    I work for a large luxury homebuilder in the audit department and am considering transferring to the sales side. I do have my license, but I've never used it. Would beginning a sales career with a builder be easier than with a brokerage (e.g. KW) since these houses seem to sell themselves with a constant flow of properties and help from the builder? What caveats are there to being a sales associate with a builder? Any insight is appreciated.

    I'm sure the majority of yall are going through something similar. Showing young buyers like me homes, and within the hour of leaving the house, the home is already under contract. Im getting to the point where I dont even want to look at the property in person, im ready to see pictures and just ask my broker to write a contract. Whatre yall opinions on this?

    Second year agent with some success, 11 transactions. Ive been approached by a few other agencies and realized, Im being robbed, so I'm looking to switch brokerages for $$$ but also for better tools. I want my next brokerage to be long term but I need to know what tools are a must in todays market so I can be sure Im moving in the right direction. What tools do your brokerages provide that you can't live without? I've been reading here for a few weeks and you all are a wealth of information, so thanks in advance.

    Prospecting question for business brokers

    My 2nd sale is closing 9/4... SOS

    Hi there!

    I am approaching my 2nd sale ever for a family friend and it's a whooping $3M house.

    The only previous sale I had was for a $300K house they bought in cash and used a local title company for closing.

    Nothing big has happened but the sellers agent is a top broker in the area and a bit intimidating.

    We got the financial commitment letter yesterday. They are using a mortgage company — there is an attorney from the lender as well as a personal attorney my buyer is using.

    They are not using a title company.

    So for close: I cannot attend which my buyer knows and the seller agent is aware of.

    Does anyone have any advice on what I should be doing right now to best make sure this deal closes as planned? I've only had the experience of using a title company and they were so overly communicative about everything.

    I texted the sellers agent this morning to ask if the sellers plan to use an attorney or represent themselves at closing — my buyers attorney asked me to find out.

    Since a lender is involved I'm not sure how much coordination I should be doing, I don't want to confirm a time and place for closing without them leading the way. But because there is a personal attorney as well I don't even have the lender attorney info yet — tho approval was yesterday so maybe that person would eventually reach out to me?

    Does anybody have success with Facebook ads?

    I'm convinced Facebook pays people to click ads and submit fake info. I've gotten a lot of activity on my ads. Last one I received 86 leads with emails and cell numbers. But when I reach out they don't know who submitted their info or there is no answer/no reply or the info doesn't work. I know if could be my ads so that's why I am curious if anybody has had success.

    Applying to brokerages before the licensing exam?

    I recently completed my pre-license leasing agent course work and have scheduled my exam for a couple of weeks from now. The realtor who called to let me know I'd qualified to take the licensing exam sounded surprised that I hadn't made use of the 120 day-leeway period of work in the industry with a brokerage (this is in IL) and encouraged me to apply to and interview with brokerages pre-examination. It's been a few of days and, though I made contact with some and have replied to them, I still haven't heard back from any actual people--it's been the classic auto-reply of, "Here's some pre-license course recommendations," "Feel free to contact us at this email; we look forward to hearing from you," or, "We'd love to hear from you once you have your license." It seems to go against what I heard from the realtor on the phone and even a tad counterintuitive since I could technically begin work for them now given that it's well within the 120 days of pre-licensure work I'm allowed in leasing.

    I suppose what I'm asking is whether or not it's normal to interview with brokerages prior to taking the licensing exam? Based on my research and what my textbook said, it seemed normal to do so and even to have a brokerage offer to sponsor you post-examination. What should I expect here?

    Fee Advice for Family Realtor

    Family relative realtor has been with us prospective buyers since about February of this year. She's come with my spouse and I to look at approx 15-20 houses (we only look at serious contenders) in that time. We have never made put in an offer. Nor have we signed anything with her.

    Recently, we left a note for a FSBO house that was taken off the market a couple months ago. The owner contacted us and told us they are looking to put the house on the market again soon (removed it bc there were some issues with his children heading to college). We told our realtor about the potential house and she said she would still help us with the paperwork but wouldn't take a fee.

    We still want to pay her. Given that the home is a FSBO and we want to engage him competitively, we will pay the realtor fee ourselves. Another data point is the house will prob be about 650k in New England. We don't want to insult her. Nor do we think she would she accept a full buyer's agent fee. Assuming we get the house, what would be appropriate amount to give her?

    I often see listings with drawn plans on either a piece of land, or a specific zoned property- whats the process?

    What's the process that goes into the listing agent listing properties like this? It's a niche I'd love to get into. There's a few agents I see that list properties with drawn plans, either on a empty piece of land, or it's a current house with drawn plans to build 4-6 unit modern property. What goes into this process from a-z as far being the listing agent?

    Arizona Broker License question

    What are the different titles to agents in AZ? For example, in Georgia, it's salesperson and Broker. If a salesperson gets a Broker's license but is still sponsored they'd be an Associate Broker. The Broker in charge is a Qualifying Broker. In North Carolina a sales person is a Broker and the Broker in charge is literally called Broker in Charge.

    (CA) For those aspiring to get their sales agent license, did you purchase exam study material to prepare for the exam?

    Hello all, I'm new to this subreddit. I took the required courses to qualify for the state licensing exam at a local community college in 2017 (pass with A's). I ended up getting sidetracked on my degree, and never took the test. Well, now I have a part-time office job in real estate and wish to obtain my license, but I do need to freshen up and study. I still have some of my old notes. But I'm considering purchasing state licensing exam training study material online. I'm not sure if it's necessary or not, or if there are any free resources available to help me study? What would you all advise? If you purchased study material for the exam, where did you purchase your material from? Thanks

    Rude to schedule appointment to be nosy?

    Hello! My childhood home went on the market yesterday and I have been waiting for this moment to go look at it again. There is not going to be an open house. Is it rude to make an appointment with the agent just to be nosy and see it? Should I be upfront and say I just want to look at it or should I act interested in buying it and essentially waste their time?
