    My first day cold calling

    I have been watching Ricky Carruth videos for over a year now and i was always skeptical about cold calling but this week i joined a new brokarage and i said you know what let me give it a try why not. So i wanted to give you guys some feedback on my first day in case you are scared to pull the trigger.

    Honestly it was much much easier than what i thought it would be like. I was really nervous and thought i couldnt do it but i actually had fun.

    I was using Redx (im not affiliated in any way only reason i used it is because it was cheap and Ricky had a coupon so i was like $50 a month cant hurt worst case i will drop it)

    Plan was to do circle prospecting on a property i recently sold in a neighborhood so i pulled about 200 contacts in the neighborhood and started dialing in the morning letting them know i just sold a property few blocks away. So here are my stats:

    Total time spent: 1hr 52min

    157 Calls made

    43 DNC list

    31 Contacts (20ish were wrong numbers)

    Out of remaining 10 that were geniune 2 people gave me their email they are both interested in buying properties in the area one wants a multi family, other is a contractor looking for flips.

    One person said they are fixing up the house want to list next month told me to call back next month.I will follow up

    Everyone was pretty polite few people hung up and thats about it. Only downside is the Redx has 2000 credits monthly and most people said it would be more than enough but if i make 200 calls a day it will probably run out in about a week. All comments i read online were saying if you do hand dial you can only do 50 a day if you are lucky i dont know what they were talking about but i finished 200 in a breeze.

    So in conclusion i know lot of agents here think cold calling is very lowly and scummy but i think you should go out there and try before you make a decision for yourself.

    Smoke detector and carbon monoxide

    This is my first transaction and I'm representing the buyer. We're requesting repairs and the smoke detectors are completely missing from the home, you can see the wires hanging where it should be. My buyer requested this to be replaced along with adding a carbon monoxide detector as there are none in the home. The listing agent replied it is the buyers responsibility. Is it normal to put that on the buyer and transfer a home without a smoke detector/ carbon monoxide detector?

    CRM

    Someone showed me their CRM through Buffini yesterday and I really like the layout and features. It reminds you when you should be reaching out to people and shows you right in the dashboard where you are in weekly/monthly goals. Does anyone use it or something similar? I'd love to hear your thoughts.

    Exploring career change to Real Estate

    2020 has certainly made me really evaluate my professional goals. I'm in my early 30s and had been laid off a few months ago from my job in finance/consulting due to the Covid pandemic. While obviously a bummer, this overdue mental break affirmed that I am no longer passionate nor see a meaningful future in my current vertical. The money is good but just don't care for the work or politics anymore. So while I'm now lining up interviews at other financial and consulting firms, I'm taking advantage of this time off to explore other fields I can potentially be more happier and successful in the long run, while I'm still young enough to rebrand myself.

    I've always wanted to try sales/building your book, and supposedly have the extroverted personality for it. Combined with my natural interest into real estate, market trends, economic growth, etc I'm considering my leap of faith pivot into a residential brokerage.

    Having grown up, studied, and currently living in Raleigh-Durham, I already have the advantage of my established network and area knowledge, and know it'll be a strong market for decades to come. Have an upcoming shadowing next week with my agent (whom I bought my first property from) to observe her day-to-day and pick her brain.

    Given my "quarter life crisis" and situation, hoping to gather any thoughts, advice and anecdotes from you seasoned members as I further explore this career change.

    • Happy to start from the bottom again and learn the industry. Would appreciate any tips for earning my entry into a brokerage (I do have a MBA on top of my consulting background but doubt that matters pass the resume screening). Hoping to be sponsored for the licensing exam, if that's at all possible.

    • I'm naturally worried of leaving my current well paying field (that was very competitive to break into and I've built my experience and seniority in), to something totally new and exciting but unknown. The potential reward is that I'd be happier long term with my real estate career but obviously there's risks of the unknown during the transition. It's also much harder to get back into consulting if you've made your exit, so I have to be sure and optimistic for my next career if I do this.

    • Assuming it's best to go full time and learn from my brokerage teammates and mentors. My only immediate concern is that I've already burned some emergency savings due to my layoff and recent unexpected large expenses. Should be fine through Spring 2021 but know that it can take some time to earn dependable income in sales/real estate. No family but do have a mortgage and student loans to pay. My safer alternative is to work another year in my current industry (since I already have consulting interviews lined up and confident on getting offers) and rebuild my reserves while networking/studying for the license; then aiming to jump maybe this time next year instead.

    • I'm open to learning about all real estate niches and tracks (residential/commercial/mortgage/research/appraisals). Looking through the FAQ and posts and taking my notes! But if there's better outlook for certain roles over others than I'd want to be strategic and well informed for my move. This is my foray into really researching this industry and want to be a sponge.

    TL:DR - Laid off during Covid, thinking of going into real estate and brokering, seeking your general advice and comments as I learn about the industry and plan for transition

    Supra eKEY Does Not Update Over 5G

    Be aware, I got an iPhone 12 and couldn't update my eKEY app and called support. They told me their system can't communicate over 5g and I'll have to update over WiFi. Yesterday I had to run to McDonalds before my showings just to update the app. Bullshit.

    Real Estate Agents - Need Opinion

    USA, western state here. I have a question on how to deal with a situation. I have no affiliation or business relationship with the particular person in question. He used a private account on a local neighborhood app to harass and belittle multiple women including a MINOR, then fixated on me when I stepped in to defend her. He retaliated by posting multiple screen pics purporting to show I was a low life, untrustworthy individual, publishing my full name and home address [which is unlisted for good reason due to my line of work]. In one pic, he neglected to crop out his browser tabs, which showed my name in the search bar, open tabs for RE industry software as well as one that just so happens to be the bank holding my mortgage.

    While the local platform removed his posts with private information, it's clear to me he used industry credentials and software to look up information on me. He's also just stupid enough to also have an unclaimed Realtor business profile, so I know where he currently works, phone number, email, etc. I am considering filing an Ethics Violation but wanted some opinions/advice from industry professionals first. The last thing I need is some crazed dude coming to my house and threatening me or worse. Thanks in advance.

    First potential client

    (NJ) My sister's friend is looking to rent or buy ASAP. I JUST got licensed and am still training. However, I am motivated to speak to her and see what I can do for her. I scheduled a call with her tomorrow morning.

    I have access to my MLS and have set up my websites and all of that.

    My question is more for rentals. If she is looking to rent how do you advise I direct the conversation? I'm not even sure if as a Realtor, I get paid for finding her an apartment? Any advise would be appreciated!

    I want to talk to my Broker to get a quick lesson in but I don't want to look like a scrub.

    Help settle my real estate licensing class disagreement

    Had my final real estate licensing class last night. We worked through 2 problems like this, I disagreed with the answer the class and professor got. I realize this means I'm probably wrong, but I don't see it:

    Determine how much cash buyer will be responsible for at closing:

    $225k Contract 80/20 Loan (Loan $180k) $45k down payment due

    Earnest money $3k was paid with initial offer

    Due Diligence $1k (other areas may call this option fee) was paid with initial offer

    Other closing costs $10k (most of the work was in this number, calcs for origination, points, prepaid interest, escrow, excise tax)

    Teacher/Class answer is $59k

    My answer $51k

    Georgia Real Estate Commission

    Any GA agents here? If so, have you tried to get a copy of your license history? Try it. You'll be waiting forever to get it. GREC is in the 90s when it comes to technology. While most states have an online portal that you can use to retrieve your records (pay a fee and the system sends your records to you usually within 48 hours) GA relies on email requests and manually responds in order of receipt. At the moment, they're processing requests from SEPTEMBER! There's no way to escalate it to anyone in authority. So if you're having problems reach out to the Governor's office for assistance. Hopefully GREC gets their act together and adds an automated feature to their site sometime soon.

    Was suppose to close yesterday

    As the title says, i was suppose to close on a home in NYC yesterday but apparently the seller's agent and lawyer dropped the ball on their end. Weeks ago when the appraisal came in, it came in 36k under the purchase price. We met in the middle and the purchase price was reduced and nothing else in the contract changed or was mentioned. We have a 5k repair credit in the contract but the day before closing and getting the costs to bring to the table the seller says that the credit should have been dropped when we dropped the price but this was never mentioned nor was the credit ever brought up when the price was reduced and price amendment states the contract terms still stand. Their lawyer messed up on their end and I am not willing to negotiate a reduction or removal of the credit as I unfortunately signed an agents agreement with my agent without really understanding it and need to come up with the difference of the 3% commission she requires (seller only paying 1.5% so i will need to pay the remaining 1.5%~ 10k at closing). I told my lawyer the only way i would remove the credit is if we can remove it from her commission (she barely did any work and she didn't even find this house for me). He suggested we wait to see how this plays out since the house is now vacant and seller will have to pay mortgage on an empty house. We have till end of November based on the contract and i'm not really in a rush to close since I don't need to move in asap. Has anyone lost a house over something like this? Any suggestions?

    Have my first meeting with a broker tomorrow. What should I ask, what should I be prepared to answer, and should I bring anything?

    I'm in NY, passed my exam about a month ago and meeting with a broker tomorrow for a salesperson position. I remember my instructor saying I should ask about startup fees but should I be prepared to answer questions about what I learned in the class? Kind of nervous, it's been a couple months since my class and don't remember all the details.

    Odd situation need advice

    Need some help on this weird one...I'll give super quick version: -I have buyers

    -great clients, likely will have referrals

    -bought a house in the country

    -animals on property, we'll say a squirrel and a raccoon (to preserve privacy, just in case)

    -seller says buyers can keep all animals

    -buyers agree to keep squirrel, but want to think about the raccoon

    -buyers 2 or so weeks later agree to ALL animals

    -we verbally talk, nothing in writing, small town, not a huge farm transaction by any means

    -seller agent calls and says hey they sold the raccoon, not sure if the squirrels are still there

    -buyers are now LIVID and essentially accusing me of lying and not telling the agent I said they wanted all the animals.

    To add to this, sellers and buyers texting each other whole time, exchanged numbers when they left the property after inspection. Seller saying she had no idea they wanted animals

    I'm thinking, hey not in writing, I told the agent they wanted animals, seller decided to sell one, sorry that sucks, but I shouldn't be stressing over this personally

    I'm buying a brand new house... Not built yet.. Also will sell current house.

    I want my realtor to give me their commission on the purchase of my new house and they can sell my current house (and get whatever profit from that).

    Note this is Canada and house prices are insane so commissions are also insane.

    Zillow's 3D home tour feature

    Any downsides of using the free tool they offer to create 3d tours? My greatest concern is that Zillow branding would be all over the images, or it couldn't be used on MLS, but they state in their FAQ:

    Yes! Every Zillow 3D Home tour includes an unbranded link that can be used in the MLS.

    Live Call Transfer Lead Generation

    Hi Folks,

    My team lead is spending buckets on Zillow's Premier Agent Live Call Lead Generation. I will say, it's great to get a call on my phone with an interested buyer hoping to tour properties. BUT, it's so expensive, and I have to imagine the thousands of dollars can go somewhere better.

    Does anyone have any recommendations for companies that can do it better for cheaper? Or other lead gen sources that will generate a better ROI?

    Dealing with buyers

    Hey guys , I'm still a bit of noob (only been in the business a year) but I'm wondering how to deal with buyers that want to low ball an offer on places based on days on market... an example is a home listed at 800 thousand on the market for 3 weeks and they want to offer $780 thousand... I've explained the market situation and believe the listing price is very good actually. Leave your thoughts please!
