- (CA) LA Salesperson Exam has been non-existent for dates from what I've seen. Anyone taking the exams right now, how are the COVID safety protocols? I can't imagine being in a room with 40 random people for hours is smart right now. What are they doing to minimize risk? Any chance of online exams?

Posted: 11 Oct 2020 06:46 AM PDT The amount of builder BS shell games in this industry is a topic that cannot be covered here. Latest 'request' is the topic here. Backstory, I have a new 8 month agent who is probably my biggest rockstar I have seen after 24 years in the business ( and for the record it's not what I am doing to support her, I have no secret sauce). This girl is MBA grad, comes from financial instrument investing. And looks at deep seated ROI and presents in a way that I personally need to take notes on. Clients LOVE her. She will present the data non emotionally when asked and pull up real data to show why she values or doesn't value an option. She has 5 properties closed, and 8 on the books. Now to the developer builder situation. Client wanted to explore building a house with this national chain of builders in a new development here. Let's call them DR Donut. One of their managing executives happen to be in the sales office that day and listened to my agent describe to her clients what risk and ROI potential/lack of with comps and how nee builds work with other inventory (the normal ), but she has hard data and presented it in a spreadsheet of all potentials (clearly saying she's isn't a financial advisor but giving her advice as was asked by the client ). The client then decided that since they were not going to be in the area for x years with a potential job move, that building wasn't in their interests. I get a call from a exec at Dr Donut telling me my agent is not welcome to sell their new builds since she isn't painting them in a favorable way. 'If she wants to come in here with all this BS just to make a sale on an existing home that she is "probably trying to be a dual agent on", we want to remove her access to our development. First of all, she has never been a dual agent, she hasn't sold any of my personal brokerage listings at all. So this is a BS shady assumption. Dr Donut then said 'your agent is borderline acting fraudulently, the value of our homes historically had been XYZ, then we give discounts on the loan, and a credit for upgrades and more drivel ' I said my agent is doing her job. Actually it would have been in her personal financial interest to have pushed the client to this property, considering you have a bonus on top right now. But she is using her integrity to provide a service to her clients to get the right house for their needs. I cannot believe this builder telling me she is not welcome in their communities. Need help, possibly posting in wrong place. Posted: 11 Oct 2020 02:30 AM PDT So, I'm having an issue where I am currently living, and I need to move as soon as possible which I know is not ideal. I can no longer live where I'm at since I am having problems. One of my biggest things holding me back is my credit, low 500. But I have a good amount of money saved up. I just don't want to rent and waste all my savings on rent. I know getting your credit higher is not from one day to another. Would I be able to purchase a house if I gave a good down payment, or will I need credit or is the best route fixing my credit first. [link] [comments] |

I just started working for broker in my town as her admin and transaction coordinator. One of my first tasks is to help recruit new and seasoned agents. She wants me to cold call and to be honest I'm worried about the reaction I'll get from the agents. I don't want to bother or annoy anyone. Is there a better approach to doing this? Facebook? Best tools for email/landing page/texting automation tools? Posted: 10 Oct 2020 03:28 PM PDT So my broker provides kvcore (eXp) but I haven't really utilized it. I have constant contact for email marketing and I use mojo dialer to cold call. However, I want to get more into getting leads from facebook and nurturing the 500 emails I have so far from skip tracing/cold calling. I have realized it's way too difficult to manually email and text so many people. Does anyone have any suggestions on good marketing platforms that I can handle emailing, texting, and connect to a CRM to keep track of these leads? [link] [comments] |

Questions about RE agent getting her own personal home Posted: 10 Oct 2020 02:08 PM PDT Hello, I am on track to finish my RE classes at the end of October and planning on taking the exam at the beginning of November. If everything goes well, I can become a RE agent around November or at the beginning of December at the latest. So, my apartment lease happens to expire next February and I am planning on getting a house and hoping to start the process in December. The same time as I am getting my license. I am planning on being my own buyer agent and handle the transaction. I also believe that this is probably going to be my first transaction as licensed RE. My questions are:
