    Tomorrow, I will be purchasing a 75 hour real estate pre-license package from realestateschoolillinois.com for $200. I can't wait to start this next chapter. I am a validation engineer at a pharmaceutical, so I have extensive learning experience and hope my skills can translate well.

    Looking to hire a virtual assistant to keep up with my daily leads. About an hour a day. Where would you go to hire someone like this?

    Hey all. As I state in the title, I am looking for a virtual assistant that could handle new daily online leads that I just get behind on. I'd like to free my time up for more face to face with my customers. Would you go through UpWork or another service similar? Who do you use and what do you have them do? Much appreciated in advance.

    What do you, as agents, look for in a digital marketing company (especially considering that paid ads are difficult to work with due to congestion and cost from mega corps)?

    My agency just landed a real estate firm in CA that has had a bad experience with a supposed SEO company that did little for their agents despite charging them hefty sums.

    We're mainly doing web, organic content and social media as a consultant we hired to do SEO work suggested that paid would probably be beyond the budget of individual agents (the company itself already runs ads in general).

    So, what are some things you have liked, digital marketing wise, that have produced great results for you?

    Do we pay a realtor after changing relocation plans to another state?

    We were relocating to a different state, connected with a great realtor, talked on the phone one time, have been talking online for 3 weeks looking at property listings, got pre-approved for a loan, had been getting ready to go in person and look at some properties. We are first-time homebuyers and have had many questions which our realtor was happy to answer. Today I got a much better job offer in a different state which I accepted. Told our realtor. Realtor was very nice and said to reach out again if anything changes.

    Our realtor has certainly spent hours of work trying to serve us and has been great. The question is, should we send a gift of money electronically for their service? How much would you send? Would you do something else instead?

    Growing Firm - Advice on Cell Phone Tech

    So I started as a relatively small business, and simply used my cell phone for everything. Calling clients, texting, advertising, everything. Problem is, now I have grown significantly and I am still trying to run my business from my cell phone. Multiple agents, etc. 300+ new text messages per day - and it is nearly impossible to pass off the cell phone. I have started using Imessage on mac to offload some of it, but IE a vacation is impossible because I cannot hand over my cell phone.

    I get that my request might be unqiue, but here is what I am trying to find a tech solution for:

    1. Do not want to change the number
    2. Ideally, I would be able to have multiple cell phones ring when the already existing number is called
    3. Need to be able to text from multiple phones and/or computers to respond to customers

    Is there something that already does this? I am aware of Google Voice, but am worried a bit about the sustainability of it.

    Thoughts on joining a Keller Williams Team.

    I have been an agent for a year now in a small local brokerage. I am moving cities and trying to find a new brokerage. I figured joining a team would help get me going since I do not have a Sphere or Influence in this new town. I have been offered a team position at Keller Williams. Thoughts? Please tell me the pros and cons of KW and your opinions.

    Marketing bathrooms as something they arent for search hits, and offers. Buyers seem frustrated as the walkthrough was rushed.

    Another realtor just told me its common to lie and market a 1.75 bathroom or a 1.5 bathroom as a full bathroom so more people view the home.

    Is this common?

    KY Real Estate Agent License

    Hello! I am an attorney in Kentucky considering a career in real estate. I believe when I last looked this up a couple of years ago, I saw that some of my law school coursework might count as credit toward my pre-licensing requirements? I've just started looking into this again, and wonder if any of you know whether my prior coursework might reduce the amount of hours I need to take to obtain my license.

    How do you reccomend doing things with COVID these days?

    I live in a place where things are still going fast but I was on a team before covid and now I'm a solo agent and now it's way harder to get leads. I have got one lead in a month, I don't get floor shift opportunitys lately and nobody wants to be near anyone.

    So I feel my only way to get business is spending like $500+ on facebook or google ads, I've been in the biz for 2 years so I know a decent amount about RE but idk if I should be pushing for the advertising now and trying it or I just stop doing real estate till covid is done which could really be like 2 years...

    North Carolina BIC course work. Any recommendations? What's it like?

    Or is it a formality kinda thing?

    I've been a Broker in a neighboring state for almost 40 years and recently got a reciprocal license in NC. The company I work for as Managing Broker in my home state wants me to be their BIC in NC. I get by with the experience part but see that I have to take a 12 hour course. How's are the two courses that make up the 12 hours?

    Agent did not disclose relationship with closing attorney

    Last week I closed on a property. The closing attorney was put in touch with me via my agent.

    I told her at the start of my search my friend is a closing attorney and I would like to work with him. My lender had reservations about that and strongly suggested working with their attorney.

    In the interest of saving time, I said I would use the mortgage companys' attorney. A couple days later I received an email referencing my offer from my agent saying "Your attorney, Sean, wrote to the other attorney asking..."

    I assumed she meant the attorney from the mortgage company. This was her referral and was not disclosed to me. Had I known I would not have worked with him.

    Everything went fine at the close but I would have rather the business went to my friend.

    Now closing was a week ago and she needs me to sign a disclosure that I was made aware of her referrals. Should I just sign or escalate this? Thank you for any advise in advanced. I purchased in MA if that helps.

    My way into becoming a Realtor. Thoughts ?

    I am targeting the peer to peer market. They don't want to pay a realtor a commission, But they might want a third of a realtor and pay a fees.

    I am breaking down the job of a realtor into services, Transaction wise ... it looks like this : - Prospecting - Valuation - Selling - Financing - Closing

    You can hire me for one or several of these.

    My goal is to get a first touch this way, Earn money on successful P2P transactions, Then offer the full realtor package for failed P2P attempts.

    I have a website, a FB and an Insta page. Where I break down and offer services for transaction and gestion. I'll also post full, traditional, listing.

    I am also willing to offer rehab and maintenance stuffs.

    Going to buy a drone for cool listing pictures.

    What's your thoughts ?
