wholesale ( NOT FOR ME, UNETHICAL IMO). Anyways through that, I have obtained a lot of leads roughly around 26,000. I went through my top 40 leads I have saved and actually just got my first listing.

    My question for yall going forward is how to reach all 26,000 leads. Now when I was wholesaling I was using Batch Leads to SMS them. As well as using a triple dialer to cold call. Wondering if any of you has done SMS/Cold call marketing.

    Question about cold texting/email clarification

    Hi, so I'm getting confused messaging on this part… One agent is telling me that is okay to cold call/text/email whatever number I get from mojo/redx but another agent said that I can't that I have to get explicit consent for text/email. So who's right on this? I'm in Los Angeles California btw…

    How Can I Learn Interior Materials/Design Knowledge?

    I see realtors on YouTube doing tours of (usually higher end) homes and they explain everything about the materials on the walls, cabinets, faucets, floors, architecture, etc. Where can I begin to learn this? Is there a book or something that can help me get started on the path to identifying these specific elements inside homes?

    When you know this I feel it makes you sound like a pro.

    The Blackhole of Bureaucratic Nightmares

    I have a real estate salesperson license in Michigan and am moving overseas. In order to apply for licensure in other countries, I need to apply for something called an apostille certificate issued by our Secretary of State.

    Apostille certificates authenticate the seals and signatures of officials on public documents for use in foreign countries who signed onto the Hague Convention. Therefore, an apostille certificate would certify that my real estate license was signed by an authorized official at LARA (Department of Licensing and Regulatory Affairs) and authenticate it.

    Only Secretary of State Super Centers can issue these things (Michigan only has two such centers), and I drove over an hour each way to one yesterday thinking they could help me. Unfortunately, I didn't realize at first that apostille certificates are only issued for the signatures on documents and not for the actual documents themselves and that, therefore, my regular Michigan Real Estate License doesn't qualify for an apostille because they're issued without signatures on them. However, Michigan does issue licensure verification documents that do have signatures on them for anyone who makes a special request to have one issued.

    So, I returned to our Secretary of State Super Center today (another two hour drive) with my signed licensure verification document all happy thinking to myself that my work here is done. But, to my dismay, our Secretary of State cannot accept signatures from Brian DeBano, the licensing division director at LARA, and the person who signs every licensure verification document currently issued by the State of Michigan. In other words, as things currently stand, no Michigan licensee can be issued a proper apostille by the State of Michigan in order to work overseas. Ironically, the former licensing division director at LARA is on the the Secretary of State's list of people for whom they can receive authorized signatures. But he retired five years ago and no one bothered to update the list over there!

    This, my fellow licensees, is what you call a bureaucratic black hole and must mean I'm one of the only shmucks in the great state of Michigan who tried to get one of these things issued for a professional license. I hope someone at LARA can help me, but I'm not optimistic about it.

    As a buyer, what would be the best way to reach out to other realtors about private and/or upcoming listings?

    I was in another sub where a fellow redditor explained that their agent was part a network where they had access to pocket/private listings. In their special app the agent would post a message to their group (brokerage or TAN) and say something like, " I have a single family home with 3 beds/2 baths in ABC area that we will list at $525K. Do you have any buyers?" Those buying agents that have clients with those needs and budget would then reach out and set something up - all before hitting the MLS.

    Due to the state of this market, where many homes become "Contingent" and even "Pending" within 2 hours of being listed, I feel it necessary to reach out to agents to see if they have such listings. What would be the best way to do this so that I am taken seriously/not ignored?

    FYI: My agent is average at best and believes in just working with what is listed on the MLS, but I'm not here to harp nor expand upon this. I just want a fighting chance in this housing climate.

    When you switch brokerages does your brokerage switch the licensing info?

    I just switched to a different brokerage and my MLS info is still showing my old brokerage.

    Rental fees

    Agent Shadowing

    Hello everyone, I am considering shadowing an agent in the area in order to gain some experience with real estate transactions. I plan on investing in rentals in the next few years. I was curious, what do you think some of the day to day tasks that a shadower/assistant could do for an agent are? Thanks!
