Posted: 18 Nov 2020 11:56 AM PST Is it worth a few extra dollars a day to boost a new listing on Facebook? My first listing a few weeks ago reached 23,000 people with 150 shares "organically". With my second listing, it has reached only around 5,000 with 25 shares organically. I completely understand that the more business I do, the less people in my sphere will probably be willing to share my listings but what can I do to get more eyes on my listings? This summer I want to work as an assistant under a real estate agent, but I'm not sure how to go about this process. I could only work during the summer because I play baseball. What are some fees you charge while working with other Realtors? Posted: 18 Nov 2020 06:40 AM PST I want to get an idea as a realtor while working with another relator what are the usual fees. Such as a realtor from my team asked me to show a property on their behalf and later asked me to help them with a new listing for some sort of payment (flat fee or commission). My broker who usually helps out is sick. I have no experience regarding the split commission payments so I would like to get an idea if some of you have experienced with splitting payments with another colleagues. [link] [comments] |
I know I made a mistake. How bad and how can I fix it? Posted: 17 Nov 2020 10:17 PM PST I got my license earlier this year and still finishing up my post licensing classes. Obviously my classes don't cover how to communicate with other agents regards to any other matters except for the contract itself. I joined a team that I get told I should use my judgement every time I ask a question about communication with other agents, and I'm not bright enough to figure it on my own, and that's mainly why I joined a team hoping they could help me with it. I'm helping a buyer client right now and I am not sure how to best look out for my client to be honest. My client did a property inspection and the listing agent asked "how'd it go?" After I let her know that we're done inspecting. I missed her text so she followed up and I responded "we're just waiting on the appraisal" and that I'll update with him ASAP. The inspection didn't find any structural issues, but the inspector recommended getting an electrician to inspect the electrical system. There's also a big crack in the window and all the windows are really old. My client would like to ask the seller for credit since they have to fix the window and a few other things. The house is old and every major components are original. The listing agent said the seller is providing a home warranty, but she never clarified how much is the coverage and the deductible when I asked. She sent me a screen shot of the coverage when I asked again but never told me the deductible. I haven't followed up with her about it. My question is: how should I go about asking credit for the repairs now? I replied the listing agent "we're just waiting for the appraisal...." and I didn't know if that would imply that my client isn't asking for credit? Please help me. [link] [comments] |

HELP: Can you tell me if this is unrealistic? Posted: 18 Nov 2020 10:42 AM PST I am working towards my license in California and once I get it, I will need to keep my full time corporate job (6am-2:30pm M-F) until I save up enough to be able to leave my corporate job. I live in a large, very popular metropolitan area in CA with expensive homes and a hot market. I am currently in medical device sales so I have selling and customer service/support experience. My hope is to find a high producing team who may be overwhelmed with leads and transactions and join them in a support role where I'd handle things like paper work, setting lock boxes, dropping off keys, doing showings/open houses, cold calls and lead follow up, etc. The reason I want to join a team is because I think I'd be able to secure a higher commission split on a team rather than as a brand new individual agent and I think it would be helpful to be around successful agents so that I can learn. Is it unrealistic to think that I'd be able to find an opportunity like this? If not, how would I approach this? Should I just call the team leader once I have my license and ask for an interview? What Are You Doing To Get Listings? Posted: 17 Nov 2020 02:58 PM PST With the listing inventory levels being at record lows (in Dallas we have less than 1.8 months of available inventory) what are you doing different to get homeowners to agree to put their home on the market? My group is usually listing 15-17 sellers a month, and now that has fallen in the past 2 months to 6–10 sellers a month and the trend seems to be less and less homeowners that are considering making a move. He said something about getting commission, i think it was around 3% or something. I created a spreadsheet, I've gone through my phonebook, input all the names, emails, addresses, BDays, etc. of all the people who are closer to me and don't mind giving up that info so easily. So that's about 100 people. I have close to 700 FB friends. If it's not a close friend, it's mostly old coworkers(service industry) and past classmates. Most I never even interact with. Do you consider these people to be in your SOI? I feel like they should be. But If so, How do you go about asking all of these folks for their information? I guess I would feel weird asking a classmate I haven't seen or spoken to in 20 years for their personal info. Idk. [link] [comments] |
