    I have some first time home buyers that are being particularly ornery about HoA paint requirements.

    The situation is that the home is only 6 years old but they don't want to have to paint the house per HoA guidelines in the next few years, they want the sellers to pay for it. The house doesn't really need paint yet IMO, it looks how you would expect a 6 year old track home to look.

    The HoA does not have a specific age that the home would need to be painted - they send the home owner a letter if the management company drives by and visually sees it needs paint. The buyers have taken it upon themselves to call and email the HoA in an attempt to get them to determine when the house will need paint. I eventually told the listing agent this was going on, because they are becoming increasingly anxious as to why a BINSR that says "we'll repair everything" hasn't been accepted. I've tried to explain to the buyers this is a pretty late for price talk about paint... and that they are basically not going to get it.

    Anyway, the sellers agent has implied that they will sue our buyers if they suddenly get an HoA notice that they have the paint if the sale falls through. They are documenting older homes in the neighborhood of the same model / colors that haven't been repainted yet. How likely would legal action be? Money isn't an issue for frivolous lawsuits in this area.

    When is it time to stop?

    9 pm....It's well after dinner time.You get an offer via email on your listing. But you're already in bed in your pjs, comfy.. you want to go to sleep. But feel like you need to get up and get it downloaded immediately and prepare it and send it to your seller or else you'll feel lazy and guilty. I love my job.. but:

    When is enough, enough? When is it ok to say: Real Estate can wait until tomorrow, because I'm too tired for this atm?

    Custom Listings Websites

    Do you guys create custom websites for your listings (e.g. www.OneMainAve.com) where you add photos, 3D Walkthroughs, property details, etc.

    Or, do you rely solely on Zillow, Redfin, Trulia, etc?

    If you create your own site, how much do you usually spend on all materials that go on the website (including the website itself)?

    Left a team- Zillow review Questions!

    Hello! I tried to reach out to Zillow but it seems unless you're a premier agent they do not respond.

    I left my team earlier in the year and throughout my time as an agent never really went after those zillow past sales/reviews as my profile was under the team leaders'.

    Now that I am on my own I realize that my profile looks pretty weak when in reality I have done a fair bit of business.

    My question is: can I add properties that I have sold (usually buyers side) to my zillow profile even though technically since I was on a team my team leader 'sold' them? Like... will zillow say another buyers agent is added to that property so you cannot? Just looking for advice as I have found nothing online! Any tips would be greatly appreciated!!

    Realtors Association question..

    I joined the Miami Realtors Association last year. My membership expired this month. I'm not planning to start Real Estate until January. Does it become cheaper if I pay in January since it's mid year for membership? or is it all the same anyway? I called but doesn't seem the girl understood my question. I'm asking because if it is the same I might as well start my payment plan now.

    Is it right?

    My broker took 25k when I signed on contract. The contract was last September. And the contract terminated on last February but he still hold my deposit and never refund. I had read the contract, the condition of refund is only when the seller rejected my offer. My broker offer 3 times to the seller and the seller didn't accept. The deal is over without result but my broker still have 25k and never refund to me. Is that right? How can I get a refund? I need your help. I am thinking hire a lawyer now.

    Does anyone have experience with Fathom Realty?

    They charge $450 transaction fees on the first 12 sales and $99 after that.

    $85 per lease

    90/10 for Commercial

    Do you think they will be able to grow and take more marketshare? Their business model seems more like growing their agent base than making transactions.

    They recently IPOed and the stock is up 60% with a market cap of about 220 million which is much smaller than Zillow's 19 billion and RedFin's 4 billion.

    Would you as an agent consider using them? Do you have any experience with them? How is their presence in your area or working with Fanthom agents? Do you think they will get big?

    Total revenue for the first half of 2020 increased 47% to $67.5 million, from $45.9 million for the corresponding period of 2019. GAAP net income for the first six months of 2020 was $118,000, or $0.01 per diluted share, compared with a net loss of $2.5 million, or a loss of $0.26 per share, for the first six months of 2019.

    Those are really low margins so they are definitely banking on agent numbers rather than transactions.

    Fathom's real estate agent network grew to 4,554 agents as of June 30, 2020, up 39% from 3,275 a year ago.

    For a company that's been around since 2010, isn't 4554 agents a bit little?

    Transitioning sales career to a real estate agent at 45?

    I have been in sales most of my career in CA. I have a BA and have owned my own importing business. But as I turned 45 this year, I'm back to square one.

    So who started up as a real estate agent over 40? And how did you get started and how were you able to pay bills until you sold the first house? My goal is to get the license first, of course. But making the jump from working to real estate 100% is my biggest challenge.

    My spider sense says this is a terrible idea. Convince me that it's a good idea. Her idea is to negotiate in good faith on both and rescind one once the other is under contract. I think this is like playing with a lit firecracker.

    SW FL...standard contract with limited buyer protection to walk during inspection period. Sellers are requiring this type of contract.

    Idea for a weekly market update...should I ask listing agents permission to do this?

    Hi guys, I want to start a weekly video recorded market update touring homes that have just hit the market. I would be uploading these videos to all socials, using them as follow up for leads and making social media ads using them. Should I contact the listing agents for these properties and ask for permission before I just go blasting their listing all over the internet? I don't want to be a dick or step on any toes.

    Should we continue with a FSBO?

    Hi there, I'm posting here because I feel like I have no where else to go at this point since the sellers have backed my husband and I into a corner by requesting no agent. (Neither husband or I are agents, just searching for advice on purchasing our first home) I apologize for the length ahead of time.

    We were told by a friend to check out an adorable home during an open house, it was FSBO and the house is so lovely. We've been house hunting for over 10 months and it really checked all our boxes, a beautiful 1940's - 3 bed, 1.5 bath, large backyard, large living room etc. However there are zero updates, the bathrooms and kitchen both need to be done since they're from either the 40's or the 80's.

    After talking with the older couple they informed us they wanted to work without an agent so they could avoid the commission fee. We chatted with our agent, who was so kind and said that after losing out on so many homes in the past that we've placed offers on she didn't want to jeopardize us getting into a house we loved so it was okay that we don't use her. (She's a gem!)

    Originally we offered just over asking... They counter offered because they had another offer on the table which was higher, so we then agreed and offered 5k over asking, which they accepted.

    After our inspection which pointed out some issues, we had some people come look at the basement and give us a quote for water proofing for $5300, a chimney guy who was no help, concrete estimates for some sidewalk issues between $2000-$4000, and a roofer who said that unfortunately since the owner installed the roof himself in '08, there were multiple errors that significantly impacted the life of the roof which would mean a new roof for $10,000. Since it was installed by the owner, there are no transferrable warranties. (We tried to get multiple quotes but only a handful of companies for each issue could make it to the property before the inspection contingency runs out). The owner does all of his updates himself, and never hires a professional, and made certain to tell us he was offended the inspector said "amateur" in his assessment.

    We're left with $17,300 of estimates on the low end.

    We met with the owners today and made an amendment to purchase with a WB-40, lowering the price by $10,000 and we would waive the home inspection contingency. (Which is just $5,000 under asking)

    They were appalled and started saying they lived in the house for 53 years with no issues, why should they cover the cost of a professional repair since my husband isn't capable of re-roofing a house on his own? (I wanted to say, "Why should we burden the costs of a professional because you were too frugal to pay a professional..." But I didn't.) They haven't had issues with the roof, so we won't have issues. It's an old house so we shouldn't expect it to be brand new. They could accept the other offer that was $5,000 more than ours and not have to deal with this... (That offer has a contingency on selling their house we found out).Etc etc.

    We can close on this house by September 15th. If they start over with another offer it would at least be October or November before they could potentially close because of the contingencies the other offer has... Plus the other buyer very well might want these issues all fixed and that would push it back further. They will answer by tomorrow if they accept and we can move forward, a counter-offer, or if we will end up killing the deal with a notice of defects which they will refuse to fix.

    We love the house, it's in a great neighborhood, close to friends and family. We could finally start a family! However we're worried that since we've already made concessions for no agent and to come up on asking price that this could turn ugly really quick and are really nervous since this is our first house and we've never done this before.

We set goals on a group call every Monday morning and also post the statistics from our areas. Everyday we report our lead generation activities using GroupMe. Everybody post a screenshot of their dialer to show our results. It doesn't cost anything to join but you must be committed. Most of us subscribe to the Mike Ferry Coaching systems and use that as a template for building our business.

    Feedback for my unusual business plan?

    One piece of advice I see over and over in r/realtors is that, especially in today's internet/social media heavy world, it's important to market yourself and your unique talents to potential clients. I've developed a few ideas for what I want to create and cultivate in terms of an online presence and "persona" as a realtor, and I would love any feedback you're willing to give. Maybe these ideas aren't as unusual as I thought, and if so I'd love to know that as well.

    First, I would establish a lifestyle/architecture/design-based Instagram page that features me and my personal voice along with my listings and general tips for buying and renting in my area. This would be a good opportunity for me to feature my knowledge of interior design and overall "style" - I'm also interested in working with historic homes and would love to talk more about that here. I feel like this would also be a good way for potential clients to "get to know me" before working with me. I've seen a few people mention that they prefer to not go too heavy on instagram because Facebook is more accessible to home-buying demographics, but I think my style would work better on Instagram.

    I would also create a website for myself with more tips and tricks for buying and renting, listings, and contact information. This would be a more accessible place to reach me/learn about me for people who don't use Instagram. I also had an idea to offer low-cost "consults" through my website for people who are looking to rent but want someone to take on the stress of researching neighborhoods, prices, and amenities to suit their lifestyle. This could work as a lead generating tool for people who might hire me for a consult and later want to buy, or who would just recommend me to friends and family who are buying.

    Finally, it would be an essential part of my work to write and/or feature content on all my platforms about redlining, gentrification, and the racist and colonial history of land and home ownership in the United States. I plan on setting aside a portion of every sale to donate to housing justice programs and would also love to get to a point where I could advertise donation matching for clients I work with. One of the things that attracts me to real estate so much is the belief that everyone deserves a beautiful, safe living environment, and I could not work in the field without acknowledging the intersection of real estate and social justice. Fortunately, I live in a pretty liberal area and I feel comfortable including these beliefs in my professional persona. I know this will turn some potential clients away from me, but I plan on keeping my day job for the time being so I can (hopefully) afford to be selective about who I work with.

    Where can I take the best high quality professional photo

    I have a pic of myself already but honestly it could be better. I want something high quality. I didn't even have suit when I took the photo. Just a purple dressshirt and bayeast background.

    Now i have a tie, white shirt, and navy blue suit coat. I wanted to have a white background theme but entirely plain white. Where can I find someone locally that can take something like that?

    REDx subscribers: Do you call DNC numbers?

    If so, is there a modified script you use? I subscribe to REDx expired leads and they're 99% DNC (Do Not Call) numbers. Is the percentage any different for Geo Leads?
