    Is this a normal situation realtors encounter from time to time? We have some buyers that made a great offer and seemed super serious about buying a property. The inspection was conducted a few days ago and now we are looking at the buyers repair negotiations. If the sellers repair every single item on the inspection report, it would probably be less than $1500.

    The buyers have requested a $10000(!) adjustment to their offer price "due to all the things that need to be fixed."

    What do would you do in this situation? They are agitated that there is nothing substantial to justify their offer price, so they are grasping at straws - that the house will be required to be repainted by the HoA in 2022. They talk about potential mold with no back up from the inspector. They talk about the price of replacing hydro Pex pipes with copper.

    Are they just looking for an out? Have they wasted our sellers time and other offers? What's the strategy at this point other than laugh and say no?

    I'm a new RE photographer and with Corona it's hard to meet realtors in person. Cold emails done right?

    Hi!

    When I first started out I was cold emailing and sometimes it did seem to work but just now I sent around 50 emails to different realtors few days ago and haven't heard back. I pretty much just introduced myself and if they need another photographer they can reach out. I didn't offer a discount but don't know if it makes that much of a difference. Do realtors just delete emails like that? Any advice? Thanks!

    CRM advice.

    I'm looking for a new CRM.

    NetHunt, Agile CRM, Freshsales and HubSpot are the most popular and claim to be great with google and (mostly) easy to use and update. Has anyone had experience with these CRM's and would you suggest them to others? If not these, what do you recommend for a busy agent who needs something that easily updates and doesn't take long on a daily basis to check in a get going...

    How do I stop US Homebuyers calls??

    Since July 1st I've gotten a minimum of 3 calls per week from this real estate company asking to buy three properties in another state that I do not own. One of which I've confirmed with the owner isn't for sale.

    How do I stop these annoying calls when I've reported over 20 callers to the FTC?

    Reaching out when a potential seller has forgotten/ failed to respond to your message.

    So I have been pretty active on Facebook and most of my prospects message me on Facebook messenger. I received a message from someone who was thinking about selling their rental house and we were conversing back-and-forth for a bit and this gentleman did not respond to my last message. I understand we get busy and some people don't check their messages that often. When I talk to leads, I try to ask open ended questions instead of yes or no questions. We left off where my message ended along the lines of, "what are your thoughts about that?" And that's the last message I sent.

    So, how would you approach someone who's forgotten/failed to respond to your message (for whatever reason)? How do I open that communication again in a way that doesn't make this potential lead feel like I'm chasing them?

    which software should i get for cold calls?

    So I hired couple of people who are going to do cold calls for me 5-6 days a week 8 hours a day and I am way to busy to baby sit them. I was wondering what software I should use to monitor their progress? Looking for something which has CRM integration. I know Mojo Dialer is out there. Is there anything else?

    Also on the 2nd note. What do you think about this Idea? Their goal is to land me a listing appointment and following up with the warm as well as internet leads. I will be providing scripts and training etc. I mean if this is a number game, 2 people calling 7-8 hours a day should get me some business right?

    CA real estate exam HELP

    Hello I am studying for my real estate exam for the state of California. I bought the Barrons textbook and noticed that it also caters to someone taking their brokers and appraisers exam so there are chapters that are pretty long and I just don't want to waste my time on info that isn't going to be on the test. For those who've passed we're there lots of math questions and appraiser ones ?

    MLS options

    I am a brand new agent and I called C.A.R.R. And asked about joining and basically they said yeah join but we are going to charge you $634.00 for 1 month due to you joining at the end of the year or you can wait until October and pay the $1,500 fee. I don't want to waste $634.00. Any suggestions?

    Any luck with just sold cards?

    Anyone have any luck with just sold cards? Wondering about their effectiveness. I've noticed one agent sold a unit in the building and then get another similar unit a month later. It costs me about 75 cents a unit + my time to do something like this.

    MLS only option? (California)

    I'm a licensed RE agent in California.

    My broker used to provide "MLS-only" option, so that I can have access to MLS (~$400/year) and I don't need to pay the CAR/NAR dues (~600/year). This works for me because I don't do transactions and only do referrals. Having the "MLS-only" option help me to study the market, which is a hobby I have.

    My broker recently merged with another brokerage, and they now don't have this "MLS-only" option any more. So if I want to keep the MLS access, then I have to pay the "full-board" member fee (i.e. $400 MLS + $600 NAR/CAR…etc)

    I'm wondering if anyone know any brokerage that still have this "MLS-only" option? Please advise.
